This 1700 sq.ft. condo is completely renovated. Hardwood floors throughout. Central air, SS appliances, gas fireplace, 2 full baths, 1 half bath. Master bedroom (with master bath) has king size bed overlooking the Merrimack River and a love seat (that if needed pulls out to a full size bed) overlooking Plum Island and Salisbury Beach Reservation. 2nd bedroom has a queen size bed as well as its own full bath and a private deck area to enjoy a cup of java. Enjoy coffee on the deck off the kitchen in the morning and drinks in the evening. Walk to town for dinner or feel free to cook in. There is a grill down on the patio area and plenty of room for formal or casual dining. This property also includes the use of 2 bicycles. If you need more there is bike shop 1 block away at the Tannery. Sunday mornings at the Tannery are a must. They host a Farmer's Market most of the year. Drive, walk, run or bike to Plum Island. The beach is only 3.5 miles from the house. If you wish to go to the beach you may want to go early as the lots do fill quickly. An absolute must is to go to the very end of the south side of the island and visit Sandy Point. Breathtaking. There will be beach chairs and beach towels provided for you as well. We think you will feel right at home here.
Bright, spacious, clean, comfortable and in a fantastic location -- everything you'd want in a vacation rental. Melinda, the owner, is friendly and very responsive. I loved seeing the boats moored in the river from the front windows. We enjoyed the Farmer's Market every Sunday -- just a block away at the Tannery. State Street, with all the shops and restaurants, is just a short walk away. The central air was a bonus during a few hot and humid days. I stayed for nearly a month and can't wait to go back next year!
The property is well located in Newburyport. Walking distance to everything. The condo is fantastic and really comfortable. The owner, Melinda is really helpful and nice. So close to the water, Tannery and town center. Wish we were able to stay longer.
Only minor recommendation is to have more dishes that are dishwasher safe and more stainless steel pots. It was nice to eat on china but not convenient to hand wash. The glass pots took longer to heat up than metal ones.
Will definitely recommend and stay again.

We stayed here for a month while our home was undergoing repair. Melinda was friendly, responsive and very accommodating right from our very first phone call. The transaction flowed smoothly and our stay in her home was the relaxing respite we needed as a family.
The house is lovely.
It is spacious, bright and clean with two floors of gleaming hardwood and plenty of large new windows that let in the fresh air and bountiful sunshine. Beds are large and comfy, the linens are soft and the towels new and fluffy. All of the little touches that make a rental property great.
The kitchen is stainless-steel applianced and well-stocked with everything you need. There is a large sit-down table with plenty of room to accommodate family dining.
The master bedroom has a beautiful window that looks out over the water, sunrises here are spectacular.
The home is tastefully decorated and yet livable too with plenty of space for all.
It is located in the heart of the city, just steps away from historic downtown Newburyport. We walked everywhere. There are restaurants, flea markets, quaint little shops, seaside parks, beautiful churches and historic locations literally blocks away. We delighted in taking an early evening stroll along the water's edge every night.
Plum Island Beach and Wildlife Refuge is about a half mile from the home. It boasts miles of sandy beaches mixed with plenty of wildlife watching along the Atlantic coast.
We have rented vacation properties for many years and they do not get much better than this....!

The home was immaculately clean and well appointed with quality, classic furnishings. We especially enjoyed the cozy fireplace on cold winter nights, and the many large windows allowed for welcomed sunshine during the greater part of the day.
The excellent location allowed us to walk to the town centre, to enjoy the many restaurants, shops and waterfront.
In the other direction, it was only a short drive to the Parker River Wildlife Refuge and Plum Island beaches!
Melissa was a very helpful, congenial hostess, whose pride in her home is reflected throughout.
We absolutely look forward to a return visit next winter!
Upon arrival we entered through a larger than normal kitchen with up to date clean appliances and enough counter space to prepare meals. The dinning room and living room were large with plenty of comfortable sofas and chairs and windows all around. There was also a wet bar off the living room. Upstairs both bedrooms were large and had in suite baths, also enough windows to let in plenty of morning light. After we arrived, I called Melinda Fields and she offered to stop by to greet us. She was very friendly and accommodating. It was a pleasure to meet her. This location put us within walking distance of many restaurants, and shops offering a variety of goods. We've loved Newburyport for a long time - and have even considered moving there - and rented this beautiful home as a way to really immerse ourselves in the town. The home has a fantastic location - just steps from downtown but with easy access to the beach, bike path, and lots of parks and playgrounds. Melinda was a great host and took care of every request immediately - usually the same day! Our kids loved the looking out the windows at the sailboats floating in the harbor across the street. A great vacation rental.
Newburyport is truly a historical seaport for all seasons. This is a thriving community with unique shopping, fine dining, arts, culture, and absolutely beautiful scenary. It's a community with much history, including home of the first Coast Guard Station. Not only is there an abundance of maritime activity. In addition, there are many parks and recreation areas such as the Mass Audobon Center on the way out to Plum Island and the Parker River National Wildlife Refuge at the south side of Plum Island. During the spring and fall migrations, thousands of land and water birds move through this area. In the summer you can take a harbor tour or whale watch, bike to the beach at Plum Island, enjoy free summer concerts/movie or tour the various museums. The summer festival is Yankee Homecoming. It's a 10 day celebration for locals as well as tourists. In the fall there is a Fall Harvest Festival. In the winter the local merchants celebrate with special events such as Christmas Stroll.
