Villa is equipped with a brand new heated swimming pool. Guests of villa has right of use a private beach equiped with sunbeds on my family property in Molunat 12 km away.

A great blend of local town and stunning coast
The villa is in the centre of a small local village. It’s not at all a village targeting tourists. And that is part of the beauty of staying there. It has 3 bars, a pizza restaurant, a supermarket, a butchers shop (below the villa) and a bank - all with a 2 minute walk. A very good restaurant is 5 minutes walk away. Another two good restaurants are a 20 minute walk away.
The villa is clean and comfortable. The outside area is where we spent most of the time whilst at the villa. The covered bbq kitchen area with table and chairs has a wonderful view of the mountains and gets a lovely sunset. We grilled meat bought from the butchers shop downstairs.
The use of the private beach is the jewel in the crown. The bay at Molunat is so quiet even in August. It was like having the entire bay to ourselves. We would go to the beach at the end of the day even if we had been out doing other things. It has the “wow” factor when you walk down the steps to it. The sea is crystal clear. Take snorkels to see the sea life. Also, it was very warm water in August. And stay one evening for the sunset.
Niksa and his wife are wonderful hosts, offering good advise and recommendations on what to do and where to eat. They genuinely are focused on ensuring you have a good vacation.
Cavtat was the other local gem. A beautiful village on the coast with lots of bars and restaurants. Touristy but with a relaxed vibe to it. Take the boat from here to Dubrovnik old town.
Off the beaten track
If you are looking for a stay away from the main tourist areas this villa is perfect. You will need a car to get around but you do get a sense of being one of the locals during your stay. A couple of welcoming bars and restaurants are a short walk away with others within short driving distance. The villa itself is very well kept and the hosts incredibly welcoming and at hand throughout the stay to give advice on anything you need from food and drink to days out. The icing on the cake is the private terrace by the sea. It is a 10 minute drive away with a steep set of stairs to climb down to get to but once you get there it is idyllic. Would return.
A unique Croatian experience!
Villa Petrosa has been refurbished and maintained to a very high standard. The furniture and bathrooms are stylish and property is well equipped with everything required for your stay. The outside area and pool are in perfect condition and the view of the mountains beyond is beautiful. Just a few kilometres drive away, adjoining the owner's home is the stunning private beach. It really does make for an incredibly special experience and we ended up visiting every single day of our holiday. Our two boys (aged 10 and 14) were occupied for hours by jumping off the diving board and snorkelling in the crystal clear water. Niksa and Sanja are extremely warm and friendly, inviting us into their home on our first day to sample their home made wines and produce. Nothing was too much trouble for them and they gave us a unique insight into Croatian life. We are looking forward to returning soon!
Niksa and his family were absolutely delightful! Very helpful, giving us lots of insight to discover Croatia and make the most of our holidays. Villa Petrosa is absolutely perfect. Very confortable and well equipped. The air conditioning and the lovely pool helps you keep you fresh and comfortable on a warm day. The little village of Gruda is charming and has everything you need within walking distance. And two of the best restaurants within a 5 minutes drive. The private beach is an amazing extra - beautiful sunsets, clear water, a Nice shaded area and fresh water shower. 10/10. A perfect « pieds à terre » to discover the region.

A beautiful rustic villa with ample amenities for our family of 4. The view is sublime and the village has everything on hand. The private beach is the cherry on the cake and Niksa is a really helpful and caring host who could not have done more for us. I would highly recommend Villa Petrosa.
Lovely Apartment- AMAZING beach
I stayed in Villa Petrosa for a week in July with my wife and two teenage children, we all thoroughly enjoyed the holiday.
The apartment is very comfortable, well equipped with great a/c. The views from the terrace are wonderful and the BBQ area is a great feature. The pool is small but perfect for a cooling dip. It's located in a traditional Croatian village, you won't see many tourists, but it has absolutely everything you will need, 3 cafe/bars, small supermarket, cash point, great pizza restaurant/take out (Belmondo) and a very nice restaurant (Koraceva Kuca) 5 mins walk away (we ate there twice - you won't be disappointed!). Only 15 mins to the airport and 20 to Cavetat where you can take boat trips to the islands and Dubrovnik.
The absolute best feature of the accommodation is the private beach - the pictures are good, but its even better when you get there. You have an undeveloped bay pretty much to yourself, the snorkeling is amazing and there's even a spring - fed shower!
Niksa is the perfect host, really helpful prior to arriving and great local advice when you get there - you have to try his own olive oil and wine!
