Make yourself at home with 3 separate bedrooms each with a queen size bed. Loft has a queen size pillow top that is great for kids. Fresh, clean linens and towels. Free Wi Fi, cable and HBO. Full kitchen set up including dishes, cups, frozen mugs, pots, pans, stove, oven, fridge, microwave, toaster, blender, etc. 3 useable decks with great views. Great place to relax. Charming spacious and quiet. Located in small Canyon but within walking distance to town, Garden of the Gods Park and the base of Pikes Peak. The Manitou Springs Tree House has been approved as a vacation rental by the Manitou Springs Planning Department--MiCUP 1701.

Great location!

The house was really perfect for our trip. We were in town for the Pike's Peak Ascent and we were able to walk everywhere we needed to go, the race start/end, the playground, restaurants, and shops. The kitchen was well stocked with everything needed to make our family meals. The kids loved the loft and the balcony was great to just sit outside and soak in the sun and mountain views. Thanks for a lovely time in Manitou Springs!

Fun in Manitou!

Our adventurous group of 5 enjoyed this funky tree house. The kitchen was spacious and well stocked for cooking, the loft bedroom was a hit for the college age kids. We never turned on the tv, way too many outdoor activities to do and see to spend time indoors. We walked to town most afternoons and evenings - great location. Note my tall family did have a couple moments with one or two low doorways, but they are over 6'5 - no problem for me. We enjoyed our stay and will be back!

Treehouse Stay

Pros - good location easy access to Manitou or CS, herd of deer that frequents the street, Denise has done a nice job of color selections throughout house.

Cons - Bedrooms, living room and bathroom downstairs are very small, the bathroom in particular was tiny and very inconvenient for use although double shower head was nice. The back bedroom has a bay window that has been improperly installed as to support and drainage. There is no bracing under the window and the top has not been properly flashed and sloped resulting in rain leaking in. It was obvious to me that this has been leaking for some time and when I notified Denise of the leak via email the response I got back was thanks. If it rains during your visit this room will be unusable due to the leak and saturating the carpet. Countertops in kitchen are mismatched and was has a large hole in it that is covered by a heavy wood plank with the microwave on it. Unfortunately, what they used wasn't big enough to cover the hole so there is a small, loose piece of flooring covering the balance of the hole. In the front bedroom the bifold door on the closet is too large for the opening resulting in it protruding in to an already very small room.. The living room is extremely narrow at about 8' and really wasn't comfortable for four people to be in at one time. The floor in the front area was also an issue as their are five different height changes in this area. The full step areas weren't an issue but the entry from the living room to the dining room and the hall to the kitchen transitions were about 1-2" differences and stubbed toes all week. Two windows in the bay area of the front room were broken and I was told that happened from the last guest. I will take her at her word but the tape on the sashed window looked like it had been there for awhile.

In all I felt the house was overpriced, while this is the first time I've stayed in this area I typically rent houses in the $225-300 per night range and I found this to be the lowest quality of all of them. The bay window in the back in my mind is a safety issue and the bracing should be addressed right away. No city or county inspector would pass that in it's current state in my opinion.

Owner's Response: Thank you, Matt, for your comments. You're right--the windows need to be checked--we are working with the window company to make it right. It has not been an easy road. I'm sorry, though, that you missed the charm of Manitou Springs. If you know any history of Manitou, years ago it became a refuge for people suffering tuberculosis. They thought the natural spring water along with the weather was healing. Most of the original older homes were cottages with lots of porches built into the hills. More recently, the porches were turned into indoor spaces--hence the very slight variations in some of the room levels. The bedrooms may not be huge, but they are comfortable with queen size beds. The upstairs loft certainly is spacious with a sitting area and its own bathroom. I'm not sure you'll actually find a much better value than the Manitou Springs TreeHouse. Thank you, again, for your comments.

Wonderful we hated to leave

This was a perfect rustic Colorado home. We took our grand children and a friend. The girls chose the bedrooms upstairs with the loft or The Tree House They had a great time. We all had a great view from the upper balcony for the 4th of July fireworks, Thanks to the owner texting to remind us, a very thoughtful bonus. While staying here 3 of us climbed Pikes Peak. This is a perfect house/location for those who climb and those who stay behind to shop. We will be returning in the future for sure. Denise the owner responded promptly to our text, we were very appreciative.

My parents rented this house from Denise for a long weekend to get our whole family together and we had a blast. The kids enjoyed hiking and the views from all the balconies and of course loved hanging out in the loft at night talking and giggling!! We would stay here again when we come back to the Manitou Springs area.

Perfect location for family vacation!

My family of 5, including three teens, loved our stay in this Manitou Springs home located close to all the area has to offer. We were 10 to 30 minutes away from Cheyanne Mountain Zoo, Garden of the Gods, Pikes Peak Cog Rail, Seven Falls, Cave of the Winds, Santa's Workshop, Miramont Castle, and Manitou Cliff Dwelings. We walked to the quaint town of Manitou Springs from the house and enjoyed shopping and restaurants. The neghborhood is safe. We also drove to the Royal Gorge Bridge (1 hr 20 min away) and Estes Park (2.5 hours away).

Temperatures hit record highs so the lack of air conditioning made days in the house pretty warm. It's not uncommon for Colorado homes to not have AC. Fortunately we were out and about during the day. Nights were nice with fans. We fixed family dinners in the well equipped kitchen.

Denise is very responsive and I enjoyed renting from her. If we ever come back we'll check her availability first!

Why Denise Cohen chose West Colorado Springs

I love the Tree House because it truly is unique. Just like most houses in Manitou, it has been added on to and added on to. We have lots of different areas within the house including a loft and a library. The house sits on the side of a hill, and you don't even know you have neighbors. It has great views of Pikes Peak. You can walk to town. Many times you will see deer resting in the shade of the house.

What makes this house unique

Spacious, charming and quiet home located in a small mountain canyon but very easy access. Three outside decks with view of Pikes Peak famous mountain. Walking distance to the fun town of Manitou Springs, Colorado, hiking trails including Garden of the Gods Park, the base of Pikes Peak, and the Manitou Incline. We are 10 minutes to downtown Colorado Springs, home to the United States Air Force Academy and the Unities States Olympic Committee.

For you hikers, you have some great opportunities as you are within walking distance of the base of Pikes Peak. Or go up the Manitou Incline--a great workout, straight up on the old cog railway, then down Barr Trail--the trail up and down Pikes Peak. Or, walk 5 minutes to famous Garden of the Gods Park where the scenery is amazing and there is a wonderful trail system.
