Fully renovated 2 Storey House, 2 Bedroom (Sleeps 5), 1 Living Room, 1 Bath in a quiet neighbourhood.

The Location

Our house is a perfect place to base yourself while you explore the many attractions of Kyoto. Located down a traditional Kyoto laneway, there is no loud traffic noise to keep you awake at night, yet you still have the convenience of being centrally located, close to bus and subway, supermarket and convenience stores. Kyoto Station is only an 11 minute subway ride away and a bus will get you to the downtown Kawaramachi/ Shijo shopping area in around 10 minutes. We are a 10 minute walk to the Kyoto Botanical Gardens and the world heritage listed Shimogamo Shrine. Kinkakuji Golden Pavilion, Daitoki temple complex and Nijo Castle are short bike rides away. Gion is 30 minutes by bike or 10 minutes by taxi.

The River

With the beautiful Kamo River and its riverside park area only steps away, our tranquil oasis gives you a home to relax in after a hard day's sightseeing. Lined with cherry blossoms in spring, lush green trees and grass in summer, vibrant reds and yellows in autumn and brushed by flurries of snow in winter, the river is the place where Kyoto locals go to catch a breath of fresh air in their busy lives. Couples meet and relax, families play, students practice musical instruments, people jog or stroll, taking in the beautiful scenery. The area is great for picnicking, safe for jogging any time of day or night, has lots of room for kids to run around and play and is a great place to unwind and discover the real Kyoto.

The House

Our two storey house has been lovingly renovated with a true Japanese feeling in mind. You will get the chance to feel what it’s like to live in a real Japanese-style house. Two rooms upstairs and living room downstairs have tatami matting floors. Paper sliding doors, dark wood frames and gentle lighting live in harmony with the latest TV, air conditioning, washing machine and toilet technology. For those not comfortable with sitting on the floor all the time, we have a sofa upstairs and table and chairs in the kitchen downstairs. For the light or late sleeper, all upstairs windows are fitted with “amado” sliding window shutters allowing you to make the room as dark as you’d like. Air conditioner/ heat pump heaters are installed upstairs and downstairs so you needn’t be worried about being too hot or cold. Everything in the house has been selected to make your stay more comfortable. The futons are soft, the sheets are fresh and the pillows plump. A perfect place to rest your weary head. If you’d like to experience one of the quintessential Japanese customs of winter, we also have a kotatsu (Japanese style heater table) available for your use in the cold seasons.

Local events include Kami-Goryo Jinja Festival (the oldest festival in Kyoto) and Aoi Matsuri (one of the 3 main festivals held in Kyoto) in May, easy access to Gion Matsuri downtown and Mitarashi Matsuri at Shimogamo Jinja in July, watching the Daimonji fires on the hills surrounding Kyoto in mid-August. There is always something to see or do in Kyoto.

Sandra was born and raised in New Zealand but fell in love with Kyoto the first time she came here. Something about the city is so welcoming and she is proud to now call it her home. Takaaki is born and raised in Kyoto, loves visiting temples and shrines and appreciates the beauty of traditional Japanese design.

Why Sandra Yamane chose Kyoto

After living in the area for several years, we were lucky enough to be able to buy the property, which had been in his family for the last 80 years, directly from the owner. The people in the neighbourhood have always been kind and welcoming and we want to share some of that hospitality with our visitors.

What makes this house unique

Wonderful location steps away from the Kamo River. The River is great in all seasons and so many temples and shrines are within easy walking/ cycling distance.

  • High tech Toto toilet with heated seat, bidet and wash functions. Japanese 'washi' wallpaper on the walls and a retro glass light shade make this a very restful restroom.

  • 2 Japanese style bedrooms upstairs, sleeping 4, are separated by sliding 'fusuma' doors. Both rooms have traditional tatami matting on the floor and futons and bedding can all be stored in the cupboards allowing for plenty of space during the day.

Welcoming home away from home!

