Well-equipped and well-located
This property is the ground floor of a stone farmhouse, which has exclusive use of the property's quite large gardens. It is in a quiet location, with no road noise or noise from neighbours. That said, the owners of the upper floor of the property were not there and although they appear to be absent long-term, if they were to reappear then I think you could expect more noise.
It was extremely hot while we were there (between 35 and 40c every day) however despite this the house remained fairly cool. The owners also provided a fan which was helpful. The house generally was well-equipped, although it could do with a vacuum cleaner and proper cooking knives. There was also plenty of hot water, and the showers were both fairly powerful. However the shower curtain in the en-suite bathroom simply didn't work and each time we took a shower in that room the floor basically flooded. This needs replacing fairly urgently. There is wireless internet, but a word of warning - you only have 1GB of data a day; this is probably fine if you just wish to browse the web, but if you are looking to stream films or music (as we did) this will not be sufficient. The mosquitoes were terrible, so ensure you bring plenty of strong insect repellent with you!
The property is well-situated for the main sights of the region, being only 20 minutes' drive from Siena, and close to San Gimignano, Monteriggioni and Volterra too. However the coast is further - approximately 1.5 hours' drive, so if you are counting on visiting the beach often, then it would probably be worth getting a property a bit closer.
Anna and Giacomo were both friendly, welcoming and helpful. Should you have any problems during your stay, they can be counted on to resolve them swiftly.

Maison très bien située pour découvrir les incontournables de la Toscane ! Équipements parfait pour les familles, maison propre.
L'inconvénient est le chemin d'accès qui est vraiment difficile et long surtout avec les orages fréquents.
Nous recommandons cette jolie location !!
une maison très agréable et très bien placée
Un environnement très calme et assez beau, une maison confortable, parfaite pour un court séjour à 4, et toute proche du village de Staggia et de son indispensable Coop pour faire les courses. Seule ombre au tableau, la présence de moustiques qui rendent très utiles les bougies de citronnelle ! On retiendra surtout l'accès facile à la voie rapide qui permet de rallier assez vite les villes et villages à visiter. Au final, une location que nous recommandons sans hésiter.
Mooi karakteristiek Italiaans huis boven op een heuvel in het prachtige Toscane. Vanuit deze plek zijn er heel veel mogelijkheden om binnen een zeer acceptabele afstand de omgeving te verkennen. Het was warm maar met de ventilator aan was het in het huis redelijk aangenaam. Neem wel je anti mug mee!

Two sides of a stay
The flat is in the ground floor of a rural stone house and well eqipped. Everything is in a good shape and well maintained. The garden (grass) is large and has a separate part as playgroung for the children.
During our nearly complete stay in the house most of the time very loud construction work was made in other parts of the house. With big hammers and very loud machines so that we must leave the house and cruise around to be able to talk to each other. Another disadvantage ist the access road to the property. It is a mixture of sand, dirt and gravel with big puddles (some more than 3m in diameter) when it is raining, and we had much rain. So the use of 4x4 or all terrain vehicle is highly recommended.
The flat has neither TV nor Radio and there is also no antenna to connect with own equipment. Internet is working via a LTE router and it is sufficient for mailing and surfing. Streaming of audio or video ist not possible.
Contacting our host about these was disappointing, more than a sorry and "we feel with you" did not come.
At your stay the work began in the house of our neighbors who had not warned us, otherwise we could have warned you.
The access road to the property is described on the website, and is a country road, whose maintenance is not up to the individual homeowners.
Unfortunately during your stay it rained a lot.
The apartment has neither TV nor Radio as described on the website; there is a TV socket in the living room behind the sofa bed, and one in each bedroom.
The connection is via a repeater with GSM sim card, the other guests did not complain about the speed.
You did not ask me to come home to talk about these problems.

Situation idéale pur la découverte de la Toscane
Idéalement située entre Florence (40 minutes) et Sienne (20 minutes), proche San Geminiano, Colle di Val D'Elsa, Monterrigioni, Volterra. Les paysages cartes postales de Toscane à 15 minutes de voiture. La route des vins, SR 222, et Castelina in Chianti sont aussi à proximité.
Location pour les amoureux de calme et de nature, et à 2 kms de l'autoroute Sienne Florence.
Equipement du logement simple mais complet, très bon accueil et disponibilité des propriétaires. Espace exterieur sympa pour de bonnes soirées, ou après-midi farniente.
Nous étions en famille, 2 adultes, et 3 enfants de 15, 12, et 8 ans.
Le chemin d'accès évoqué par certains locataires était tout à fait praticable avec un véhicule standard lors de notre séjour.
