The house needs up keep and the towels, sheets and furniture was in bad shape.
Sorry for the furniture . It's difficult with the rental, the bad furniture was only one year hold.
I change with new furniture immediately.

My husband and I stayed in this house with our 2 teenage daughters for seven days. This property is in a great location. Close to everything in town, yet far enough away to be quiet! The hill up to the house is a little daunting - but made many entertaining memories. Loved the pool and the house was very nice. Claudia and Samual were awesome! They helped out with fixing the drier and one of the air conditioners and with arranging shuttle rides , groceries and a few excursions. Would definitely come back to explore the area more!
The Private Pool is the Highlight of this House!
Our family of 7 spent over 2 weeks in Patricia’s house. The house was big, clean and comfortable enough for all of us. The private pool in the backyard was the highlight of the house and refreshing after 33° heat! The seating, hammock & BBQ in the backyard was great. When we had trouble with the AC in one room, the management company was quick to fix it. All dealings with the management company were great. Towels for the pool were nice; washer & dryer were a definite benefit. The alarm system and gated/fenced house made us feel safe.
Since we paid a premium for rental over Christmas, it would have been nice to have arrived to a small basket of essentials: coffee, tea, fruit. The only items in the pantry were salt, pepper, onion powder and soy sauce. The listing says the house sleeps 8, however, there are only 3 beds and we had to pay an extra $385US for an air mattress for our daughter to sleep on. (We were only made aware of this charge after we had booked the property and the management company sent us a contract to sign. We normally use AirBnB, where all costs are up front prior to booking so this was a bit of a surprise. Additionally, adding on tax plus a cleaning fee plus $399 US paid to VRBO for booking made the total for this property more expensive than we anticipated). There was no powder for the dishwasher so we washed our dishes by hand: no wash cloth was provided, we had to buy one. It was nice to have a deck off the top floor bedroom but there are no chairs there (only a table) so it cannot be used in the early morning or evening, pre/post hot sun. Also, since we cooked a lot, better kitchen knives would be helpful. The main area sofa could definitely use replacing.
Although not the fault of the owner or rental company, there is ongoing construction on a building facing the house. Work (hammering, electric saws, drilling) begins at 6:30 am and continues until dusk — 7 days a week. Additionally, the walk up the steep hill to the property (as others mentioned) is not for the weak. We brought our senior in-laws with us and even though they are fit, they found the hill tough, especially in the high heat of the day.
There were many wonderful places to eat at in the main town. We made reservations at some busier restaurants beforehand so we were guaranteed spots. The beach was great and locals are friendly and kind. There are many supermarkets to buy from and a wonderful Saturday market to visit and buy local goods and fruit from
Pros and Cons
Generally speaking we enjoyed our stay but there were definitely some issues that the owner needs to rectify.
Pros: Swimming Pool was nice, Nice Kitchen with lg Fridge with Ice Maker, 4 Bathrooms, Security System and safe.
Cons: No Screened in Porch (bitten alive by bugs even with tons of Deet Bug Spray), Beds were AWFUL, extremely hard (1 King and 2 Doubles in rooms that could easily have Kings too) All Beds need to be replaced, Awful bedding and pillows, Couch was sooo worn out and needs replacement, Pool needs a cover to keep it cleaner, long walk to town (15 minutes up on a hill with dusty dirty roads in 33 degrees C high humidity is killer especially for children)
We made the most of everything and had an okay vacation. It's very expensive in Tamarnindo. Property manager was excellent and responded quickly to any requests, thanks Samuel!!
Beautiful place. We had 6 people there and everyone enjoyed their stay. Short distance to Tamarindo and the pool was great. Claudia, the property manager, was very easy to work with and set up a day trip for us. I would highly recommend this property.
Would rent again.
This house was beautiful and the back yard was very private, it feels like your own little slice of heaven. Only suggestion is to bring any cooking spices, oils ect. With you because there is literally nothing in the house. I would also suggest to put a towel down by the front door because ants can crawl under it but the towel did the job. The washer and dryer was an added bonus. Would rent this place again.