From the moment we arrived Sandra and Takaaki were wonderful hosts explaining how everything worked and informing us of interesting local events we might enjoy. The house was equipped with everything we might need, the washing machine that talked to us was a particular highlight (we want one at home) and it was lovely to be able to make ourselves coffee. All the workings of the house and useful transport details are clearly explained in the accomodation handbook. The area is delightful and we used the bikes a lot to ride along the river bank, where the cool water was a welcome respite from the heat. The house itself was also cool despite the muggy weather as we were able to use the shutters and air conditioning to make ourselves comfortable. It was great to stay in such a friendly neighbourhood and in walking distance of supermarket and convenience stores. As it was so hot we used taxis to and from the main attractions we visited (Kyoto national museum, Sanjusangendo Temple (amazing hall of 1000 statues), the brilliant ninja dojo lesson (we did the 2 hour session which was well worth it) and a fantastic evening walking tour of Gion with Takaaki (Yamatora tours) where we learnt so much we never would have found out in any other way, he is so knowledgeable. In cooler weather (or if we were more used to the heat) we could have used a range of public transport to get around easily.

Thank you so much Sandra and Takaaki, I am sure we will be back to Japan and would love to return to Kyoto and your lovely house again in the future.

Wonderful house vivit

Sandra and her husband were the so kind and sweet when we got there. The house was amazing and so authentic Japanese style , all brand new and beautiful to be part of. The location was very close to the subway and the four of us were able to be ok with the small spaces as we as American's are a bit larger then the average Japanese. My only regret was the kitchen was beautiful but was not really equipped with the basic cooking supplies needed to cook . There were pots and pans but no salt , pepper, or spices to cook . We as a family wanted to have breakfast there each morning and it was a bit difficult . Other then that the stay was wonderful !

Wonderful Home

This is a wonderful house. Inside newly renovated. Slept 4 adults no problem. Main floor has great sized kitchen, bathroom & sitting room. Also washing machine(that talks🙂). Upstairs had plenty of room for the 4 of us to sleep. Heat & A/C on both floors. Also, wifi service was excellent. Grocery stores & public transit are within walking distance. We arrived late with a car. Sandra & Takaaki were kind enough to find us a parking lot close by & they even met us there to walk us back to the house as it was dark. We took one of Takaaki's tours of the Gion district, & it was great. He explained a lot about Kyoto & gave us suggestions on places to see on our own. Sandra helped us over the phone one night when we were lost trying to find an evening performance. Great house, lovely couple. We would stay here again in a heart beat. Will be recommending this vacation rental to family & friends. Sandra, thank you again for letting us stay in your home.

All expectations met!

The house met all our expectations. Hosts were very kind and helpful, made a good introduction into all amenities and gave useful hints about Kyoto, including a very nice local restaurant where we had a lovely dinner with the locals. We made use of the four bikes - a great way to visit the city. The house is in a traditional Japanese style, very nicely arranged, in a residential part of Kyoto, with an easy access to public transport. We enjoyed very much our stay there and definitely recommend it!

Wonderful house in a quiet neighborhood

We just loved our home in Kyoto! The house is well maintained and is Japanese style which was fun and different for us. We loved the quiet neighborhood. It was great to get out of the tourist crowd at the end of the day. The house is a 10 minute walk from the subway line so it was easy for us to get anywhere in Kyoto. Sandra was great to work with and gave us some excellent restaurant recommendations. We would highly recommend staying here and would love to come back someday!

Perfect Home Base in Kyoto for a Family

Our family of four loved Sandra's house for our recent multi-day visit to Kyoto. It is close enough to the center to be convenient while separate enough, in a friendly neighborhood, to feel like home. A lovely and well-designed space, it has every convenience, is immaculately clean, and everything is clearly explained in the on-site materials -- very useful when maneuvering Japanese appliances. Sandra is the perfect host, who provided extremely useful information in advance and while on-site. Also, Sandra's husband Takaaki is a wonderful guide, available to hire for tours of Kyoto's innumerable shrines and temples. We wish we were still there!

Owner's Response: Thank you for the nice review. It was so great to meet you and your family and I'm very glad that you could join in on the Christmas Party at my school. The kids absolutely loved having "real" English speakers around (even though they were all quite shy!) and thought the boys were very handsome :) We hope that you'll be able to make to back to Kyoto some time in the future. There are so many things left for you to see! If you're thinking of coming again, my favourite time of the year in Kyoto is late April - May. It's just after the peak cherry blossom season (which is of course spectacular) so there are less people around. Trees and plants have new green growth, there are gorgeous flowers everywhere and the temperature is warm but not too hot - perfect for sightseeing. Until we see you again - Happy New Year !
