Master bedroom has its own newly-renovated bathroom. 2nd bedroom has a queen/twin bunk bed. 3rd bedroom has a queen/queen bunk bed. 4th bedroom has a king bed. Lower level is separated from the upper level with icynene foam to reduce news as well as foam in between bedrooms. The 5th bedroom has a king bed and private full bathroom, 6 bedroom has a king bed and access to a full bathroom, 7th bedroom has a queen over queen bunk, twin over twin bunk, and trundle bed that has two twins. There is also 3 twins in the tv area upstairs.

Great room with kitchen with a new 9' granite island/eating area, all new cabinets and granite throughout. Family room has 2 sliding glass doors to fully appreciate the beautiful lake view or walk onto the massive screened in covered deck. Additional tv room in the back of the house that has 3 twin beds. Bedrooms perfectly situated away from the great room and backyard to allow the ‘sleepers’ to sleep while the awake fun continues.

This home is almost 3,000 Square feet of perfectly utilized space for large gatherings with over 80 feet of waterfront.

We've been renting homes at Lake Anna for years now, dreaming of the day we could afford the perfect home to purchase. We finally stumbled onto this great property that was on the water, fantastic boathouse that was close to the house itself, lots of places to entertain and board guests, wooded and private.

Why Adam Schrager chose Bumpass

We liked the idea of a gated community where we could get to know the neighbors but not feel like anyone was right on top of us. With 1.8 acres we hardly see anyone and when you step out onto the massive covered porch with your cup of coffee and can hear the birds chirping and the squirrels playing and when you see the occasional Bald Eagle you will know exactly what I mean. We have 2 large bedrooms with King beds, a bedroom with a queen over queen bunk bed with full size stairs and a room with a twin over queen with full size stairs which makes it very easy for anyone to get up and down. We also have a trundle bed with two twins and two couches that are very comfortable for sleeping, which I myself have spent some time on.

****Coming Soon**** Newly renovated basement that will have two brand new kind suites with two beautifully designed bathrooms that connect directly to the bedrooms. Each bathroom will have double vanity's, separate toilet room and stand up showers. The TV Room which can be used as a 7th bedroom boast two built in buns, one that is a queen over queen and one that is a twin over twin. There are full size stairs built to the upper bunks so even adults can easily sleep there. There is also a trundle bed which contains two twin beds. This room also boasts a 60" lcd tv with 7.1 surround sound, dvd player as well as speakers attached to the whole house audio system.

What makes this house unique

When we were looking for houses we wanted to make sure there was a sandpit for our two girls to play in because inevitably that would provide Mom and Dad plenty of time for peace and quiet (most of the time :). We wanted the water to be deep enough to get our boat in and out but shallow enough for small kids to be able to stand/sit at the waters edge. We didnt want to have to walk 1/2 a mile to the boathouse because it a pain to lug all that stuff around. Our house is situated as close as we are allowed to have it to the water. We also didnt need a huge house when we know were were going to spend most of our time on the porch and at the boathouse. This house has a wonderful use of space which focuses on sleeping alot of people very comfortably and still have an open floor plan in the kitchen, breakfast area and family room and separate tv area in the back of the house so to provide some separation during those days where the weather might not be so good. We also didnt want alot of boat traffic so that we didnt have to worry about the kids and deal with high wakes all the time. We are at the end of a cove in a wake free area which minimizes that risk.

Beautiful, comfortable home. Great for a large group.

My family has been to a lot of cabins for family reunions, but this year more people were able to participate than usual, so this 26-bed cabin was a great fit. We loved how many private bedrooms there are, and the beds are so comfortable! Seriously, I think these were the best beds I have experienced in a vacation rental. Everyone slept great.

We also found that the walls, doors, and floors did a good job of sound-dampening, so individuals could have privacy and quiet when they wanted to. We also found that the property was more private than we had expected from the pictures. We thought the neighbors would be much closer and more visible, but we actually felt well apart from them. The only thing that's really close to each other are the docks.

We liked that there were so many spaces to hang out. There were two bedrooms that were good for playing video games, and had good seating (beds and bean-bag chairs). There was the main living space with the kitchen, which had tons of seating. There were two separate places to hang out on the porch -- inside the screened in porch, and out in the open air. There was comfy seating around a fire pit. The dock was also a great spot to spend time. When you have 20+ people, you want to have multiple hang-out locations so that you can break off and talk in smaller groups. We never felt crammed in together or claustrophobic, which I have experienced with other cabins.

