Lower level is separated from the upper level with icynene foam to reduce news as well as foam in between bedrooms. The 5th bedroom has a king bed and private full bathroom, 6 bedroom has a king bed and access to a full bathroom, 7th bedroom has a queen over queen bunk, twin over twin bunk, and trundle bed that has two twins. There is also 3 twins in the tv area upstairs.

Great room with kitchen with a new 9' granite island/eating area, all new cabinets and granite throughout. Family room has 2 sliding glass doors to fully appreciate the beautiful lake view or walk onto the massive screened in covered deck. Additional tv room in the back of the house that has 3 twin beds. Bedrooms perfectly situated away from the great room and backyard to allow the ‘sleepers’ to sleep while the awake fun continues.

We've been renting homes at Lake Anna for years now, dreaming of the day we could afford the perfect home to purchase. We finally stumbled onto this great property that was on the water, fantastic boathouse that was close to the house itself, lots of places to entertain and board guests, wooded and private.

Why Adam Schrager chose Central Virginia

We liked the idea of a gated community where we could get to know the neighbors but not feel like anyone was right on top of us. With 1.8 acres we hardly see anyone and when you step out onto the massive covered porch with your cup of coffee and can hear the birds chirping and the squirrels playing and when you see the occasional Bald Eagle you will know exactly what I mean. We have 2 large bedrooms with King beds, a bedroom with a queen over queen bunk bed with full size stairs and a room with a twin over queen with full size stairs which makes it very easy for anyone to get up and down. We also have a trundle bed with two twins and two couches that are very comfortable for sleeping, which I myself have spent some time on.

****Coming Soon**** Newly renovated basement that will have two brand new kind suites with two beautifully designed bathrooms that connect directly to the bedrooms. Each bathroom will have double vanity's, separate toilet room and stand up showers. The TV Room which can be used as a 7th bedroom boast two built in buns, one that is a queen over queen and one that is a twin over twin. There are full size stairs built to the upper bunks so even adults can easily sleep there. There is also a trundle bed which contains two twin beds. This room also boasts a 60" lcd tv with 7.1 surround sound, dvd player as well as speakers attached to the whole house audio system.

What makes this house unique

When we were looking for houses we wanted to make sure there was a sandpit for our two girls to play in because inevitably that would provide Mom and Dad plenty of time for peace and quiet (most of the time :). We wanted the water to be deep enough to get our boat in and out but shallow enough for small kids to be able to stand/sit at the waters edge. We didnt want to have to walk 1/2 a mile to the boathouse because it a pain to lug all that stuff around. Our house is situated as close as we are allowed to have it to the water. We also didnt need a huge house when we know were were going to spend most of our time on the porch and at the boathouse. This house has a wonderful use of space which focuses on sleeping alot of people very comfortably and still have an open floor plan in the kitchen, breakfast area and family room and separate tv area in the back of the house so to provide some separation during those days where the weather might not be so good. We also didnt want alot of boat traffic so that we didnt have to worry about the kids and deal with high wakes all the time. We are at the end of a cove in a wake free area which minimizes that risk.

Great but not Perfect

Every two years we have a family gathering. This was the 9th and we had four generations, 18 people, ranging in age from 22 months to 81 years. This was our first time on Lake Anna and we were a bit disappointed that we were not able to engage in several traditions that we have enjoyed over the past 17 years at other locales. Because of the lack of commercial build-up around Bumpas, we could not hold our miniature golf family championship tournament, our raucous breakfast-out together, or (worst of all) our Dairy Queen extravaganza! But we all had a great time anyway. The best parts of our vacation experience was the sandy beach which everybody enjoyed but especially our great grandsons. The fishing was fun, although Adam's fish feeder made us feel a bit guilty about pulling in the catfish and the blue gill. The bass were all hiding! Some of us ventured out in the canoe (provided) and the kayak (which we brought) in search of bass but decided they must have been hiding on the public side of the lake. Others found just paddling around to be a great activity. More of us might have ventured out on the water if the pedal boat had been operative. Adam said he is planning to replace. (By the way, Adam was very responsive to our questions and needs, both by telephone and message. Thanks Adam!) The fire pit was dynamite --- had a great time even though the evening that we sat around out there was HOT. But so were the s'mores (another tradition) and the karaoke with which some of our more gregarious family members entertained us. Some of the not-so hot things for us included the sleeping arrangements. There were enough beds they did not offer the most comfortable family groupings. We like to eat our evening meal together. The family table on the screened-in porch was large enough to accommodate us all, but the fan was not big enough to keep us all cool. It would have been nice to have had that meal each night in an air conditioned space. Some complained about "spotty" wi-fi, but I wondered why we needed it all on vacation! Two refrigerators, one up and one down, were great, but we had to buy ice several times because they were not able to freeze enough cubes for our needs. And so I say it was great but not perfect. However we had another wonderful family gathering that provided us with great memories and great pictures (the play-set was the perfect place for our group photo)!

