You're invited to relax and enjoy your stay in our condo, as it is the most private and desirable location on Cozumel Island. It is so secure that the Presidential vacation home is adjacent to the property. CONDUMEL is located out of the fray of the northern hotel tourism zone, and congested mass, of all-inclusive lodging . It is an easy walk to the town center of San Miguel.

The old world Mayan architecture of the condo, which is unique to the Yucatan peninsula, is simple and sophisticated. Upon entering the limestone courtyard you will feel transported back in time with the design and lush tropicial gardens. You can expect to be greeted by our manager, Sara, who will help you get settled into your private condo with sliding glass walls which open out to your beach and aqua blue Caribbean water. Sara can also help you with reservations for scuba, fishing or to point you to find specialty items.

Your mornings can be spent on the patio reading underneath the palapa. In the evening you'll enjoy watching the most beautiful sunsets. Have fun mixing up your own batch of margaritas and a plate of guacamole and chips. Let your cares wash away on the beach and enjoy the gentle breezes. This is the perfect experience to unwind and leave your responsibilities behind. Expect your king bed, oversized bath, kitchen and authentic Mexican Saltillo tile floors to be cleaned daily by our cheerful staff. Additionally, to make your stay easy, the kitchen and refrigerator are supplied with drinks, chips, eggs, butter and the like and are replenished at a cost per item. Your kitchen is equipped with a microwave, toaster oven, blender and a stove. We also include dishes, cutlery and wine glasses.

The kind and smiling attendant, Hercules, always offers up a “Buenos Dias”, and rakes your beach daily. You can watch the fishing and dive boats cruise by, while swinging in the hammock or lounging under the shade of the palm trees.One might even get a glimpse of the iguanas sunning themselves on the coral rocks lining the beach area. The colorful fish are abundant and right along the shoreline. We can also provide snorkeling equipment so you can see the beautiful coral walls and exotic underwater wild life.

Once inside the condo you will enjoy how large the space feels. The Master bedroom can be closed off from the sunken living room by the teak archway with louvered doors. The built in head board and nightstands provide extra storage for your belongings and ample teak closets in the Master suite and bathroom allow you to keep things organized. Go to sleep and wake up to the most unbelievable view of gradient blue waters and snow white sand while listening to the relaxing sound of tranquil waters. Colorful Mexican décor makes you feel right at home and the built in sofas can sleep two extra people. As a bonus, the back bedroom has four custom built-in bunks, a toilet, sink and shower stall.

Athletes participating in both the Ironman & 1/2 Ironman have found this an ideal spot.

Amazing Family Vacation!

Our 10 days at this property was the greatest vacation my family has ever experienced! My wife and kids (age 15 and 11) made me promise we would be back! It was so amazing and the pictures posted online don’t do justice to the view when you first open the doors and look out onto this little slice of paradise. 5 minutes from CZM and we met by Sarah who greeted us like friends and showed us around and gave great tips and recommendations. Was a “hotel” atmosphere but felt like an actual home. Comfy King size bed for us & bunks for the kids. Kitchen had all the tools needed for cooking, with plenty of room in the fridge and cabinets, they provide some basic food when you arrive and restock or mark it off the sheet for payment at the end of your stay. We went to the Mega and stocked up. Bathroom is HUGE. Waking up to ocean view from bed was the best part of every morning.

UNBELIEVABLE beach! Lots of space to lay on a private beach with only a few other people there, but usually no one else was in sight but us! Never once did we miss having a normal beach that went right into the water. The ladder was very easy to get in and out for all of us but maybe not for a small child or elderly person. The edges are very sharp on the rocks so use caution walking anywhere (same at almost every beach in Cozumel though). Careful if you have toddler age kids as there are no rails or protection on the porch or waters edge, so keep that in mind if you have little ones. The snorkeling is simply incredible. We went to other beaches during our stay and we found the snorkeling right from our own beach to be so much better! We would swim north to the Port wall and back every single day. My son and I did a night snorkel right from the ladder with flashlights and in the pitch black darkness we shared an unforgettable hour of watching the walls come alive with fish at night.

If you like the fast and busy hotel atmosphere with lots to see and do and people to wait on you then don’t come here! This is place for relaxing and quality family or private time. We never felt like we were at hotel, but it still had amazing maid service with everything from beds made, dishes done and put away, and even laundry. My daughter got stung by a jelly fish one day, Sarah came and gave some much needed TLC and made her feel so much more comfortable!

Coming back next year!

Read Brad O.'s review from January 2017- Everything he said is true time 2. Sara is awesome!! I had the same concerns about being near the airport, but watching the jets coast in over the ocean is cool and although there is a bit of street noise from cars if you leave the street facing windows open, I will take a quiet hum of a little traffic over the loud obnoxious drunk tourists of an all-inclusive crowded resort any day with neighbors thumping in the room next door at all hours. There are only 8 condos I think here that are actually rented out and the only neighbors we had were all respectful of each other's space and nobody was loud. Beyond the beauty of the location, I think a place like this attracts a different clientele, which is good if you want to come to relax and enjoy the beauty rather than get drunk at Margaritaville.

This was our first time snorkeling so it was an amazing experience for us. It's like diving into a fish tank. I was also wondering what the current would be like, but it is very mild. My 12 year old daughter and I snorkeled every day- we would just swim upstream (north) and then coast back as not to be too tired to get back to the steps.

Mega is a great place to stock up for the week on staples (we made all our own food)- then I would go to the local market to buy your daily veggies, fruit and fish. The fish market is fun- we ate fresh exotic fish every day CHEAP! (lobster tails for $5, a whole queen triggerfish - enough for two meals for my daughter and me - for about $4, swordfish, red snapper, shark, huge prawns, - we just bought whatever the fresh catch of the day was)

We rented a car so we could explore the island- I would highly recommend this- parking is easy at the condo and the East side of the island has many secluded spots to wade in the big waves and go tidepooling.

Quiet, relaxing perfection

What can I say about this place that hasn't already be said. It's so quiet and with empty lots on either side, you won't have many people near by. The place was clean and stocked with enough supplies to get you through your first day. The grocery store Mega is only 1.3 miles away or a 30 minute walk. Shrimp was $5/ pound (240 pesos/kilo) Cab fares were cheap and anywhere in town was only 60-70 pesos, however gas prices went up on the first of the year so prices may have gone up. A cab fare to Punta Sur was only 360 ($18) one way and that's as far south as you can get.

Couple things to be careful of:

Don't feed the iguanas on the patio or they will be frequent visitors. Feel free to feed them in the neighboring lots. They like shrimp shells, papaya and bananas.

Don't enter the ocean using anything other than the ladder or diving board. Sharp rocks and spiny sea urchins are not your friend. If you do get stung, Sara (who was awesome) can help you!

Don't leave your door open or you may have gecko visitors.

Also there a few rocks hidden under the sand.

The snorkeling isn't that great unless you've never been snorkeling before.

Other than that it is amazing and five stars. We were worried about the airport noise since the runway is so close, but honestly we hardly noticed it. Larger planes came in maybe once an hour at most and it was kind of neat seeing them come in over the ocean. The sunsets were incredible. Watching the cruise ships come and go was great. The water was incredible. It's 100% safe there. We walked back from town on numerous occasions at night and never had any issues. It was easy to catch a cab if we needed one.

Bottom line is we would not hesitate to rent this place again. It was perfect for this family.
