Our condo is a very short walk away from seven miles of white sand beach in a bustling vacation destination town on Maine's south coast. Old Orchard Beach offers fun and amusement for all ages and is only a short drive from Portland's old port, 90 minutes from historic Boston MA and close to routes accessing the beautiful mid coast regions of Maine.

A ground level room can be accessed either from the parking lot or the front, street facing, door. From the parking lot entry a stairway to the 2nd floor, general living, with another stairway rising from the living room to the 3rd floor. 2 bedrooms, a full bath and laundry appliances are on the 3rd floor. Air conditioning is provided in these rooms only. A 3rd bedroom on the ground floor is equipped with a microwave unit, refrigerator and kitchen sink/cupboard. A full bath is available as well. Although not wheelchair accessible, (narrow doorway), this bedroom would accommodate persons with physical limitations. The kitchen, dining area, with balcony, and living room are on the 2nd floor.

This configuration can be ideal for multi-generational families traveling together.

Windows on three sides with the ocean visible from the upper floor, provide bright sunshine throughout the day. Light and sun heating can be managed through the venetian style blinds on this level, drapes or pull shades on the 3rd floor.

The kitchen is fully equipped with major appliances, pots, pans, cooking utensils, dishes, glasses, towels and small appliances. There is ample cupboard space stocked with minimal basics like salt, pepper, sugar, flour and cooking oil.

The two 3rd floor bedrooms include twin beds in one room and king bed in the other, with space enough to accommodate a baby crib (not provided). The 3rd bedroom has a double bed. A double bed futon opens up in the living area, 2nd floor, to provide additional sleeping for up to 6 persons. Plenty of closet space is provided in both carpeted 3rd floor bedrooms, with a small closet in the ground floor room. Bed linens and bath towels are provided for all beds.

The balcony off the 2nd floor dining area is small and no open fire is permitted as with a grill. A small electric grill is provided for use there, if desired. A gas grill and small picnic table is provided in back of Unit 1, accessible from the ground floor room.

Grand beach runs from Pine Point in Scarborough for seven miles south through Old Orchard Beach to Saco, the longest beach in ME. Many options for summer fun are offered in this length including fishing, small boating, walking, running, tubing, swimming, sunning as well as volley ball, badmitten and bocci games.

An informal and ever changing notebook provides some of the local history (lots of that), guides to local restaurants, shops and amusements, operations of appliances, including a gas stove in the living area (for particularly cool evenings). Wifi connection and cable television are available with dvd player.

Seabreeze Lane, across E. Grand Avenue, from the front of the condo leads directly to the beach walkway. This part of the beach is .7 miles from the pier, or the center of OOB, and is quieter, less crowded than the town center beach.

Our condo is owned by Brandy Properties, LLC, which operates from central NY. Our daughter's family is a 90 minute drive from Old Orchard Beach, with another daughter a hour plane ride away. We wanted to have a place where our family could gather, when they are able. As with so many families, we are far flung as jobs require. When we retire we hope to relocate to the Maine coast and we bought our property there to establish a 'beach head'. Since we still live away from ME, we want to rent our place to others to enjoy.

Old Orchard Beach offers so much. It has been a tourist destination for many years and it remains so today. It has the only beach side amusement park on the East Coast as well as the longest white sand beach in ME. One can lay in the sun on the beach, cruise the shops and food establishments along the Grand Ave. or the pier or walk for miles in relative solitude.

Personally, I love reading in the incredible warmth and sunshine that pours through the windows of our condo, fixing a simple dish of fresh fish and greens or snoozing in a warm summer ocean breeze; especially coming from the cool (cold) snowy fields of western NY.

I love the proximity to Portland and to the incredibly beautiful midcoast region of ME, as well as the possibility of a train ride to Boston for a special event.

What makes this condo unique

Our condo is near to the very active beach town life but lies just outside the business and amusement park sections. You are near to the unique beach side amusement park as well as the many shops and restaurants but still 'off the beaten path' where you can sit and relax on the balcony. Off street parking within a very short walk to the beach is major advantage during the busy high summer months.

We rent as 3 bedrooms. We will rent long term to persons 21 years old or older. Short term rental agreements are required for weekly renters or longer term renters up to 4 months. A full lease will be required for terms longer than 4 months. Off street parking is a real draw in Old Orchard Beach as public parking is expensive. Up to 3 smaller vehicles can be parked outside of the end Unit# 1. A list of "Rules" is provided in the condo for guest to reference. They're not draconian, just informative; i.e. what to do with garbage, how to exit without losing security/damage deposit money, etc.

I can't chose between loved it and not really. I need something in the middle.

I loved the location. I loved the size, the parking, the BBQ and the third floor.

We slept in the room downstairs for the first 4 days and it was so very hot and the size of the bed was too small. My doughter, her husband and their 2 children took the 2 rooms upstairs and they were very happy. They left after 4 days and then we took the upstair room and that was great. I hated the bath on the ground floor. I much prefer a shower or, at least, a bath with curtains all around. Adding an air conditionner on the second floor and another on the ground floor would make the stay a lot more enjoyable.

Great place for our family getaway!

The condo is in a great location (minutes from the beach, short walk to pier), and had just the right amount of space for our family. And it was surprisingly quiet there, given that the condo unit is right on the street and the railroad tracks are right behind the complex. We were able to park three vehicles in front, which was a very nice bonus. Having a second refrigerator on the lower level was super helpful, too - allowed us to stock up on groceries early in the week so there were less runs to the store.

Thanks to Judith for letting us rent this place! We'd love to come back next year!

2nd year staying here and couldn't ask for more!

This was the second year we have stayed at this condo and will be looking to book again in the future. The proximity to the beach can't be beat. It is a little bit of a walk to the pier, but that is something we enjoy.

Off street parking is limited to 2 (two) cars. Check in time is 4:00 p.m. and check out time is 10:00 a.m. These times can be adjusted by contacting owners directly. They are set to permit adequate cleaning between guests and we appreciate your cooperation in observing the times. Guests can negotiate with owners regarding length of stay during the off-summer season, with charges reflecting time periods less than 7 days. We only schedule a single guest (party) each week, however. Thus, you may choose to stay for 4 nights but yours would be the only rental for that week period. Prior to the 'high-summer' season charges would be for the 4 days reserved. During 'high-summer' you would be charged for the 7 day period with no refunds for a stay shorter that time.

Owner's Cancellation Policy

  • 50% refund if canceled at least 7 days before arrival date.
  • 100% refund if canceled at least 14 days before arrival date.
  • Service Fee fully refunded on cancellations that qualify for 100% refund.
