About Tim and Dawn

My husband and I live in Custer and this is our fourth vacation property. We enjoy meeting and working with people. We take pride in having a five star rating on our other properties and are striving to do so on this property also.

Tim and Dawn purchased this house in 2014

Why Tim and Dawn chose Black Hills

Tim and I designed and built this home to be a vacation rental. We enjoyed the building process and our guests have enjoyed the home. It has a beautiful view off the porch and the home is very spacious! There is a wood next to the home where the kids can play and make forts! There is a propane fireplace on the porch for your enjoyment on our nice cool evenings!

What makes this house unique

The Mickelson Trail is just off the porch! The trail runs over 100 miles. The deck is comfortable and has a propane fireplace for cool evenings and for roasting marshmallows! Nice yard and woods for the kids to play in and make great memories! The house is spacious and comfortable with all the necessities and more!

Top notch base for family vacation!

  • 5 of 5

Our stay at this property was AWESOME! We were in town to enjoy the Black Hills and visit the various National Park sites in the area. At first, I questioned whether a place in Rapid City might offer a more central location, but I'm glad we came here. The location is perfect! You're less than 15-20 minutes from Wind Cave, Jewell Cave, Mount Rushmore, Crazy Horse, and more. And, there are a number of small but vibrant communities, like downtown Custer, that are only a few minutes away and offer plenty to see, do, and eat.

The home site itself was incredible. Stepping to the front of the house (it's back faces the road) and looking out and the open fields, you feel like you have the Black Hills all to yourself. There's even a cool little hillside with trees and rocks that my five-year old had a great time exploring.

Inside, all the touches were top notch, from the decorations to the kitchenware. This is clearly a place for which the owners spared no expense. That makes it feel more like you're staying in a home than a vacation rental.

This trip included 2 families, with a total of 4 adults and 4 children. Even with just the 3 bedroom, there was plenty of space for everybody. The upstairs loft contains two beds and a pull-out sofa, so everyone had the space they needed. Two families (with kids) felt perfect here, though I imagine that even three families with a couple of kids between them could spread out pretty comfortably as well.

Again, everything was terrific! If we find ourselves back in the Black Hills, we'd stay here again in a heartbeat!

Amazing rentall w/great location

We stayed here for the Sturgis rally: perfect location in the mountains, right off the county road and just south of Custer. Super clean, everything you need and the hosts were great at communication and flexibility when my dates changed. We will be back!!!

Perfect location, setting and set up!

  • 5 of 5

This cabin is just perfect! It has plenty of space and everything you could need/want on your Black Hills vacation. Tim and Dawn thought of everything to make you feel at home and it is super clean. Beds are very comfortable and the washer/dryer was a huge plus for our party of 12. The only downside is that we didn't want to leave! The cabin is located right off Hwy 385 for easy access to Custer/Rushmore area on the north and Hot Springs/Wind Cave on the south. A horse farm is located directly behind the cabin and one night they were performing roping rodeo exercises which was so fun for the kids to watch. They even let us pet the horses. In addition, there is a gravel trail and rocky area for the kids to explore and climb. It was wonderful to come back to after a long day of activities. They have direct tv, however we only turned it on once because we enjoyed sitting on the patio to relax more. Some days the kids just wanted to stay at the cabin! Lots of tears when we left! Thanks Tim and Dawn, we will definitely be back!

Terrific Home in the Black Hills

  • 5 of 5

This was the perfect house for exploring all the Black Hills has to offer. It was the first house we stayed in on our trip out West and it didn't disappoint. Just minutes from the town of Custer and near all the major attractions in the area. Our party particularly loved the homes decor and layout. Owner stopped by when we first got there and lives nearby if any assistance is needed, but we didn't need any. I would recommend the house to anyone who is vacationing in the Black Hills and would stay there again if we make it back to that really beautiful part of the country.

Perfect spot for a family vacation

  • 5 of 5

Rented the house for 6 adults and 4 kids. Everything was perfect! The house is well stocked with extra sheets, pillows and blankets for the pull out bed. We all slept well in the comfortable beds! The house is a quick drive into town and located nicely by the Michelson Trail. I did 3 runs on the trail while we stayed at the house and it was incredible.

Every night we sat on the back with the fireplace and saw deer.

The owners we were excellent communicators! Quick to respond and were very helpful! Would definitely consider renting again if we go back and would highly recommend!
