About the property

2 Bedroom 1 Bathroom; Sleeps 4

How would you like to live in an ancient Italian village with groves of olives, vineyards and ancient ruins in the surrounding countryside? Imagine artisanal pecorino cheese or ricotta still warm from the hands of the shepherd who made it and the creamiest, most unctuous yoghurt, freshly baked breads, pastries and pizzas, meat, fowl and lake fish and seasonal fruits and vegetables available straight from the producers on a daily basis, in shops you can stroll to in minutes after taking a leisurely cappuccino at the local bar. Envision residing in a comfortable and stylish restored home that’s been standing for several hundred years and whose walls, beams and windows bear witness to the history of the town and this area.

Now ponder the benefits of nearby, family-owned wineries where their passion for their craft is passed from nonna to son to grandson, of picturesque walking trails linking you to cool forests and wild mint-scented fields, and of panoramic views of the lake and valley below. Contemplate celebrating the local food and wine in exceptional restaurants while watching the sun shoot painterly streaks of pink, purple and orange across the sky as it sets.

That is not a dream but daily life at La Vecchia Sartoria in my hometown, Panicale.

La Vecchia Sartoria is built right into the ancient fortified walls of Panicale, once of the most charming and authentic hill towns on the border between two of the most beautiful regions of central Italy: Umbria and Tuscany. What was once the old tailor's studio (hence, the name: La Vecchia Sartoria, or the Old Tailor's Shop) is now a comfortable and elegant apartment with a fantastic kitchen, fireplace and views from both sides of the house. This airy and bright space contains two bedrooms, a bathroom, a kitchen, living/dining room and a sitting room.

The apartment can accommodate comfortably 2 or 4 persons and is just steps from the theater, summer outdoor concerts and several wonderful restaurants, bars and grocers. Everything you need in town is practically on your doorstep, but around a curve in the elliptical pedestrian street of the Old Town so that you have privacy and quiet while still enjoying the convenience of in-town living.

La Vecchia Sartoria’s layout at a glance:

Ground Floor, Street Level:

- front entry to house from street level, a quiet cobblestone street on a side street in the center of town, with an outdoor staircase leading up to ...

Front Door of Apartment with indoor half-flight staircase leading up to:

- large open plan sitting/dining room with fireplace and double windows facing south and single window facing north,

- modern but charming kitchen including five burner stove, refrigerator/freezer, microwave, coffee maker, toaster, oven

Staircase leading up to:

- master bedroom with queen-sized antique iron bed,

- double bedroom with antique iron bed,

- bathroom with tub, shower, double sinks and toilet,

- sitting area with sofa, corner seat and television.

Why Anna chose Umbria

L.A. native Gail Silverton –sister to Nancy, she of Mozza and La Brea Bakery fame -- was drawn to the piazza, the warm, welcoming town center where citizens of all ages gathered at gelaterias to enjoy a dish of stracciatella (vanilla with chocolate shavings), a hazelnut gelato cone, or even a raspberry sorbetto. They would sip an espresso, gossip with neighbors, and because it felt so good to be there, linger as long as possible.

What makes this townhome unique

La Vecchia Sartoria is in a perfect location: right in town but minutes from paths that wander around the surrounding countryside and from the high-speed trains and autobahn that take you to all of Central Italy's cultural and gastronomic glories.

Exquisite Panicale

  • 5 of 5

This has now been crossed off my bucket list! I always wanted to spend a month in Italy and just soak up the culture. Most don't even know where Panicale is, and that's the attraction. This apartment is done in such magnificent fashion. Comfortable with an awesome kitchen. I don't cook so I just used it to cut up my melon and the best mozarella you've ever had! I recommend having a car to drive the larger towns nearby for shopping or dining. But one of the finest restaurants in the region is right there! Or just stay put and enjoy this small town that is so delicious in and of itself. I can't say enough good things about it. It's definitely on the list of places I want to return to!

