There is a modern kitchen on the ground floor that is fully equipped for all your entertaining and holiday requirements leading onto a beautiful sitting and dining area. The sitting room leads out onto a private landscaped patio garden with surrounding shrubs, a water feature, sun terrace and BBQ area.
Set on the second floor, the master bedroom is spacious with a large marble jacuzzi bath and walk in shower. Also on the second floor there is a sitting room / games area leading out onto a secure private balcony with spiral steps going down into the patio garden. The spiral steps leading down from the balcony can be securely locked if you have small children. There is also a steam shower room on this level.
Set on the third floor there are further four double bedrooms with modern en-suite showers and ample space for you to unpack and unwind. All of our beds are zip and link and can be made up as singles or doubles depending on requirements.
The property has a private car parking space for 2 vehicles should you wish to bring your own transport.

The Property is let on a self-catering basis for a maximum of 10 adults.
Any additional night(s) must be confirmed not later than eight weeks prior to the Arrival Date and will be charged at the rates advertised for that time of year on a per night basis, subject to availability.
There are to be no extra guests staying in the house (eg: on sofas or floors). Any additional guests found to be within the Property will result in you losing your deposit.
Pets are permitted within the ground floor of the Property only, provided prior consent has been given. Any pets found using any other areas will result in you losing your deposit.
In the interests of other residents living within the proximity of the Property, there are to be no parties in the house or outside in the private patio area.
Any accidental breakages or damage must be reported before you leave so we have time to replace/repair.
The house is to be left in a clean and tidy manner including cleaning the bbq. All rubbish must be secured in plastic bin liners and put in the appropriate bins provided outside the back gate.

Our stunning property is just a five minute walk from Princess Street & George Street where there are some of Edinburgh's finest retail outlets and places to eat. Harvey Nichols and the St James Shopping Centre is also a five minute walk from the front door where you have a large selection of retail shops including the finest designer outlets that any European City can offer. The Playhouse theatre is a few minutes away should you be inspired to watch some of the countries best theatrical and musical performances. The nearest cinema is next door to The Play House called The Vue Omni Cinema. Edinburgh Waverly which is Edinburgh's central station is only ten to fifteen minutes walk away and the new city tram stop which goes straight to Edinburgh International Airport is round the corner on York Place. Edinburgh is a very attractive and accessible city and so being in the heart of it all offers you the best options to ensure your stay is packed with all that this amazing city has to offer.

About the owner: Simon and Joyce Usher live on The Dunglass Estate which is a family run Estate in East Lothian Scotland. Dunglass is a historic traditional agricultural Estate and it is currently one of Scotland's finest wedding and event venues offering stunning accommodation that's set within a beautiful designed landscape. Having successfully launched our new accommodation and event business in 2009 as part of an extensive diversification plan for Dunglass Estate we are continuing to evolve in to the prime holiday let market. Joyce has exceptional experience towards internal design of properties and she has recently completed renovating five houses on Dunglass Estate for the event and holiday let market. Joyce's passion, experience, enthusiasm and attention to detail towards interior design ensures that properties are presented to the highest standard and that you will have a most memorable and comfortable time. Simon has been closely involved with the running of his family estate which was purchased by his great grandfather in 1919. Famed for their philanthropy - Simon's ancestor, Andrew Usher, donated funds to build a city hall in Edinburgh in 1896 and this later became one of the cities most prestigious concert venues called The Usher Hall. Andrew Usher began experimenting with the blending of Whisky in the 1840's. Although the business was eventually sold, The Usher family were pioneers of their time helping to create 'The Water Of Life'. Simon has worked together with his wife Joyce to evolve the family's interests both with the wedding and event business and more recently towards the acquisition of our new property Dublin Street Lane. We both care very much about helping bring together memorable experiences in exclusive places and our motto is 'Unforgettable Occasions'.
