This is a 3 bedroom home with a game room that will sleep 4 kids in twin bunk beds and a double futon, the other 3 bedrooms, one king master suite, one queen, and two double bunk beds with a full bath in-between, great views of the lake from kitchen, dining and living room areas, plus two of the upper bedroom with their own private deck. Large back yard with deck table and chairs and a boat dock, no boat for your enjoyment. Fireplace and HDTV in living room area to enjoy while the kids have their own room with x-box and HDTV satellite, DVD player and more.

Not bad, not amazing though
This lakehouse has such potential, but really lacks some personal touch/needs some TLC. There was no soap anywhere & they only provided one roll of industrial 1-ply toilet paper, and one main bathroom only had 1 washcloth. (A quick trip to Walmart and less than $10 later solved this, but seems like this should be provided with the rental fee.) I read the reviews about the spiders/ spider webs, so I brought my own spider spray & traps, but my 4YO son still got bit by one, twice. Spiders were all over the deck/ patio and we kept the doors closed. Of course, it's in the mountains, but all the owners need to do is hire a professional exterminator to resolve this problem in the summer. An odd thing to me was the main living area had the furniture arranged to see the TV and front door....not the awesome lake view! (Note to owner: would highly suggest you move the love seat to face the picture windows to take advantage of the best feature of the house...the lake view.) Minor detail, the foosball would've been great for the kids, but there was no ball. The deck was nice and we enjoyed the lovely view across the lake (after I power sprayed all the spider webs off the patio chairs and table)... Another annoying issue was there was goose poop all over the lawn and up on the deck on Day 2. We learned to do the 'goose step' across the lawn to the floating dock, when we felt like dealing with it. (Not sure how you prevent this, unless there are motion-sensor grass sprinklers? ha) Overall, our family had a nice visit here, plenty of space and loved how the master was separate from the 2nd main bedroom near kid's rooms. I liked that there were local tourist brochures with helpful info about things to do in the area. Like I said, this house has great potential, but was not up to the usual standards we've come to expect with similar vacation rentals.
We enjoyed Pagosa Springs area and Wolf Creek.
Upon arrival we found several dead flies in the master bedroom bathroom and tub. There were no hallway lights in the upstairs adjacent to kitchen. These are minor problems which you would not expect in a home like this at the price I paid. The house needs some TLC. The rug in living room area is a danger to kids and older adults as it doesn’t lie flat in one corner. Almost tripped on it more than once. I hope these comments are useful for you in the future. Enjoyed the game room with grandkids.
I wish you would have call our 24/7 maintenance man who would have been over at the house ASAP to fix lights up stairs, rug, we could have removed it making sure no one tripped over it again. Again I wished you would have called us, sorry for these inconveniences. This home is one of our top rentals we try very hard to keep all of our homes up, clean and always ready for your vacation, we do not know if there are problems unless you call us especially at Christmas will all the back to back we have during this time of the year. We will be there the same day or will in hours for any problems you may have with the home you are in.
The lake house was amazing!
We loved our stay here. The house was perfect and exceeded our expectations. The floor plan was wonderful and allowed everyone to have their own space. The master bedroom area was huge and had a very nice deck outside of it. The living and dining room were large enough for out big family. The other rooms were spacious as well and had nice walk-in closets. We spent most of our time outside in the nice fresh air. We hope to stay here again in the future. A+

although we did enjoy our stay we found many discomforts with the house for example, there was many spiders and spider webs coming from within the beds and Windows. although we couldn't sleep comfortably because of this issue we did enjoy the house, it is very beautiful and well taken care of, the lake was beautiful and the scenes from upstairs was beautiful. it is well understood why it is called "majestic lake".

Once guest arrived they called about spider web in one of the upstairs bedrooms housekeeping when over and took it down, we credit back $25.00 for every day they stayed with us for this inconvenience, we'll also discount their next stay with us when they return in August. We do have spiders in Colorado and we are very sorry we missed this web.

Nice place to stay for our ski trip. Enjoyed all our family here. Home is kept clean and would recommend to others!
This home is close to all the amenities Pagosa Lakes has to offer, golf, rafting, fishing, rec-center, ice fishing, cross country skiing, down hill skiing, Lake Navajo is just 30 minutes away for boating, water skiing, house boat, fishing and world renown, catch and release Navajo Dam river. Durango CO. 60 miles away for everything else. Pagosa Springs Hot Springs, 3 miles to down town and the San Juan River.