The cabin was very clean, and all the appliances and fixtures were new and in great condition. The bathrooms were nice, and everyone loved the showers. The whole place felt very hotel-like. You can tell the owners put a lot of work into the place to make it so nice. It can be difficult to cook for so many people, especially since we basically did it pot-luck style. The kitchen was quite functional for a large crew and everyone was happily fed. We also loved that there are two large refrigerators. It's nearly impossible to cram food for 20 people inside one refrigerator.

Last but not least, the homeowner, Adam, was really easy to work with. My interactions with him were very professional and straight-forward. He was clear about rules and expectations, and they were totally reasonable. He returned the deposit to me just a couple days after the trip ended, which I appreciated. I also liked that he sent us a floorplan ahead of time, so I could assign rooms.

Overall, I highly recommend this property. If our reunion is this big next year, I'll be back!

Great retreat

Had a great time staying here at the end of August. Fishing from the docks was fun even at night. Playing volley ball, swimming and sitting by the fire made the vacation very relaxing. The rooms are comfortable and well appointed. I imagine, with the water temperature, you could probably swim through October. We day tripped to Kings Dominion which was only about half an hour away. Highly recommended.

Great property, good amenities, be wary of the owner and contract language

Overall the trip was an absolute success, however, to anyone else thinking of renting this property be certain to review the contract language when working with the property owner. We were charged $100 for one set of sheets and two pillow cases to be washed as well as $113 for a visit from the plumber the owner scheduled where the basement bathroom was clogged and the plumber needed to "snake the pipes" because of "excessive toilet paper." The bathroom was used once by one single person on the first day and in no extreme fashion and the toilet immediately became clogged. The owner warns of using the bathroom prior to the visit but says nothing about how poor the septic/sewage system actually is. I would not be surprised if this happened to multiple other visitors of this property. The owner needs to either restrict visitors from using the basement bathroom all together or get the system fixed.

Owner's Response: Ohhh... where to start with this renter. Clearly this renter rented my house to have a massive party. He basically said this was a work retreat but it was nothing of the sort. I provide clear instructions as to what this property can be used for and parties is not one of them. Every support person from the cleaning people to the garbage collection services complained about this group. There was literally 30-40 cases of beer in the garbage for a 4 night stay. All the linen was supposed to be washed and wasn't. There was linen missing and could not be located. There was soaking wet towels left on the floor. Garbage was left in the house. 6 screens in the patio had to be replaced. The house was left a mess and the cleaning service had to charge for excessive mess as well as having to come back to the house a second time to pull laundry out of the dryer. The rental agreement states that if you don't order linen and towel service you would get charged double of what i charged this renter. As far as the bathroom...this issue was not a septic tank issue. This issue is that so much toilet paper was stuck in the toilet it actually clogged the 4" pipe. I also charged the renter half of the required plumber visit. Had they had found something faulty with the system, there would have been no charge, but that was clearly not the case. I also require that all garbage be bagged and placed in the provided garbage cans which was not done. The lock for one of the cans was lost and garbage was also piled around the garbage cans. So do yourself a favor, do not rent to this person every again and do yourself a favor and read all the positive reviews instead of someone who is just mad someone held them responsible for their actions.

Perfect for Multiple Families!

We love this property - the owner has clearly gone above and beyond to accommodate larger groups comfortably. We had a full house while still feeling like we had a lot of privacy. Love the beautiful large kitchen, screened in porch for meals, the fire pit and my kids' favorite - the tetherball game! This house is also cozy - it could be perfect for a smaller family getaway as well.

Great house on the lake!

We rented for 3 nights in August. Adam was very responsive with our rental request, provided all the information promptly, and helped us out with all the details for the rental. The house was fully equipped with everything you could need, including spices in the kitchen that you don't often get in other rentals. The space was great for our needs, plenty of places to sleep. You could have a small family reunion in this house as it easily sleeps 20 people! The outside eating space and lounging areas are really nice, and the big screen TV and surround sound speakers in the basement are a great amenity. Highly recommend this property and would definitely rent again!

Family Fun
