This recently refurbished Colony maisonette is in a very quiet location and still within walking distance of the centre. Our guests tell us it's a great place to relax. It's very close to Holyrood palace and Arthur's seat. We make sure the house is clean and tidy by employing a Professional cleaner. There is Free street parking.
Our house is part of the Abbeyhill Colonies conservation area, built in around 1890, with sandstone walls and original features :)

Our little 1-bed house has it's own private fully enclosed front garden, main front door at ground level and original sash windows. The main bedroom has a double bed, and the living room also doubles as a second bedroom with a double Ikea sofabed. The living room has its own separate access to the bathroom and the kitchen, so guests will have privacy from each other. The house was renovated & decorated in July 2015. Gas central heating keeps the house warm in the winter. The street is a quiet cul de sac, which makes it safer for children as there is very little car traffic. East coast sandy beaches are 20-40mins drive away, well worth a visit! The Fringe festival is easily within walking distance, or 15mins by bus and 5mins by taxi. Free street parking is available. Please note that the street is narrow so you will need to reverse in or out, and spaces can be difficult to find after 6pm.
The front door has a digital door lock, so guests can arrive anytime and let themselves in using the door code.
The house comfortably sleeps 2 couples. Both rooms have separate access to the kitchen and bathroom. The kitchen has a small dining area, gas cooker, electric oven, microwave, fridge-freezer, kettle, toaster, coffee filter. Food shops are within 2mins walk. There's a nice cafe at end of street for breakfast. The Gardeners Cottage is a great organic restaurant 5mins walk from us. Pubs... we highly recommend the Safari lounge (dog friendly) and also Hemma:) We'll leave the BBQ in the garden!
House rules: No smoking, parties, or loud music after 9pm please (it's a quiet street). If you're bringing pets, please keep them off the bed and sofa bed, thanks.

Please also be aware that from Nov - March the garden lawn will be worn and needing repair, which is inevitable due to high summer usage and wet winter months The garden photos were taken in June/July.
