This custom built 1 of a kind ocean villa is available for rental for the very first time. It is a 3 story masterpiece with 3 full bedrooms and 3 1/2 baths. Every bedroom has ocean views and private decks. It has a huge 75 foot wide private beach. It also includes full kitchen, laundry room, large living room, a/c, wifi, cable TV, ceiling fans, all linens, bath and beach towels, hair dryers, and 24/7 security. We are the only gated community in Hopkins. There are only 4 houses in the development so you are assured complete privacy. We are only 2 miles from all the restaurants, grocery stores and gift shops. And 3 miles from the center of the village. We can arrange all your tours and transportation including, scuba, snorkel, fishing, Mayan Temples, cave tubing, Jungle hikes, horseback riding, and more. We also have a private masseuse on call for private beach massages.

We spent 3 nights here. It was heaven! The beach is stunning. We sat out on the beach chairs every day. The house is huge and well maintained. The owner checked on us every day to make sure we were ok. Thank you John and your side kick Splinter! We did snorkeling and horseback riding in the jungle during our stay. We had a great time and will be back again next year to stay at this wonderful villa.

Rental is provided on a self-catered basis. We provide 1 soap bar and 1 roll of toilet tissue in each bathroom, 1 dishwasher packet, 1 trash liner and 1 roll of paper towels as complimentary items. Fantastic!

We had a great time in Belize and loved the house as our base. It was quiet and peaceful and off the main road but close to town. John's directions were great. We rented a car at the airport in Belize City and drove down. I would suggest you do the same. It was a beautiful drive and we got to see the interior of the country. Gorgeous sunrises and wonderful tropical birds greeted us daily. The house was very comfortable and having John and Paragi as neighbors was fun. We really loved our vacation in Belize and will definitely return and hopefully rent from them again.

Nice house, road getting there is not nice

The property is as you see it in the photos, what you don't see is some issues with the house that need attention mostly the musty smell and the beach that is not raked and that encourages the no see ums (or sandflies) which are prevalent in Belize and particularly on the beach so much so that we did not use the beach at the house after the first day where we were only on it for 10-20 minutes and had 50 or more bites which itch like crazy, I noticed our neighbors in another of John's property weren't out there either. Tip - the use of coconut oil or skin so soft does help deter them - too bad we didn't use it that first night. The unraked beach and musty smell are the two main reasons for the 3 rating otherwise I would have given a 4. John and Paragi were both very nice, and willing to help you set up any local tours etc. and Splinter (the dog) is a cute little daily visitor. The house is nice, there were a couple issues John should tend to, musty smell possibly caused by a leaking toilet in one of the bedrooms (which was not fixed while we were there) not an issue for us as we only needed one bedroom/bath; but it seemed to be throughout the house. The road to the house is dirt, and has monster potholes, so even though it is only 4-5 miles from town it takes 10 minutes to drive it as you need to go really slow. If you rent a car which you need to if you stay here, get one that has high clearance. The property is gated with a Security guard 24/7 however no keys to the property are provided to you which was unsettling. John said it was because the area is so safe, like being back to 1950's however a key would have been nice.

Owner's Response: Thank you for staying with us. I'm sorry your first trip outside the USA was not enjoyable. We tell all our guests in advance to come with an open heart, an open mind and a sense of adventure. As you have learned Belize is not like Florida only cheaper as you had hoped. We encourage everyone to do some reading on what to expect in Belize before arriving. I'm very sorry you chose to stay in the villa almost your entire stay instead of exploring our beautiful land. Just a few clarifications of your comments: 1. A few weeks prior to your arrival I sent you an email suggesting several bug repellents. Our "no see'ums" are the same as your midgees that you can't stand in your native Minnesota. They come out early morning and night if there is no wind. You told me you don't use chemicals and would risk bug bites. Also, I advised you to NOT use coconut oil as it attracts bugs. I'm sorry that ruined your entire visit, but I did try to advise you in advance. 2. The beach was raked by gardener the day before your arrival. All other guests had a great time on our beach. 3. As I told you during your stay, the musty smell was because you refused to open the doors and enjoy our ocean breezes. We have bug screens on all our doors to allow you to enjoy our ocean air. The toilet was missing a part and we closed off that room because you did not need it. There was no leaking water. You were so afraid of getting a bug bite that you never opened the doors. 4. Our roads are rough because of all the new home construction. Everyone wants to move to Belize and enjoy our weather and lifestyle. I'm sorry but I can not control the condition of our road for the 2 miles to all the shops and restaurants. 5. I offered your husband keys to the villa. He declined. I hope you found your visit a learning experience. Belize is the fastest growing tourist destination in the world. You should be proud that at your age you were willing to try something different. It's not for everyone, but for many they find it an amazing journey.

Nice house on the beach in Belize

We stayed in this house in February, 2015. First, it is three bedrooms with three full baths and a half bath

The house is newly furnished, with just the normal kinds of small problems typical of upscale beach houses everywhere ... it's a harsh environment, after all. Each of the three bedrooms has a large glass door looking at the ocean, and a deck right. The doors have screens for those days when the breeze is missing and a few bugs appear; the house was buggy via gaps and holes on days w/o a breeze. The bedrooms and common room have individual air conditioning units as well as ceiling fans ... and they all worked. The lighting is good. There is a working washer and dryer which was great.

The common area has a reasonably well furnished kitchen (could be better), with all full-sized and working appliances that are reasonably new (although not properly installed -- the dishwasher tipped out into the kitchen when the door was opened). The common area also has a couch .. no table for eating, just a couple of bar stools, and not really enough indoor seating for our group of six adults, for when it rains. In a rain, we had one leak ... and watch out for very slick bathroom floors - the showers leak as well.

The location is interesting ... It is at the extreme southern end of the road south from Hopkins toward Sittee point. The road is horrible, but not a record-setting horrible for Belize, but getting back to Hopkins for a restaurant in the evening isn't a fast jaunt -- 5 miles/hour over VW-sized potholes. (There are three nice restaurants on this side of Hopkins, and one other nice on at the far north end .. but more bone-jarring potholes makes that one definitely not worth it.)

The house has wifi that is working about 25% of the time, without any predictability, and then very slow, but Skype was OK in spurts. Our view is that a house this expensive to rent should have its own dedicated wifi, considering that there is cable along the road, but the wifi here comes from the owner's house 100 yards or so away. It was mostly dysfunctional. There is a nearby marina with a decent cafe and solid wifi ... nice spot for lunch when it's open. For tours, we recommend Mr. E Bonnell, phone 667-4708, great for scuba, fishing, and a night ride on the river and into the bioluminescent lagoon. We enjoyed our time there -- any problems were minor compared to the weather back home!

the amenities are as they are listed, the owner did a great job helping us find things of interest, He was very helpful. We did enjoy the restaurants, we did several hikes into the jungle very nice, visited the ruins, they are worth the drive, fishing was fun. it was a fun time

Hopkins is a quiet fishing village of about 2000 people. We have world class dining and beautiful local shops. This is a perfect location to get away from it all but still be close to the best in life.
