The home has 2 levels with high vaulted ceilings in Great room and Master bedroom Berber Carpets throughout except for front entry & kitchen, Bathrooms, & mud room

The lifts are about 3/4 mile, the shuttle picks you up, we are just finishing a remodel, New interior paint and sitting room, new doors and much more

The following should provide enough information for your stay at Kirkwood.

LOCATION: 123B/50977 wintergreen way Kirkwood ca 95646

Take you’re first left off of Kirkwood Meadows DR onto Wintergreen Way and go straight to the end. The home is gray and to your left. The entrance is on the far right side of the duplex. Enter from the door on the east end facing the meadow. If it snows be prepared to deal with a snow bank and packing a path to the back door from the parking in cul-de-sac.

PARKING: One or two cars can be parked on the bottom left side of the circle. Any other cars should be kept in the parking area at the entrance to Wintergreen. If it snows move your car there to allow the snowplow to clear the circle. You may park two cars to the left of the neighbor’s driveway or one on either side. Please be careful not to block the drive.

SHUTTLE BUS: Picks up at the entrance to Wintergreen during the ski lift hours about every 15 minutes. They now request that you call them for pick up. The number is on the phone. They will drive all the way down the into the culdesac

SKIS/BOARDS & BOOTS: Please leave all equipment in the mudroom. Wet gloves and inner boots can be dried with the heat registers down stairs.

HEATER & THERMOSTAT: Set the thermostat to 68/75 max. Leave the bedroom doors open so the heat may reach the thermostat, which is in the downstairs hall. At night while sleeping set the heat at 60/70 and leave the bedroom doors open or propped with a shoe. If this is not done the heat will run all night and the bedrooms will become very uncomfortable and dry. When not at home leave the heat at 55/60.

HEAT DAMPER: Above the furnace in the mudroom close the damper lever to the upstairs. This allows heat to the downstairs only. (The damper position is clearly marked) This is very important to do when the wood stove is hot.

WOODSTOVE: Use the kindling and to get the fire started. Chop all kindling at the woodpile on the cement landing outside. Leave the ax outside and do not chop wood on the bricks by the woodstove. Use the large green canvas bag to carry firewood upstairs. Once you get the fire going load two logs close the doors and spin the dampers 1/2 open. This will allow the fire to burn fast and heat up. Then load two - three logs and spin the dampers to 1/4. The woodstove can produce too much heat and make it uncomfortable in the main living area if you are not careful. At night just before bed, load with logs close the dampers and then crack open slightly. This should allow the fire to burn slow until morning, making it easily start the fire in the morning.

CEILING FAN & Light: Use it to help circulate heat down only after the room is heated.

TEMPERATURE MANAGEMENT: Try to find a balance within the house you can be comfortable with using the forced air heat for the down stairs and either or a combination of the heat sources for the upstairs.

OTHER; establish a fire and maintain per instructions. The French door leading to New sitting area/porch are shut, please leave open during your stay and the heat from the wood stove will warm that room and it is perfect for morning coffee and afternoon sunset. You may also see Coyotes in the meadow. Please note the lower floor thermostat should really never be put above 72. you will find the lower rooms warm up fast and the heat can be left at 65 or lower and still be comfortable.

HUMIDIFIER: There is a humidifier you may use in any room at your discretion, as the air can get very dry.

ALTITUDE: The elevation is 7800 feet and can cause what some call altitude sickness for any one at any time. Drinking lots of water and avoiding alcohol is commonly recommended.

KITCHEN: The kitchen has a coffee maker and grinder, toaster, microwave, a popcorn maker and GAS stove, refrigerator and dishwasher. All necessary pots pan utensils etc. and a variety of spices. Please use paper plates whenever possible to save from washing in an effort to conserve water. Bring your own paper goods and provisions.

WATER: Please conserve water as much as possible..

TRASH: Use the trash bags and keep all trash in the mudroom trashcan. Never leave it out side. Move all trash eventually to the dumpster at the Kirkwood Loop Road maintenance yard which is located down a road on the left hand side off Kirkwood Meadows drive. Please remove all trash when you leave.

