This is a 525 SF ground level apartment with a 200 SF private patio; very quiet
This property is great for a person or couple needing quiet and privacy with all the amenities and convenient access to the major attractions in Gainesville. It is 1.5 miles to UF and Shands Hospital and about 1 mile to downtown Gainesville for restaurants and entertainment. There is a maximum of privacy and quiet not typically found in apartments. Neighbors are stable and some have lived here for over 35 years. This is not a party area and noise outside your own environment is rare. The landlords own and operate the property and are easily accessible by phone and email. If you need quiet, access, and privacy at a very reasonable price, this is a great place.
This apartment is 550 sf with an additional 200 sf private patio adjacent to the living room with a sliding glass door to give a good view of the large oak tree at your back door. The lawn is spacious and the grounds are generous and green with well maintained flower beds. You will have plenty of space to give you a feeling of privacy and nature. The bedroom has a queen bed with a luxury firm mattress, dresser, .bedside table with a lamp and a full length mirror for a critical look at your ensemble. A sliding door covers the large walk in closet with plenty of storage and hanging capacity. The window in the bedroom has vertical blinds to allow plenty of light or make total darkness. The living room, like the bedroom, is carpeted and has plenty of light from windows and patio door. Both the bedroom and the living room have ceiling fans which keep the air circulating in summer and winter to give maximum comfort. The bathroom has a tub/shower with tile walls and floor, mirrors surround the vanity and there is plenty of storage for cosmetics and towels. The kitchen has an 18 CF refrigerator, an electric stove with a vent hood to keep cooking odors out of the living area. A microwave and toaster oven are furnished. Lots of cabinet space. The heat is central and the air conditioner is a large wall unit (not a window AC). Landlords take care of grounds, pest control and provide all utilities plus TV, internet (WiFi). If you need a place to study, relax, write the great American novel, or think deep thoughts and get to know yourself, this is the place for you. No wild parties because party animals don't live here. Go to conferences at UF or Santa Fe; go to downtown Gainesville for a play or a meal at a great restaurant -- lots to do and see in Gainesville and this is a great place to come home to after a busy day.
PREMISES: This apartment is a downstairs unit in a quadraplex located in a rental residential section of the city. It is approximately 1.5 miles from downtown Gainesville and UF. Centrally located with lots of green space and trees is the best way to describe this property. There are four buildings located on a big city lot with trees and lots of green lawn space and large azaleas around each building.

PARKING, BUSLINES, THINGS TO DO IN GAINESVILLE: Bus line to locations downtown and shopping malls. Restaurants nearby on Archer Road, Newberry Road, and shopping malls. There is a lot to see and do in this area -- just about anything except snow related.

I am not able to give a refund for a cancelled reservation unless another booking takes the place of the cancelled reservation. Pets are not allowed without an additional daily fee which will be included in the rental rate. If you reservation of one week or more includes a special event weekend such as graduation or a football weekend, an adjustment in the price will be made to reflect the longer stay that includes the special event weekend at the standard regular price. Please call the owner to request a corrected quote based on the total length of stay. If you are planning a visit longer than one month, I will accept partial payment and the timing is payments is negotiated in advance. Again, please call me.
Additional property protection insurance is available and is encouraged if children are part of your party. Rates are subject to change until reservation is confirmed with full payment. Cancelled reservations will not be refunded unless the cancellation is 60 days prior to the stay. Extra guests over two will require an additional fee of $25 per night per guest. If you are calling in your reservation, payments can be made with PayPal or credit cards. VRBO includes a service fee that is added onto the price.
All guests with small children are required to book the damage insurance.
If your stay overlaps a special event weekend, it can be adjusted to a reflect the longer stay that includes the special event weekend with the extra cost. Please call owner to request an adjustment in rates.
