Great location, great home!
We enjoyed our week long stay at Casa Roja very much! The pool was lovely and the shared yard/property was not a problem at all. Great location, close to town and the beach. Very safe neighborhood. Would definitely stay here again :)
Our stay was very enjoyable the house was spacious with plenty of room ,very beautiful pool and backyard, very secure and safe ! very good value for money lots of privacy not very far from the beach never felt unsafe ever!We loved the animals in the area specially the cats felt like I was at home when I was missing my pets!! The only thing negative to mention was that there isn’t very much hot water and maybe a bit more betting on the beds for comfort, the house does need a little bit of TLC just here and there. Plenty of convenient shops close to the house for food and liquor, really enjoyed the smart TV and spacious kitchen. Even though there’s two renters in each floor in this house never heard any noise felt very private would definitely rent this house again great and easy owner and mangment! Thank for the great use of you lovely home!!!
Thank you so much for your review. I am happy to hear you enjoyed your stay. Since I became owner a little over a year ago, I've been doing my best to make upgrades and give it the TLC it's needing. Hope you come stay again!!!
Charming Friendly Atmosphere Close to Everything
We were two couples and this was a spacious comfortable accommodation with all the essentials. And the wifi worked beautifully. Enjoyed the many Mexican decorative touches and the pool and pool area were lovely and very enjoyable to use. While sitting out there on occasion enjoyed lively Mexican music drifting over the walls in the evenings, sometimes live! Very quiet inside the casa for sleeping at night. Thank you to Patricia, the property manager for her speedy response to any questions or concerns. This was a convenient location with three places to buy groceries just minutes away, one next door... and for the fit it is an easy walk to other groceries, shops, vendors and beaches downtown on rough dirt roads with two possible routes...one with a foot bridge. This is a real bustling tourist town with loads of tourist shopping, eateries, and beach front and opportunities to meet people. The cemetery is also very beautiful. Lots of building construction going on around us and we were also a temporary detour route while the main road into town was being upgraded... so had an interesting flow of beach goers and vendors walking into town from the bus with their wares first thing in the morning. Made good use of the enclosed locked parking space for a rented golf buggy for a couple of days going a little further afield. (Would not rent a car for in town.) Would recommend having 1 set of casa and front gate keys for each person instead of 1 for each couple, to allow for more freedom coming and going as a key is needed to enter and exit the casa and the front gate... and there is no easy way to attract the attention of someone in the casa if you are without the keys and their cell phone is not on. The lock on the front door was beginning to be difficult our last days there and the maintenance person was going to repair it once the stores were open again. There was a generous supply of bottled water, but beware the water cooler... it would on occasion temporarily refuse to part with its cold water, but then start up again on its own, so just be sure to have the tap closed after an unsuccessful try. Also watch for the first 'blast' of water coming out of the kitchen tap in the morning. We had come for a wedding and thoroughly enjoyed the friendliness of everyone we met, the particular taste of Mexico we got here and the whole overall experience.
You get what you pay for
Overall, Casa Roja is decent value. We stayed for a week with 4 couples total and had lots of room. The location is in a more rustic/authentic part of town (which we mostly liked). We found the cleanliness of Casa Roja was not quite up to what we had hoped for but it was functional. There are some minor improvements taking place at the moment but the general overall upkeep was a bit lacking. We were there (Jan 2017) when a lot of the local traffic was diverted right down the dirt road in front of us so there was a lot of dust everywhere...I imagine this will change soon once the main road into town is complete. If you have to choose between upper and lower of this property, I recommend the upper part as it is much better kept and has some view, attractive common area and is drier than the musty lower part...although there is only one bathroom upstairs. Bottom line: this place has potential and will likely remain as an affordable option in Sayulita. It's an easy 10min walk into the main part of town and has a few corner stores very close. The local neighbours are very nice. If you want something nicer and closer to the beach, pay twice as much or more. Be prepared that Casa Roja isn't as nice in general as the photos shown here (especially of the pool) but the upper part is pretty close. As for Sayulita: fun town with lots going on. It's growing quickly with construction all over. About half of the visitors are Mexican which is great. There is some amazing food around and cool shopping. Check out Playa Los Muertos for a more chill beach experience or the north Sayulita beach (although under currents at north end make it unswimmable). It's really disappointing to see the amount of garbage laying around and the stinky sewage river pouring into the ocean. The majority of our group got sick during our week...I lost a whole day due to Montezuma's Revenge and then had lingering effects for a full week after coming back to Canada. It was very hard to avoid getting sick despite making the safest choices possible. Apparently, it has been a bad season in Sayulita for this.
