Chic and charming! The owners transformed this condo in 2009 with a thorough renovation and updates! Extensive sound proofing throughout give you the feel of being in a private home not a condo. Spacious kitchen is ideal for entertaining with large bar, top of the line appliances, an ice maker and lots of storage. Two full baths which makes this condo very comfortable for accommodating up to 6 people. The living room offers custom built-in cabinets, large flat screen TV, and very comfortable furniture with sleeper sofa. The master and guest bedroom are both spacious and private. RENTER REQUIREMENTS: For legal and accounting purposes, the person placing the reservation must be the same as the credit/debit card holder. This person is considered to be the Guest. All other persons involved with the rental are considered to be the Guest's invitees, and all discussion regarding reservation, cancellation, and damage policies will be discussed with the Guest, not the Guest's invitees. The Guest understands that Roland Daniel Properties rents to responsible adults over the age of 25 ONLY.
DOWN PAYMENT/ PAYMENT: A reservation can be confirmed with a 50% down payment paid by credit card when the reservation is made. Full payment is charged 30 days prior to scheduled arrival date. The credit card must have an expiration date that extends beyond your stay. If a reservation is made less than 30 days prior to arrival, full payment is due to confirm the reservation. Credit cards accepted are Visa, Master Card, American Express or Discover Card.
BALANCE PAYMENT: If no other payment is received 30 days prior to arrival, we will automatically process the balance to the credit card on file. Balance is due no later than 30 days prior to your arrival date. We can keep the balance payment on the same credit card used for the initial payment, you may contact us to provide a different card.
DAMAGE POLICY: Every reservation requires a $49 damage protection policy (“Vacation Rental Damage Plan”). This Vacation Rental Damage plan covers unintentional damages to the rental unit interior that occur during your stay, provided they are disclosed to management prior to check out. Full details of coverage are outlined in the reservation agreement guest will receive upon making a reservation.
ARRIVAL TIME: Check in is at 4 pm. An early arrival may be arranged for an additional fee, pending other reservations, availability and the housekeeping schedule. Please contact us within 48 hours of your arrival to make these arrangements. Unless you have specifically arranged for an early arrival time, please do not arrive at the property before your scheduled check in time. NO EARLY CHECK-INS WILL BE APPROVED DURING HIGH SEASON (MEMORIAL DAY THOUGH LABOR DAY) OR HOLIDAYS.
DEPARTURE TIME: Check out is at 10 am. Your prompt departure is appreciated so we can prepare the property for any incoming guests. A late departure may be arranged for an additional fee, pending other reservations and the housekeeping schedule. If you have not arranged for a late check out, you may be charged $50 for each hour beyond 10 am you are still on property, at a minimum of one hour. If the property has not been vacated by 4 pm, a fee equal to the rental rate of 1 night may be assessed in addition to hourly fees. NO LATE CHECK-OUTS WILL BE APPROVED DURING HIGH SEASON (MEMORIAL DAY THOUGH LABOR DAY) OR HOLIDAYS.
CANCELLATIONS: ONCE A RESERVATION IS MADE IT MAY NOT BE CANCELLED WITHOUT PENALTIES DESCRIBED HEREIN. Cancellations and reschedules may be made up to 30 days before the first day of your reservation. You can credit your full down payment toward a future reservation, or we will refund 75% of your down payment. Cancellations or reschedules made with less than 30 days notice will result in 100% loss of all payment less any security deposit or damage waiver. This loss can be avoided if CSA Travel Protection Insurance was purchased and the reason for cancellation is covered under the travel insurance policy. All reservation changes must be acknowledged in writing.
CHANGE IN NUMBER OF GUESTS/CONDUCT OF GUESTS: Guest(s) agrees that more than the number of people stated on the reservation shall not occupy the premises. Unauthorized people at the property at any time will result in a double charge for each additional guest, and loss of any security deposit, in addition to any and all damage, disturbance, and cleaning charges. The rental is not intended for parties, nor gatherings at any time of anyone except those who have paid to occupy the property. Exceptions are made on an individual basis - please contact Roland Daniel Properties for prior approval. If there is excessive noise or music, any illegal activity, or evidence of violation of these policies, you may be asked to vacate the premise without any refund and additional charges may be assessed. Please inform us of any change in the number of guests before your arrival to avoid these charges and so the property can be prepared appropriately for your group. No exceptions or refunds are given for changes in the number of guests after your arrival.
