Santa Teresa Ocean View Villa is located 1.2 kilometers from the villages of Santa Teresa and Mal Pais in the province of Puntarenas, Costa Rica. Spread out below the Villa is 15 kilometers of white sand beaches among which is Playa Carmen listed as one of the top 10 beaches in the world by Forbes magazine. It boasts moderate temperatures with ocean breezes. Santa Teresa and Mal Pais are quaint villages that take you back decades from the fast pace of modern living. Santa Teresa Ocean View Villa is a brand new property that just opened in August of 2014. The property consists of a 2 story 250 sq. meter (2700 sq. feet) villa which sits on a hilltop overlooking a world class surfing beach and the Pacific Ocean. This property is situated so as to afford its guests with stunning Pacific Ocean sunsets. Its elevation catches cooling breezes off the Pacific Ocean. The villa is 1.2 kilometers from the quaint coastal villages of Santa Teresa and Mal Pais. Although near the villages, its secluded location affords its guests with complete peace and privacy. The living room, kitchen and bedrooms are furnished with custom hardwoods from Costa Rica. The property includes these amenities:
-3 bedrooms which accommodate up to 11 people
-4 pillowtop queen mattresses and 1 bunk bed with a double mattress on the bottom
-full bathrooms on the lower and upper floors
-fully equipped first floor kitchen with oven/stove, microwave, refrigerator/freezer, coffee maker, reverse osmosis drinking water dispenser, dishware and silverware

About Peter Burkhardt
Hi. I'm Peter originally from Minnesota and now living full time here in Santa Teresa. I purchased property in 2005 and constructed the house in 2007 with no power when I was the very first to pioneer the mountain top that was high above the city center. Untouched and unexplored, I put all i had into several attempts at building and remodeling throughout the years. We got power hooked up the mountain in 2008. I was then able to pump from my Nicoya water well. A devotion to a dream of living 'pura vida' in Costa Rica kept me adding on needed components. I have done my best to accommodate a large group with all the comforts important to relaxing at the villa while you enjoy the infinity pool, jungle canopy, and breathtaking views and sunsets. It's my pleasure to welcome you to Santa Teresa Ocean View and help to make it the best stay possible.

When I first saw the view here of the coastline I was hooked and have come back ever since. I believe this to be a special place that allows a unique perspective of the beaches, ocean and the world.

CL free pool is a very unique experience and one that most enjoy. The water is drinking quality and is very very clean. The pool has a very large infinity edge overlooking playa carmen when you can sit on the underwater stools and watch the surfers.

