UNIQUE LAYOUT - Both Bathrooms are attached to a sleeping space. (The downstairs bedroom was originally a den with an attached bathroom). Since the downstairs room is a bedroom, both bathrooms are accessed by walking through a bedroom. Obviously, this works fine for most families, but may not work for friends traveling together.

1.5 miles from the center of Historic Downtown Eureka Springs, yet you would never know it because the property is tucked away on a secluded and peaceful hillside.
This vacation home features 4 queen bedrooms and two full bathrooms. The downstairs bathroom includes a Jacuzzi tub.
Three of the bedrooms are up two steps from the living room. This level has a laundry room with a washer and dryer, and the master bedroom which has a full bath. The fourth bedroom is down a few steps and has the main bathroom with the jetted tub. This area was originally a den area and has an open stairway to the living area above.
This house is absolutely perfect for families or groups of friends. It includes a full kitchen. There is plenty of room at the dining table or at the kitchen island. If the weather is cool, warm up next to the wood burning fireplace. Relaxing next to a warm fire with a cup of tea or glass of wine is the perfect way to end a day of exploring Eureka.
Bring your marshmallows because there are great outdoor areas, including a fire pit area. The decks provide plenty of room for outdoor dining and enjoying the fresh air. There is also a BBQ grill provided (bring charcoal). The house stays cool in summer and warm in winter with central heat and air.
You will be undisturbed during your stay. We provide all towels and linens and general kitchen cookware, plates, glasses, cups, and utensils.
The driveway is spacious and paved and relatively level. This allows motorcycles a great place to safely park. There is also plenty of room for a trailer.
This vacation home is literally on the 'Trailhead'. Mountain bikers and hikers have private access to the trail system out the front door of the house. This trail connects to the Lake Leatherwood trail system as well as leading to Downtown. A portion of this trail system is used during the Fat Tire Festival, held each July.
This house is a get-away... WiFi and Cable are NOT available, although, a few channels come through. There is a DVD player.
Please contact us if there is any change in the number of guests that will be staying at the property. It is very important for us to know the number of guests in case of an emergency or natural disaster. Neither floor space, nor furniture may be used as additional sleeping areas. Exceeding the number of guests stated on the reservation or allowing the entry of an unauthorized pet into the property will be quickly addressed and require immediate compliance with the Rental Agreement. Note, we are able to monitor the number of guests and pets at the entry point of the property. (None of our properties have internal surveillance video). Exceeding the number of guests stated on your reservation or bringing an unauthorized pet will be cause for cancellation of your reservation and cessation of your stay without refund as outlined in the Rental Agreement.

This property is managed by Ozark Mountain Vacation Rentals. The property is owned by Denton West, owner of Adventure Mountain Outfitters. Denton knows all the best trails, rivers, hikes... basically, he is the person to see regarding all outdoor activities. His store is located at 151 Spring Street. Services include - Bike rental and repair, float trips, guided bike tours, or simply stop in and ask where to find the best trails, views, or hidden ruins in Eureka.

Only thing that would make better is bathroom that is accessible without going through a bedroom.
Thanks for the review! Note for future travelers... the split-level layout of the house creates a "bonus" 4th bedroom that could also be a den. Therefore, the bathroom is off to the side of this room. Because of this, there is not complete privacy in the 4th bedroom, but we point this out in the description. It's still a great house and has amazing access to trails and is very close to Downtown and all wedding venues.
A few minor things need attention, the musty smell and the Jacuzzi didnt work, and no TV... Bring your own DVDs if you want to watch it on the tiny screen they have in the living room. Otherwise we have no complaints, the price was great for the space, privacy and home like atmosphere. I much preferred it to the tiny, quaint apartments that are the norm in Eureka springs.
Quiet, Relaxing. We will return
We were happy with our stay at the house. It was very quiet and had a decent amount of distance between it and other houses. We didn't get to enjoy the outside or the trails as it was raining for almost our entire visit, but it looked nice! lol The heating in the house was lovely and worked well. Everything was clean and working. The fireplace was a lovely feature on a rainy evening as we sat and played games.
I think we're going to try and come back and stay again during the summer because everything with this stay was enjoyable and easy. I would definitely recommend it.
Great Location, House was OK
The location of this house is great - very close to downtown but very quiet and secluded at the same time.The property management company was great. But the house itself was just OK. The front concrete steps are very DIY - some are large and tall, some are short, and they are very, very treacherous when it rains. There are no gutters so when it rains all the rain pours off the roof directly on to the uneven steps. I literally cannot image how awful the steps would be in ice and snow. They would be downright dangerous.The house has a beautiful two-car garage, but guests don't have access to it. So not only do you have to manage the dangerous concrete stairs in all sorts of weather but you cannot use the garage to load, unload your car. Very inconvenient.
Inside the house, the bedrooms are nice. The linens were nice. It was clean and comfortable. But beware - there are no extra paper towels or trash bags. We were there over Christmas and it was a big pain that extras of those two basic items were not provided and stores were not open. There was literally only one trash bag in the entire house and one partially-used roll of paper towels. The kitchen utensils, pans and pots are barely adequate to warm up a leftover meal and would not be adequate to do real cooking. For example, there's a nice stick blender but only one quite odd spatula. The front door area is a patch of glazed tile, so after going up and down the terrible front steps in rain, the front door area is incredibly slippery and dangerous. There is a tiny front door mat but the tile is unsafe.
There are just a lot of little things about the house that made it seem like it's an afterthought to the owners. It's clear the kitchen drawers haven't been cleaned out in ages (there was a hot glue gun, an apron tie, old newspaper, etc). A tiny Christmas tree was there when we arrived, which was a nice touch. But the lights on it didn't work. There are no books. There was a puzzle, but there are pieces missing. It's clear they have some kind of moisture issue - there are cans of Damp Rid in the kitchen and watermarks on the ceiling. The ice maker in the fridge does not work. Firewood is provided for the great fireplace, but no matches. As the listing states, there is no internet provided and no cable provided to make the house a 'getaway' - but why provide a ridiculously tiny TV at all if that's the intent? There are two very nice full bathrooms, but both are in one of the bedrooms.
Thanks for the review. This house serves as perfect place for family, friends, girls get-away, motorcycle groups, mountain bikers, and outdoor enthusiasts. It is designed as an affordable house that everyone can enjoy. The staircase is tight in places, but it is no different than the staircases in Downtown Eureka Springs. The terrain here is difficult and steps are designed to fit the hillside and are often squeezed in. Also, there was a small leak next to the skylight that has been addressed. This house is in a very quiet area with no immediate neighbors. It is only 1 mile from downtown, and located on the In-Town Trail System. The bedroom in the bottom is a bonus bedroom. The main bathroom is located in this room. This house is an AMAZING VALUE for a house that sleeps 10. There is a private deck, patio area, yard area. It is a perfect Eureka Get-Away House! If you want a convenient, quiet location to call home base while experiencing Eureka Springs, this is the place for you!
This house was perfect for our group! Enough room for all of us. Very spacious and lots of room to move around in. Definitely will stay there again. Close enough to all attractions, trails and restaurants, yet far enough away for some quiet relaxing time.
