About Jim and Karen Richardson

Year Purchased: 2009

About the owner: Jim and Karen Richardson operate the 3 Agape Cottage guest houses . Jim handles the reservations while Karen decorates the homes and makes sure the cottages are in perfect condition, both inside and out. Together, they are a good team that give a positive experience to the guest staying at Agape Cottages. Jim also operates the Linens n More in Fredericksburg and all guest at Agape Cottages receive a discount in the linen store during their stay.

Why the Owner Chose Fredericksburg:

Agape Cottages were originally purchased for use as a warehouse for the linens n more in town. Because of the close proximity to town and their charm, they turned out to be desired properties by our guest. One common yard for all 3 houses make this a great property for groups or a quaint get away for just two.

The Unique Benefits at this House:

Extra special care in decorating the houses by Karen Richardson, make your stay feel like home. The 1939 front house reminds you of grandma's house only decorated in todays home fashions. The back home is new construction yet is patterned after a craftsman home of the 30s. The side queen suite is new construction that gives extra room for those needing extra space for the front or back house or can be used for the couple just wanting a quiet get away.

Great place for a couple!

  • 5 of 5

This is a cute little place nestled behind another cottage that you can't quite see from the road but once you find it it is a gem! It's perfect sized for a couple and the decor is great! Highly recommended!

A VERY pleasant experience! Will be back!

  • 5 of 5

Wise location, efficient reservations, speedy and personalized communication with owners... Granted I have only been to 1 other B&B in my lifetime, I understand and appreciate all big and little aspects owners put into their work. There was a variety of places to sit and lounge in outside which was nice. The cottage is a mere 250 square feet but extremely well utilized. Everything was immaculately clean, modernized yet still had the country feel. Complementary snacks and drinks (soft drinks, bottled water, and coffees (decaf and regular)) are a small but appreciated bonus. Other places charge for it. The bathroom is pretty. My husband and I were impressed with the high water pressure. The bed blankets and nice and heavy; we learned we actually might prefer heavy over light blankets and comforters. I could go on and on with my pleasant experience. The only improvement I see is to add a couple organic snacks in the selection. All in all, a wonderful experience. Thank you. We will be back!

Perfect cottage for two!

  • 5 of 5

This is a perfect little place for two people in a good location! The room was very clean, and the grounds were very nice and well kept. The cottage does sit in the middle of their other two larger cottages, but it was still very quiet and peaceful. The room has everything you need including a kitchenette with a microwave and refrigerator, and they had it stocked with a variety of snacks and drinks. This is the perfect place to stay if you are looking for a nice, clean place that is walking distance from Main. We will definitely go back!

Cute place

  • 4 of 5

The place is small with high end finishes. The owner leaves plenty of snacks and beverages. The place was clean and the owner's description is accurate.

The best place to stay in Fredericksburg.

  • 5 of 5

This was our second time to stay at Agape Cottages and we're looking forward to many more visits. Location is perfect, in a quiet neighborhood only a few minutes walk to main street. Karen and Jim are the nicest people and amazing decorators, everything is beautiful and the attention to detail is obvious including their personal cleaning...feels like coming home each time. We've stayed in the side cottage both times which is a perfect size for a couple and have taken advantage of the porch to drink wine "freshly" purchased at one of the many nearby vineyards along with a few of the snacks in the ample selection basket. We're looking forward to staying in the front cottage the next time we bring friends who we know will also enjoy this jewel in the city of Fredericksburg.

Excellent

  • 5 of 5

We found the room well stocked with more than adequate soft drinks and a large selection of snacks. I am accustomed to having these items in your room, but you don't dare drink or eat the drinks or snacks without doubling your bill at checkout. I asked the owners of the B&B and he said: "they are all yours to do with as you wish at no charge." I was elated. So my wife and I, as well as some guests enjoyed the snacks and soft drinks.

But the items in the bathroom were more amazing than the snacks and drinks. I found everything there, from a razor, shaving cream, shampoo, soaps and even a first aid kit. That kit came in handy when I cut my toe and needed it. And since "it was all mine to do with as I wished" it saved me a trip to the pharmacy which I had no idea of where it was.

It was obvious, that whoever is in charge of this B&B, they cared about the property and people who chose to stay there.

And outside there were BBQ grills, rocking chairs and an outdoor fan to keep you cool as you gazed at the stars. Amazing.