Peter's house was an awesome place to spend 4 weeks at. We were a large group of 8 people (our own kids and inlaws) and the set up of the house made it perfect to let my inlaws have their own room as they took the upstairs "suite".
1st things 1st...the climb...1st gear with 4x4 on unless you have an ATV. It takes 3-5 minutes depending what you feel for. You could walk down but that's about it...forget walking up! The climb is so worth it for the reward you get at the top. That really is what makes Peter's house a unique experience. The blue pool water, blue skies and blue ocean had a way to sooth anything else that could go wrong. We were up every morning at 6am sitting at the edge of the pool or chairs/hammock or walking on back deck waiting to see what birds we could spot. Most impressive was a pack of 8-10 toucans that showed up twice....easily saw over 15-20 species of birds while we were there, it offers an opportunity to see them from every side of the house. Bring binoculars!
We spent easily 80% of our time outside while at the house. We were there in the dry season so not sure what the bug population would be like in May, June and onward but we had no bugs. Which is good given the few small cracks/opening in some doors/windows
The house in and of itself is not perfect, as others have mentioned, it could use some TLC, new furniture (bring your own hammocks as there is one but room for 4!) we ran into plenty of water issues in the beginning of our stay, pressure issues, Peter's cleaning lady was away for one of the 1st time in 2 years and the "bench" was not as good as the starters! Despite these things, Peter was easy to reach, flexible, accommodating, not making excuses for the shortcomings and trying his best to get stuff done for us. It could have been a lot more frustrating but because Peter was great and you always came to a perfect outdoor living room...all the blue (and sunsets!) always made everything else feel a little better! In 4 weeks, the views never got old. Despite the minor issues we ran into, I would go back in a heartbeat...if you are a smaller group, I might consider getting 2 ATVs rather then a small SUV to make the up and down more pleasant. blissful stay with amazing views
You will be hard-pressed to find a more epic beach rental in this price range. And, this from someone that has lived in Costa Rica for over twenty years. I was really impressed with how wild and undeveloped the area is surrounding the house. We saw howler monkeys and lot of forest bird species right from the deck. Similarly, I was pleased to find the town of Carmen to be very charming and quiet....just one tasty and friendly restaurant on the beach, where we also rented boogie boards and showered. Despite the small scale of town , the grocery store right near the house is more than adequately stocked and the prices compare with the rest of the country. This view from this property is as nice as anything I've seen in CR!!! A word about the road. There were several reviews warning about it. But, there is nothing to it really. It's gravel and a little steep in the beginning. You probably need 4wd traction. But, it is well maintained...wasn't an issue. The caretaker was very sweet and helpful.
Wow!!! Amazing stay at the villa. Best view you could ask for!!!! Big house looking over the ocean, amazing patio perfect for happy hour while watching the sunset...(bbq and set up is truly awesome )house was clean, our host was always there to answer any questions, you definitely need a 4x4 to climb up that hill, we saw monkeys in the back of the house...go and book it, you will love it! See you next year!!
Nice villa with some things to consider
The villa is nice, with an amazing view and relaxing pool!! The rooms are really big and comfy!
However there are a few things that need to be considered if you're planning to stay there. The road to the house is really steep that the ONLY way to get there is with a 4x4 (or ATV). 4x2 cars won't make it (believe me, I tried). The villa is located like 10 minutes away from the main road (going up to the top of the mountain).
As of today (June 2016) the furniture is not as it appears in the pictures, it is somewhat deteriorated. Apart from that, when we got there the TV and the grill didn't work so we had to manage without them.
Finally, 1 of the bedrooms has no A/C, only a ceiling fan. The other two do have A/C.
When we were leaving we talked to the handyman and he said he was already planning to fix those things, so hopefully they will be fine soon...

My wife and I just returned from a week stay at Villa Icculus. We arrived in town at night, so we didn’t have a chance to see the views until the morning. What an awesome sight to wake up to! The views from the villa are absolutely amazing. It might be one of the best places in the Santa Teresa area to watch the sunset.
The house was appointed with everything we needed. The pool is a great spot to relax and the house’s location on top of the hill offers privacy.
Other people have already noted how steep the hill is up to the Villa. We rented an ATV while we were there and it worked great for getting up and down, as well as around the town. At the bottom of the hill is just about everything you’ll need - there are several great restaurants, a grocery store and beach access. Just down the road is the bank and ATM. The villa sits in a good location in Playa Carmen.
We definitely would recommend this villa for adventure seeking families, couples or groups.
Location: To get to the Villa you turn uphill at Amichi Pizza next to Ronnie's Market. This is the Horizon Yoga road and is Black tar at the bottom. Road up to Villa: The road up the the Villa is less than 1K but very steep at the bottom section and very rocky and bumpy towards the top. It requires 4x4 and i generally use low gear and drive upslowly. Any 4x4 can make it up and once your here you will be very glad you did. Attractions: Surfing, Standup Paddle-boarding, Body Surfing, Hand Boarding, Boogie-boarding, swimming, sea fishing are all World Class. The Surf is extremely consistent and there is a great opportunity to learn to surf while you here. Many professional surf instructors and all the rental gear along with slow smooth waves that allow even beginners and novice find a break that works for them. Many Many beach breaks and a few point breaks makes it easy to find your own peak and enjoy empty waves with humpback whales and an occasional dolphin. If surfing isn't for you then the triple water fall or a canopy tour would be a great option. You can always go for a snorkel tour to tourtuga island or deep sea finishing and bring back that monster tuna!! Mountain bike trails and Quad tours are also very popular.
Additional information about rental rates
The road from the Villa to town is 1K and can be walked down very easily in 10 minutes. Up is much more difficult because of the elevation. Driving requires 4x4 or quads that are offered by the villa concierge. Parking below an option as well.
