This property was upgraded with a new kitchen and bathrooms. It is a minimalistic, neutral family friendly villa. All the bedding, appliances, flooring, furniture was updated. There are televisons in all rooms with an apple tv. There is internet. This is a NON-SMOKING PROPERTY.

The appliances are all kitchenaid. The counters are all granite and cambrio.

You are able to walk to the pool at Night Heron and walk to the beach.

This property is not a Resort owned Property since the rental is managed and owned

by the owner.

We have owned this property for many years. We did a full remodel less than 5 years ago. We have been coming here for about 25 years. We also own a larger property in West Beach.

Why E Evon chose East Beach Village

We loved the location to Night Heron Park and the beach. This villa is close to the pond and soccer field. With young children it was an easy access to the beach. This property has high vaulted ceilings with large panes of glass. It is a soothing and tranquil vacation place.

What makes this villa unique

Close to the beach and all of the family acitivities at Night Heron Park. The villa is tucked in so you are secluded but in walking distance to most of the family activities.

The Kiawah Activity Guide provides listing of activities on the island. The booklet provides the phone numbers, free activities and cost of non-free items. There is also a local phone for more details. Access to the pool but we do not pay the entrance fees/ tennis fees or golf fees. The Nature Center has staff that provides info and bookings.

Great location and nice condo

The property is Iba great location for those with kids; extremely close to the park and a short walk to the beach, even for little ones. The condo was well stocked and clean. We couldn’t have asked for a better place to stay. It was perfect for our family!

Beautiful villa

This was our second stay at the villa. We always have a wonderful time visiting Kiawah. The villa is like a true second home. It is centrally located, in walking distance of a park, pool and the beach. We enjoy riding bikes to lunch and walking about the island. The owners are easy to get in touch with, allowing a seamless entry and exit to the property. I highly recommend this villa for your next stay at Kiawah!

Great location, clean, updated

We visit KI often in this unit was one of the cleanest and most updated we have visited in a long time. Location is perfect- looks over Night heron soccer fields and the bridge to the beach trail is just steps away. Communication with the owner was 100% prompt- we had no issues! Hope to be back soon!

Great week of the 4th!

My family and I had a great week staying at this property. Upgrades in the kitchen and both bathrooms were very nice and the location was great for the price. Very easy walk to the beach and the East Beach town center was a short distance as well. Watched the fireworks display right off the back deck. Great location for families with children as Night Heron Park is right out back. We would rent this condo again.

Well-maintained 2nd floor condo near park, beach, golf

We felt very much at home in this condo. As advertised, it backs right up to Night Heron Park, where we made use of the basketball courts, disc golf course, bike trails, small nature center and the pool (for an extra daily fee). Our boys were delighted it was so close by they could just run out the back.

The condo itself was very comfortable and well maintained with two good size bedrooms and bathrooms. The laundry was conveniently located right in the kitchen, which was well-stocked. The beach was just a few minutes walk or bike. The wide-open, well-packed sands made for great biking along the water when the tide was out. Also very close by is a Town Center market if you need a quick meal in a pinch though a much better option is about 4 miles away at the shopping center at Freshfields.

Kiawah is a rather sleepy destination overall _ not recommended you are looking for nightlife or lots of close-by restaurant options on island. But for connecting with family, relaxing and enjoying the beach, nature, golf and bike trails and other parts of the resort island, this was a wonderful spot for a family (we have two boys, 12 and 14)

Kiawah Island is a premier resort with many acitivities via Night Heron Park, Freshfields Village and Bohicket Marina. You are also very close to Charleston SC for additional historic activities. The golf and tennis facilities are rated some of the best in the world. The beaches are pristine and extremely wide. You can see deer, eagles, fox, bobcat and many sea birds on a daily basis. The bike trails take you all over the island and then off the island to Freshfields.

The beauty of the area transforms you to another place in time.

Cleaning Fee $120
Damage Deposit $250

If rental is less than 7 days a $120 cleaning fee is charged. Please ignore VRBO's automatic "avg. nightly" calculations of rates. They are incorrect for holidays. 12.5% Tax, 120 day cancellations with refunds minus $100 processing fee. Do not send payments/leases with signature required mail unless prior approval. Takes hours to collect it and time off of work. We do not cover any credit card fees, they are deducted from the security deposit. You have many payment options without fees- bank transfers, check, cashier's check, paypal without CC fees charges to us, google wallet without CC fees charged to us. Winter monthly rates are discounted if 2 month rental or longer. Service Fee of $50 for each returned check. All returned check fees and associated late fees will be deducted from your deposit, they are approx. $35 each plus associated late fees.
Security Deposit returned within 8 to 20 days, pending no early check ins, late check outs, damages or charges, PASSES 30 MINUTES BEFORE ARRIVAL WITHOUT PRIOR APPROVAL.
Guests amenities are only allowed for the number of guests on the lease.
All funds loss within 65 days of arrival, verified emergency you can transfer your dates in the same price range.
*Two Night Minimum Rental is $230 per nigh(off seaston) plus the refund sec deposit if there are no damages or charges.
If rental is less than 7 days a $110 cleaning fee is charged. Labor Day/Mem Weekend $350 per night
July 4th week - $2500 per week plus the refundable security deposit. Valentine Day $210 per night/3 days
Thanksgiving, Christmas and Easter weeks rates - $1900, $200 per night, + sec dep

Deposit to hold the villa. Balance of payment two weeks before arrival. $250 security deposit with a signed lease to hold the villa.
