Enjoy the comfort of our private and cozy guest home located in Tempe Arizona very close to downtown Tempe. This is perfect for a couple! We are in a quiet and desirable neighborhood with quick access to most freeways. Just 2 minutes from ASU, Gammage Theater, Downtown Tempe's Mill Avenue night life and, Tempe Town Lake/Tempe Beach Park. We are 8 minutes away from our great Tempe Marketplace shopping center, 15 minutes from Old Town Scottsdale and some of the valley's best golf courses. Scottsdale Fashion square shopping mall is also nearby.

Fully furnished, 1 bedroom/1 bath (shower), 1 Queen size bed and walk-in closet with a 3-drawer dresser. A comfortable living room with table and chairs, love seat recliner and sofa, a fully equipped kitchen: gas stove top, microwave, toaster, automatic coffee machine and French style refrigerator. The kitchen is looking out to our beautiful backyard and amazing pool. A covered private patio, washer & dryer on the patio, one parking space is available in our driveway. Wireless WIFI and a 32" HD SmartTV.

Be aware that the TRAIN goes by behind our property day and night, however it doesn't sound its horn. We are used to it and actually love watching it go by!

The guest house is completely separated from the main house, therefore is private.

2-adults maximum. Sorry, no children because of the pool please.

Why Sylvia chose University Estates

This is a great and friendly neighborhood in Tempe located in a cul de sac. This home was built in 1947 on a 0.48 acres lot. My backyard is so lush due to flood irrigation, it doesn't feel like it is the desert here! On-street parking available for one vehicle (parking is patrolled and enforced by the city and is reserved for residents only)

What makes this house unique

Perfect central location to visit Tempe, Scottsdale and Phoenix; the valley of the sun! Public transportation in the area includes free Orbit bus, transit buses, light rail on Apache Blvd, quick access to most freeways nearby.

great snowbird retreat!

We had a blast staying at Sylvia's property. We love patios and this place has great patios. The location was very good, easy access for the things we enjoy doing like the botanic gardens and close to parks. The bird sightings were wonderful we loved listening to the mocking birds. Her cottage is very comfortable, the kitchen is small with no dishwasher, but it was not a problem, she has a huge sink for cleaning up. If the opportunity arose, we would stay there again.

This house has a personality that the pictures don't show. As soon as you walk in you feel so comfortable that you feel like you are in your own cottage. Silvia is an out of this world fantastic lady. She treats you like family. I'm making a reservation for next year now.

Best secret in Tempe

This is one of those reviews that you don't want to write because the place is so good everyone will want to book it and it won't ever be available when you want it.

Our first time snow birding from Rochester NY for 3 months and we couldn't have been any luckier finding the "gingerbread house" and Sylvia. From letting us arrive a couple of days early due to a speedy trip across country, to the bottle of wine, candles burning and snacks when we got here, to making us feel welcome and encouraging us to use her stunning pool and backyard, we couldn't be happier with Sylvia or the house It is exactly like the pictures only better. There is a lot of storage which I didn't feel the pictures show. It definitely feels bigger than it looks. The backyard and patio are wonderful on these hot sunny Arizona days. The train is far enough away that it isn't a bother. It does not blow a whistle so it is just a bit of a rumble. We got used to it pretty quick. The street is very quiet and so centrally located to everything Tempe has to offer which is ALOT! You are practically living on the campus of ASU (but far enough away as to still feel like a neighborhood) You can walk or bicycle downtown. Downtown has every imaginable food and drink you could want. Great happy hour specials weekdays and some bars extend happy hour all day on certain days. Craft breweries, chain restaurants and family bar and restaurants are everywhere, Tempe Town Park has festivals and is an easy bike ride from Sylvia's. If you are into outdoor activities Tempe and surrounding area is loaded with trails to bike or hike. There is something to do everyday. Chandler Scottsdale and Phoenix are really close by -around 10 miles in any direction gets you somewhere new and fun.

We find ourselves sun tanning all day in a pool area that rivals a resort then heading somewhere for happy hour and snacks. Pedal Haus, Macayo's Cantina, Blasted Barley and Handlebar are some of the best places we have found. Casey Moores on Ash is really close and has great food and specials There is also a free shuttle service that runs all day with a pick up right at the end of the street. The Light Rail is also close by if you are not into driving in Phoenix. It really is Tempe's best kept secret for short term rental and I highly recommend it.

We don't want to leave. We hope to return!

Adorable & quaint guest house with luscious backyard!

I have thoroughly been enjoying my stay here!

The guest house is very cozy and cute with its French touches. Private entrance and full access to the backyard whenever you please.

Sylvia's backyard is a paradise! It is not your typical Arizona backyard. Gorgeous green trees, flowers, bistro lights, waterfall and big pool! I have spent many of my Saturday and Sundays out by the pool catching some sun and enjoying the surroundings.

I highly recommend this guest house for short and long term stay! The neighborhood is very nice and great area for riding bikes or taking night time walks. Mill Ave. is just a few blocks away, the airport is about 15 min drive. Great location!

Sylvia is very lovely and has made me feel right at home on her property. I highly recommend staying here!