CLEANING FEE(s): A non-refundable cleaning fee is required with all reservations. This fee is for our housekeepers who dust, vacuum, sanitize, clean linens and towels, maintain and remove refuse from the property. Guest(s) are required to follow all check out procedures detailed in this agreement and leave the property in the same general and good habitable condition it was in when the Guest(s) arrived. Undue and/or unreasonable cleaning of the property shall be charged to the Guest's/Cardholder's credit card as an Additional Cleaning Charge at a rate of up to $50/hour, with a one hour minimum. This also applies to the property exterior, grounds, BBQ grills, and pools/hot tubs (if so equipped).
LINENS & TOWELS: Bath linens, bed linens, pillows and blankets are provided. We do not provide any linens or towels for outdoor use. DO NOT take the property's linens or towels to the beach. Bring items with you that you may need for pool and hot tub use, sunbathing, and other outdoor activities. Please allow us to wash the property's linens unless you need clean linens during your stay.
TERMS AND CONDITIONS: By completing a reservation for this property, you are agreeing to the "terms and conditions" of the Reservation Agreement that will be emailed to you for electronic signatures after the reservation process is completed.

Disappointment in the Golden Isles
Location, location, location. This property is situated in a great location, across the street from beach access near the village. However, the property doesn't approach the standards we've come to expect from Home Away stays. The property is tired and in need of updating throughout. The appliances and furniture are old, the sofa was stained. The large bathroom is in need of serious cleaning. Dead cockroaches in that bathroom and the second bedroom. The property was under provisioned. No dishwashing liquid, only the 1 trash bag in the trash basket in the kitchen. The towels were old, thin and some had holes in them. 50 feet from beach access and no beach chairs. This would be a great property for college students on spring break, it is not something I would recommend for seasoned adult travelers.
Thank you for your review of this property. We apologize for the problems you had with the property. We wish you would've contacted us upon arrival to allow us to relocate you to a property that you felt was more suitable for you. We have recently hired a new housekeeping company to clean this property as we experienced a decline in the quality of service we were receiving from the company who cleaned it prior to your arrival. As we stated in the property description, all of our properties are set up with a starter arrangement of paper products, dishwasher tablets, laundry detergent, and trash bags. We apologize again that these items were not in place at your arrival, but do wish you would've contacted us. Since your stay, this property has had an extensive deep clean, and the owners have purchased all new linens. The small ink stain on the couch cover has been professionally treated, but the owners are considering purchasing a new couch.
The property was completely renovated in 2009, as stated in the description and as shown in the photographs. Although the appliances are 9 years old, they are all in good condition, and working order. We appreciate your suggestion for beach chairs, and have passed this on to the owners.
Awesome location and great size but needs deep cleaning badly
The location could not be better. You are across the street from beach access. The unit itself is very large and has a wonderful front and back porch. You can listen to the ocean from the front porch. However, it could definitely use a deep cleaning. Also missing some basic kitchen items such as a can opener.
UGA destroys FL (Oglethorped) 2017
The condo was perfect for cocktail party weekend. Intimate but sufficient accoms for five guys; neat and tidy and well-appointed. Short walk to Village spots and shorter walk to the beach. Totally smooth rental experience. I'd do it again for WLOCP 2018 in a heartbeat. HIGHLY RECOMMEND.
Very relaxing and comfortable
We have loved our four days in St Simon's Island. The Beachhouse condo is excellently located within a very short walk to the beach and just 5 minutes to the village. We enjoyed watching the world go by from the front porch and found the condo comfortable. The second bathroom is small as others have commented.
A Fantastic Hidden Gem!
This was the perfect place for me and my two children! It is in a great location. Short walk to the beach, not crowded at all. Short walk to the lighthouse, water park and shops/restaurants. Everything is so beautiful! Well furnished, just large enough for all 3 of us to have our own space. Great size kitchen, wonderful patios, laundry machines are very convenient. The one drawback was the stomping children who stayed upstairs but that's no fault of the condo or agent. My son left his wallet behind and the cleaning crew found it and let us know. The small bathroom shower is definitely not big enough for a large man like me but my daughter used it almost every time. The larger bathroom was perfect and had no issues in it. We celebrated Father's Day and my daughter's 10th birthday in the same week. It was the perfect place to create memories! All in all this is a great spot and you'd be hard-pressed to find better! I'll definitely be looking into this one again next summer!
I have been coming to St Simons for years and usually, my family stays closer to East Beach. Thankfully, this year we tried this unit. In doing so, we have discovered one of the hidden gems of St Simons.