Owner's Response: It was an honor to host the these renters for their annual family gathering. One of the great things about Lake Anna, is that it is an oasis to get away from the city, but at the same time there is wonderful restaurants, ice cream and even a fantastic brand new miniature golf course within 20 mins of the house. I wouldn't characterize the area as built up, but thats what most renters pay for. One of my family joys is watching the fish feeder come on and being able to see all the catfish, bass, bluegill and even 3' long Carp come feed twice a day around our boat house....and at night its exciting to watch the fish swim around the fish lights that come on after dark. Its a shame that this renter found that as a detractor. The private side of the lake is known for its bass fishing and many have caught bass on our dock. I've spent many a weeks with groups as big as 26 and without fail, I have heard how quiet each room and area is. I spent lots of time designing the home including adding icynene foam between floors and even between bedrooms to make each room as comfortable as possible. The massive outdoor /screened in porch is big enough for a large gatherings and yes when its hot outside, its hot outside...there is nothing a fan can really do except cool a small area. Luckily we have a 9ft granite island with stools and another 5" island with stools so those that can't handle the heat can eat inside with just the sliding glass doors separating them from the rest of the party! For those who require internet, I provide that for free to my renters. It is not fast and is subject to the weather just like DirectTV is. Since these renters have left, the wifi equipment has been upgraded and we enjoy additional speeds but we wont be winning any internet download races. As far as the fridges are concerned, there is no way the ice makers can keep up with the needs of 18 people so please plan on bringing bags of ice and coolers. A new paddle boat has been ordered the day this renter said the paddle boat was not operational to their standards. I provide the canoe and paddle boat as a bonus and specifically call out in the agreement that if it floats you are welcome to use it. Sometimes renters are hard on my equipment and when I am informed of an issue I take care of it. These renters are always welcome back and I hope future renters maintain a fair perspective.

Guangdong Girls Reunion 2017

We had 6 families from all around the country. We adopted our girls from China 8 years ago. We meet every other summer and this year it was here. The house was perfect and we had plenty of space, especially outside, where we spent 90 percent of our time. Everyone was able to eat together using the awesome long table on the screened in porch and there were extra tables on the other side of the screen. It was like we were all at the same table. The grill was great....really big. so cooking for large groups was not a problem. The bunk room was perfect for all the little ones. They piled in there and had their own space. The beds were extremely comfy, and everyone mentioned that at one point or another during the week. Our weather was perfect! We even had chilly nights at the end of June (very strange) so we got to use the fire pit, which had more than enough chairs. The play set for the kids was used all the time!!!! Most importantly, the owner was really easy to work with. He responded immediately to questions we had. It was an awesome week. We highly recommend this house to anyone who has kids and need to kick back. We kicked back while the kids swam, fished, canoed around the cove, played on the water slide. So much seating!!!! I could go on and on. Great place!!!

Great vacation spot

We stayed here with two other families for a week. Plenty of room, kids loved it. The water slide kept all 9 children occupied every day. At night we fished off the dock with the cool fish lights and feeder we caught plenty of catfish and bass. The house is in great shape with an updated kitchen and appliances. The air conditioning worked great thank god because it was really hot the week we stayed. Great place to vacation.

Beautiful, comfortable home. Great for a large group.

My family has been to a lot of cabins for family reunions, but this year more people were able to participate than usual, so this 26-bed cabin was a great fit. We loved how many private bedrooms there are, and the beds are so comfortable! Seriously, I think these were the best beds I have experienced in a vacation rental. Everyone slept great.

We also found that the walls, doors, and floors did a good job of sound-dampening, so individuals could have privacy and quiet when they wanted to. We also found that the property was more private than we had expected from the pictures. We thought the neighbors would be much closer and more visible, but we actually felt well apart from them. The only thing that's really close to each other are the docks.

We liked that there were so many spaces to hang out. There were two bedrooms that were good for playing video games, and had good seating (beds and bean-bag chairs). There was the main living space with the kitchen, which had tons of seating. There were two separate places to hang out on the porch -- inside the screened in porch, and out in the open air. There was comfy seating around a fire pit. The dock was also a great spot to spend time. When you have 20+ people, you want to have multiple hang-out locations so that you can break off and talk in smaller groups. We never felt crammed in together or claustrophobic, which I have experienced with other cabins.

The cabin was very clean, and all the appliances and fixtures were new and in great condition. The bathrooms were nice, and everyone loved the showers. The whole place felt very hotel-like. You can tell the owners put a lot of work into the place to make it so nice. It can be difficult to cook for so many people, especially since we basically did it pot-luck style. The kitchen was quite functional for a large crew and everyone was happily fed. We also loved that there are two large refrigerators. It's nearly impossible to cram food for 20 people inside one refrigerator.

Last but not least, the homeowner, Adam, was really easy to work with. My interactions with him were very professional and straight-forward. He was clear about rules and expectations, and they were totally reasonable. He returned the deposit to me just a couple days after the trip ended, which I appreciated. I also liked that he sent us a floorplan ahead of time, so I could assign rooms.

Overall, I highly recommend this property. If our reunion is this big next year, I'll be back!

Wonderful house!

We could not have asked for a better house for our multi-family birthday get together. Looks deceptively small from the outside but inside is a true gem. There are plenty of rooms with each having their own sense of privacy. All appliances are updated, kitchen is beautiful and perfect for large gatherings. Large screened in deck with a humongous table is a great indoor/outdoor area. Kids loved the playground area and parents could easily keep an eye on them from the deck. Best fire pit I've seen and the volleyball court was a lot of fun. The house has absolutely everything you could ask for/need - even a canoe and a paddle boat to cruise around the lake in. Loved it and will definitely come back!

Perfect space for a group of 15

We had a wonderful stay at this house for our group of 15 adults. The weather was a little chilly in the evenings, so we made good use of the fire pit as well as the indoor space. The kitchen worked well for our large group as we were able to plan meals and eat together without feeling overcrowded. When we first arrived, we had a question about the ice and Adam answered my text immediately to fix the problem. I would definitely recommend this place for a group looking to relax and enjoy each other's company. While we would come back again in the winter, we would love to come back in the summer to fully enjoy all this place has to offer.