My Favorite Umbrian Getaway

  • 5 of 5

I have been to Italy 15 times in the last 12 years and I can say without a doubt this rustic, charming and spacious two-bedroom apartment inside the walls of a romantic midevil hilltop town is my absolute favorite. I was there during a hit wave and the thick old brick walls and fans kept it very comfortable inside. Big bathroom. Excellent kitchen. Outside, just 50 meters away is Panicale's great piazza with four restaurants. Plenty of parking. Lake Trasimeno ( boating, bike riding, swimming) is 15 minutes away. I'm looking forward to coming back in the winter and enjoying the fireplace.

Lake Trasimeno
Car: not necessary

Panicale is 6 km south of Lake Trasimeno, the largest lake in central Italy, where Hannibal defeated an entire Roman legion in 217 BC and where another important battle of the Second World War took place at the end of June 1944.

In the Center of the Val D'Orcia – 15 miles away – stands proud Montepulciano, one of Tuscany’s jewels, noted for its delicious “Vino Nobile” wines.

Our area is agricultural yet cultural. The former means there are fabulous scenes and vignettes everywhere, with vineyards, olive groves, lake views and utterly charming medieval villages that sometimes seem to defy gravity with their perch on the top of hills. The latter is a wonderful surprise for visitors not accustomed to the historical and artistic treasures to be found here at every turn. Where else, in a village of 85 permanent inhabitants, would you find frescoes attributed to a giant of the Renaissance? You will either find by design or stumble across all kinds of notable art, architecture and important history in even the tiniest village.

The area is rich in archaeological wonders from the Etruscan, Medieval, Roman, and Renaissance eras. During the summer, Panicale and the surrounding villages host numerous activities including festivals, art exhibitions, antique markets, theatrical plays and free outdoor jazz, blues, pop and classical concerts.

Outdoor cafes, bars, quaint shops, and friendly people make Panicale a wonderful and atmospheric place to while away an evening or late morning. Many temporary locals (our guests from abroad) adapt the seductive Italian lifestyle quickly and with alacrity: picking a local bar as their own and visiting it every morning for a cappuccino and cornetto (pastry) and every evening for an apertivo before dinner, catching up on the local news and people watching. You will be welcomed into the community swiftly and made to feel at home.

And don't forget the food and wine! Several world-renowned restaurants make Panicale a dining experience not to be missed. Or, book our Italian grandmother to spoil you with a home-cooked meal that you will remember for decades or a cooking lesson so that you can take home and replicate some of her recipes. Nearby La Vecchia Sartoria are at least a half dozen 'hidden gems' -- wineries whose limited production and high quality make them a local open secret. Most of their wine is consumed by the knowledgeable locals, so is little known outside the region and the province.

Lake Trasimeno is Italy's fourth largest lake, and is only a 15 minute drive from Panicale. Spectacular views of the lake and the valley surrounding it can be seen from the walls surrounding Panicale. Lake Trasimeno offers excellent watersports, excursions and lakeside towns with good fish restaurants.

There are many, many famous and notable towns within a 2-hour drive--Cortona, Montepulciano, Perugia, Orvieto, Todi, Siena, Assisi–just to name a few. They are way too numerous to list. Florence is an easy day trip.

For those wanting to keep extra pounds at bay while enjoying our legendary cuisine, we can show you lots of places to run, hike, horseback ride, bike and trek and hook you up with bike rentals and guides who can plot a custom route for you and take you to historical sites or wineries/local cheese artisans/historical sites along the way, as you wish. And for those for whom exercise consists of laying out their credit card, there are designer outlets, handicraft markets, and, of course Deruta ceramics. Come and enjoy!

Further north lies the provincial capital of Arezzo -- a town well worth visiting but which often drops off the radar screen of guests focused on the more famous Tuscan towns of Florence, Pisa, Siena, Lucca and San Gimignano. Arezzo houses, in the Church of San Francesco, the exceptional murals of Piero della Francesca, depicting the horrors of the Battle of Anghiari and the Legend of the True Cross.