ROOFTOP SNOW SHEDDING: Snow will slide off the roof at any time during the day and night. It may sound very loud when inside. It is especially susceptible to sliding when the sun is out. NEVER STAND, WALK OR PLAY around the roofline of the house. Do not approach the entry door by walking under the roofline. Always set your path straight out off the back steps. The kitchen window may be blocked when it snows heavy. You can attempt to dig it out from the outside for morning sun or daylight in the kitchen.

SLEDDING: The best place to sled is on the hill out the living room windows. One or two sleds are kept in the mudroom or under the house. Do not leave sleds outside at night they will blow away.

FOOD: It is best to get provisions ahead and Bring. Kirkwood general store has just about everything and should be considered an expensive backup. Two or three restaurants are in close to the main lodge and The Kirkwood inn just ¼ mile out on 88 toward Southlake Tahoe.

GAS AND DRIVING: It is best to fill up in Jackson. Expect a full hour drive from Jackson to Kirkwood without serious weather. The road will close when it snows heavy although usually opens after avalanche control.

LINENS AND BLANKETS: The home has all including towels. You may bring your own. You now have two choices. Bring your own, use what’s there.

CLEANING SERVICE: cleaning service is: $250.00. They take care of the beds being made on arrival and all reasonable cleaning once you leave. You are required to keep up with regular cleaning / clean kitchen and fill and start the dishwasher and take all of your trash!

SLEEPING ARRANGEMENTS: There are three bedrooms down stairs. One at the end of the hall with a queen. One in the middle of the hall has a double/full and one room with two sets of bunks Total of 8 in beds down stairs. Upstairs there is one full a king and a Blow up Matrices in closet.. One /full bath down stairs and one full bath off the master bedroom up stairs. This bath has a door to close off toilet and tub from the sink and an entrance off the bedroom and living room.

LIVING ROOM: The main floor has an open floor plan with wood stove, living room has 2 couches and a lounge chair.Wall mounted Smart TV. Eating table that can seat 6-8 and a bar with 4-5 stools shared with kitchen counter space.

Check in is 4: pm check out is 11: am NO PETS!!! No Smoking!!

If you smoke outside make sure you or your guest do not leave the butts!

Not suitable for vacation rental

We selected this property for the location on the meadow and the available dates over New Year's. We had no illusions that the house would be 5-star, but we did expect it to be clean and livable. It was neither. If I could give list listing zero stars, I would.

For starters, the place was filthy. There were stains on the sheets and bedding, bathrooms did not appear to have been cleaned, cobwebs and bugs were everywhere. The shower curtains were moldy and no cleaning supplies were to be found. Chairs were missing seat cushions and multiple areas had damaged or unfinished drywall.

The house had countless mechanical issues. The duct work for the heating system was broken so there was no effective heat to the upstairs. The dishwasher was jammed shut and could not be used (quite an issue for a family of 8 that intended to cook and have meals in). The TV (actually a computer monitor) did not work (also quite an issue for a family that had intended to watch New Year's football). The "hot tub" had no water in it and the shoddy instructions suggested that it had to be syphon-drained after each use (we did not do this). In short, the place is a disaster and our attempts to contact the owner for resolution were met with short and useless responses.

The unit has a general sense of disrepair and an owner who has neither resources to maintain it or the bandwidth to supervise it. We ended up leaving early because the unit was simply uninhabitable. Our attempts to get our money back for our stay have been met with no response.

Owner's Response: It is unfortunate this family ran into issues, it was a last minute booking and we were unable to send the cleaners in ahead. We 1st heard from this guest complaining that there was too much snow and no path to the home. It was a wonderful new snow New years weekend and due to this we were unable to send maintenance folks in on immediate notice. We do not list a Hot tub for use. The TV also has a DVD player, and is not a Comp monitor. I do hope these guest did get a chance to go outside to enjoy the wonderful fresh snow Skiing.