New owners need to address several issues, otherwise good spot
Property changed ownership right before our stay so there were a few things that need attention and have been overlooked during the transition: photos on VRBO are out of date, some furniture was obviously taken by past owners and not replaced (no futon in entrance area, no safe for valuables as advertised, art on walls, etc.) It was advertised to have laundry washer/dryer in lower unit. New owners must have changed that because it is no longer allowed even though the machines are there in the outdoor pantry. We stayed during rainy season and got a fair amount of leakage from the ceiling over the master bed, which also caused the air conditioner to stop working for a couple days. We had a few other small issues: DVD player died from a surge during a power outage, gas/propane tank went empty which took 4 days to get filled before we had hot water and stove again, the purified water jugs ran out and never got replenished, one of the toilet's water shut-off was broken so we had to turn on and shut off at the wall each time.
The property manager did her best to have the maintenance and cleaning people respond to our issues. There were just so many small issues making it a hassle to coordinate among them pretty much every day of our stay.
All being said, the space was great. We loved the pool area (minus the outdoor shower which functions but needs some repair).
If the new owners put some love into it and address all of the issues I would consider renting it again. But if they leave it as-is, probably not (definitely not in rainy season with the leaking over the bed). Decent location, good amenities, great pool, air conditioning in both bedrooms, adequate kitchen, dependable wifi, and sweet staff.
I am the new owner of Casa Roja and a first time vacation rental owner. I can assure our future guests that any little problems are getting handled as timely and efficiently as possible. There is not and never was a futon in this house nor was it ever advertised, same goes for a safe and art on the walls. You will see in the photos there is not any art on the walls shown. Patricia, my on site property manager will inform you when you check in that we provide two large jugs of water then the tenant is responsible for replenishing. The toilet does work fine, it does have a small internal leak that will be addressed when possible. A new DVD player has been provided. The past owners recently made the laundry unavailable to guests because a lot of guests were not using it properly and making a mess of that area that the house cleaner uses. That needs to be updated on our site. There is a leak when it rains really hard and we are doing our best to address this issue as soon as possible. I will be at the house in November and plan to address any issues. We want our guests to enjoy themselves. Always let us know what we can do to help with any issues.
Great house with wonderful pool - pretty close to the beach
We just came back from a week at Casa Roja Lower. The house is bigger than it looks on the VRBO pics. The kitchen is equipped with pretty much everything you need. They supplied a big garafon of water (5 gallon/19 liters) and beach towels, which was great. They even provided a portable beach parasol and an insulated beach bag for us!
The pool is beautiful and has 2 loungers, one Adirondack chair and there is a four-chair patio set as well (with parasol). The road in front of the house is very rain-damaged, so difficult to walk for the elderly or anyone with trouble walking. The walk to the beach is short - less than 10 minutes. There are two small convenience stores nearby - one is right next door (no beer there though), the other maybe 300 meters away.
Air conditioning was available and strong in both bedrooms and was sufficient to cool down the whole house. The house was very clean and well maintained.
The property manager, Patricia, was very responsive and friendly.
It would have been great to be given access to the washer+dryer that is on-site, but it was only for the maid to use.
Overall, renting this property is excellent value and we would consider renting it again when we return to Sayulita.
