Why Nicola Simoni chose Oltrarno
Characteristic, on the ground floor, located in an historic building of one of the old streets of the pictoresque medioeval neighborhood of Santo Spirito, in a quiet location but near the lively parts of the quarter, in an area full of traditional craft workshop and antiques shop. The large studio flat is divided into a sleeping area and a dining area with a small kitchen and an en suite bathroom.

A good bolthole in the Altrano
A clean and well maintained small apartment at the floor level of five storey building.
Can be noisy with motor bikes going to and fro at 7am but don't let that put you off as it is a different experience from across the river.
Half way between Santo Spirito and San Freddianno and Del Carmine!
Super little eating places and a super market nearby.
Great location and value!
I spent the month of September in Nicola's apartment. The location was perfect for my needs, just a little removed from all the hustle and bustle but close enough to get anywhere quite quickly. The neighbourhood itself had everything you needed, restaurants, laundry, nice parks and places to walk. The apartment was compact and very comfortable with everything that was needed for an extended stay. There were kitchen and cleaning supplies, extra towels and sheets, ironing board, iron and more. I especially appreciated the air conditioning as it was very warm for the first two weeks. Nicola was very accommodating. My flight was very late and there was no problem meeting me late at night. This flat was excellent value and I would recommend it to anyone for either a short or long stay.
Awesome experience and incredible value for your dollar
First of all I cannot thank Nicola enough for being such an incredible host. He was prompt, friendly and courteous. The place is very safe - which makes sleeping without having to keep one eye open a very positive benefit. All the things I did were within walking distance (and I was there a month). Very good location for restaurants, businesses (my hard drive crashed and I was able to walk to a nearby place that fixed it promptly and professionally). The place feels bigger than you might think (although I was a solo traveler). Lots of pots, pans, plates, glasses, iron and ironing board, hair dryer etc. Well stocked for shampoo, body wash. The AC and the heater worked very well. A wonderful place to stay. Do not be
fooled" by the economy price tag, you will get incredible value for your dollar.
This place was perfectly cozy. Everything I needed was in the apartment...cooking/eating utensils, stove, microwave, linens, cleaning supplies, laundry soap, trash bags, coffee...everything. Heating worked well, internet (mostly) reliable, and great lighting (including skylights). The ambience is SO cool - it's old, like everything in Florence, and I LOVED the exposed wooden beams and stone. The location is unbelievable; right around the corner from Santo Spirito (great nightlife), and just down the street from Palazzo Pitti. Ponte Vecchio and Via Tornabuoni are each only a short walk away, as well. Of course, there is street noise, but nothing extraordinary, and I slept well every night. It was easy to handwash light laundry, and the nearest laundromat was a close walk to the apartment for bigger things. The owner was friendly, responsive, and gave a lot of valuable information about the apartment and the city. I would definitely stay here again!
Small but a great space
We arrived and our first impressions of the apartment were very good. Obviously it's small but it was well presented and clean. There was a nice big wardrobe (big wooden thing in the picture). That was very useful. The apartment had everything we needed for our stay. We stayed from September 7-October 18. We actually extended our stay once we got there and Nicola came by within a day to respond. During our time there we had only two issues. Both were resolved very quickly and didn't effect our stay very much. I would recommend downloading What's App to communicate with Nicola. That was how we communicated and it worked very well. Any time we had an issue Nicola showed up exactly when he said he would and never came by without notifying us.
This apartment has air conditioning, which isn't in many apartments in Florence. For our longer stay it had extra linens for the bed and towels. All the necessary cleaning supplies were in the apartment in case of spills or any accidents.
The apartment is well located near the Santo Spirito. It was a quiet part of the city and wasn't very loud even during the day. The Pitti Palace was very close (5 minutes) and the Ponte Vecchio (8-10 minutes). There was a grocery store near there as well. There also wasn't any major noise from the neighbors above us so that's always a plus. There are also a variety of restaurants in the area. Gusta Pizza, Casalinga, and Tamero (Great aperitivo, 8 Euro). They are are very close, less than 5 minutes walk.
The only cons were that the shower was small but that was expected. However some water would come out of the shower onto the bathroom floor. But that didn't cause any problems.
Overall our stay was very nice at Nicola's apartment. We would certainly stay there again.
Small appartment situated on the ground floor, well located as described with a bit charm but unconfortable, dirty, dusty and very, very humid. The bed is located under the stairs and the front door is badly isolated. The bathroom is done with old marble which is dirty (with black sticky joints arround the shower that you can't see in the picture) and very moldy. The old Ikea kitchenette, which could be nice if clean, has the frigerator with dirty doors and interior full of folling ice under the freezer. Please check that the owner is charging you 30 Euros for the final cleaning!. The flat is very noisy (old single glass windows), with very little daylight. The first déception ever we got while renting an appartment on Homelidays.
Yes, the apartment is small (35 square meters) and well located. It's confortable (I've lived here in the past!) and not "very, very humid" (and in case of bad weather the guest can use the air conditioning system that is provided with drying function!). The cleaning is accurated; if the bathroom "is done with old marble" it's not strange: the flat is located in an old house (but renovated in 2011!). The "old Ikea kitchenette" is a new Ikea kitchenette! The "old single glass windows" are double glass windows!
