About Carolyn Looney
Hi, I am Carolyn, and I am owner and operator of Jump View Cottage. Jump View is situated on our farm, Dream Time Farm, which I manage with my husband Pat.
Carolyn Looney purchased this Farmhouse in 1987
Why Carolyn Looney chose Rockbridge Baths
This was My Grandfathers Home, built in 1904, and sits adjacent to the (now closed) country store that was operated by my Grandmother, then my 'Dad'. In 1987 it became my turn to walk in their shoes . This property was one of the featured houses and store in the movie remake of 'The War of The Worlds' . Many Fond childhood memories abound , especially sitting on the front porch with my Granddaddy , his chair still remains on the porch as a ' welcome ' to all .
What makes this Farmhouse unique
Close to Lexington VA with its Universities, and Historical Significance. Newly renovated this year, we would like to share the unique experience of Country Living nestled in the foot hills of the Blue Ridge Mountains.

Quaint and cozy home
We stayed here three nights for our son's graduation from W&L. The home is beautifully appointed, and the owner, Carolyn, is an absolute delight to work with. She responded to every question promptly and was very easy to work with (especially since we didn't know exactly which dates we needed to be there). The home is located in a lovely setting, and we enjoyed watching the foxes romp in the fields nearby. It took about 20 minutes to drive to W&L, and the winding road goes through some of the most scenic countryside we've ever seen. Being out in the country meant that cell service was spotty, or in our case, nonexistent (with T-Mobile), but the WiFi was very reliable. We ended up using Skype to make some necessary phone calls. The only issue we had was that the two bedrooms are upstairs and the only bathroom is downstairs, which was very difficult for my elderly parents. Other than that, it was a wonderful stay, and we enjoyed it immensely!
I am glad you enjoyed your stay with us. Being in the country is sometimes bad for certain cell phone service . We try to make everyone feel like there are our guests and to make everyone feel appreciated. We love to share our beautiful countryside with others . Even the wild animals live in peace here as you observed. This weekend we set out plants in the garden and put in plastic name tags at each plant , well the baby foxes have made sport of pulling them up and carrying them all over garden. When the movie company was here , one "famous " man said this area was one of most beautiful areas he had ever been. Again I want you to thank you for staying with us . Carolyn
Loved it !
Carolyn is the nicest most genuine person you could ever meet . The house and property was very clean , and well stocked with more than we could ever need or want . I would recommend this property to anyone who is looking for a getaway .
It was a pleasure to meet you and your family. I am glad you enjoyed your stay with us , Our goal is make everyone feel like our guests and to make your stay as pleasant as possible. Thanks again for being our guest and look forward to seeing you again. Carolyn & Pat
Return to Jump View Cottage
We are returning guests to the cottage and nothing has changed!! Our host, Ms. Carolyn is still going strong and the cottage may be more welcoming than before. The feel of home surrounds you and the decor' of the cottage seems to take one to times gone by.
This is a must for those seeking tranquility!
Complete with everything you need, this home will soothe the soul!!

Beautiful views, clean, cozy accomidatons!
Carolyn and Pat were so great! They were so welcoming and such sweet hosts! The house was very clean and the perfect accomidatons for us for the weekend! The farm was so cool for the kids (3yo&1yo) to get to experience the animals and we had fun hanging out at the creek! We were far enough out for that country experience we were hoping for but close enough to the city to enjoy that too! Would 100% recommend for anyone considering staying at Jump View! Thanks for everything!
We are glad you enjoyed your stay with us, and that the children enjoyed our farm. Thanks again Carolyn
Wonderful place to stay. Short ride to Lexington
We were there for parents weekend at VMI. Carolyn was very welcoming- she was waiting for us on the porch to show us around the house. The house is spotless! We look forward to coming back
It was a pleasure to meet you all. And look forward to having you back. Thanks again Carolyn
Cozy country farm house
I stayed at the cottage for parents weekend at W&L. The house is located just 20 minutes outside of town in a beautiful country setting. My hostess, Carolyn, was very welcoming. She checked in regularly before and during the visit to make sure everything was OK and asking if I needed anything. She is a model of Virginia hospitality.
Since my daughter kept me busy going to various W&L events over the weekend, I did not spend a great deal of time at the cottage. However, it had everything I needed and a very comfortable bed (beach room). I plan to stay here during future visits to W&L. Thank you to Carolyn for her hospitality.
I am glad you enjoyed your visit with us. Maybe next trip you will have more time to spend on the porch enjoying the scenery. Thanks and look forward to your next visit. Carolyn
