About the property

This holiday home is a bright two-bedroom apartment on the third floor (there is a lift) of a modern courtyard development in the Old Town, close by the historic Royal Mile in the centre of Edinburgh. The apartment is within easy walking distance of the major tourist attractions, festival venues, shops, nightlife and transport connections. The apartment is light and airy and looks out on to a leafy courtyard.

The living room has an attractive corner window, with views towards Salisbury Crags. The modern kitchen is well provided with crockery, cutlery, glasses and kitchenware, as well as a washing machine, dishwasher, fridge, cooker and microwave. There are a dining table and chairs in the kitchen.

The two bedrooms (one a double and one twin) both have en-suite shower rooms, and there is also a principal bathroom, which has a bathtub and shower over.

The apartment has gas central heating and double glazing. The price of gas, electricity and local taxes is included. For the comfort of future guests, the apartment is non-smoking and pets are not allowed. Free parking is available on request.

Convenience for the Tattoo

We attended the tattoo and visited with family for 6 days. We felt right at home and were able to access the places we wanted to be easily from this location. The apartment was well equipped for breakfast (coffee, tea, and basic breakfast items provided) and we were able to cook simple meals which saved us time and expense. We even had enough room to serve tea and snacks to our family members who visited us. Would definitely stay here again when we return to Edinburgh.

Comfortable and in best location

My wife and I along with our 13 year old grandson spend a few days here at the end of June and had a wonderful time. The apartment is very comfortable, well laid out, and access to the town is superb. Even though we were traveling elsewhere in Europe and the UK in the weeks leading up to our stay, the arrangement for receiving the keys to the apartment went without a hitch. We also appreciated the underground parking option which was very convenient. When we go to Edinburgh in the future we will definitely try to stay in this great apartment again.

Nice location. It is situated at about the half mile point of the Royal Mile. Nice flat.

We brought our two teenagers for a week and the accommodation worked well for us. It was very clean, nicely decorated and big enough to give us all a bit a space after a good day touring around. Martin was good to check in with us to make sure all was going well. The city had a water main to break and Martin was very responsive about our inquiries. The city had it fixed very quickly and it did not impact our trip at all. We had a wonderful time. Edinburgh is a special place!

Excellent location. Quiet neighborhood.

I would have given this place 4 1/2 stars if that was possible. You can't ask for a better location for visiting Edinburgh. Almost everything was within walking distance. Even though this property is just a block off the Royal Mile, it's very quiet at night. The price is right, too. Martin, the agent was very helpful and responded quickly to my email enquiries. We would stay here again if we return to Edinburgh.

The photo is accurate. The living room window looks up to the Canongate churchyard where economist Adam Smith is buried. The Canongate Tolbooth at the top of the street is interesting, and this property is near Holyrood Palace. There are eating establishments nearby.

The flat itself is simple. One bedroom has a comfortable queen bed and an ensuite bathroom with a small shower. The other bedroom has twin beds and an ensuite bathroom with a small shower. The third bathroom has a tub. The kitchen is well supplied for cooking as far as I can tell. We did not cook, but had some take-away for breakfasts, so I'm not sure what might be missing. There's a small washing machine in the kitchen and a rack for drying, which is great for travelers who pack light. The guestbook suggests problems with TV reception, but we never watch TV on vacation so I can't confirm that.

Only one of the two locks on the door was functioning, and Martin said the owner would attend to that promptly. Getting into the building also requires a key, so we felt safe here.

For those not accustomed to renting a flat, there are linens provided and some hand soap and dish soap. There is tea and coffee in the kitchen (though this may have been left by other renters). We did have the pleasant surprise of a jug of milk and bottle of wine in the refrigerator. You'll need bring or buy your own shampoo/conditioner, bath/shower soap, Kleenex, and paper towels or napkins. If staying longer you might need to supply extra toilet tissue. There is one hairdryer in the flat.

Cleaning and linen change is done only between visits or every ten days if you're staying longer. There was a fair amount if dust under the beds and around some furniture, but there's a broom in the closet and also a vacuum cleaner.

I only dropped from a 5 to a 4 star because of the dust and the lock.
