Leys View Cottage is a delightful traditional Cotswold stone property located in the beautiful village of Lower Swell which is only a mile from the famous market town of Stow on the Wold. Beautifully presented throughout following an extensive renovation, this 4 bedroom/2 bathroom property has all the character and charm of a traditional Cotswold home accompanied by a modern and stylish interior.

Located only a 2 minute walk to the centre of the village, Leys View Cottage looks out over open fields to both the front and rear and is only 200 metres to the highly regarded local pub, the Golden Ball, which has a great reputation for good food and locally brewed ales. Lower Swell is a delightful village that is characterised by its plethora of beautiful traditional Cotswold stone properties and offers guests at Leys View the opportunity to enjoy country walks directly from the cottage. Situated only one mile away from the bustling town of Stow on the Wold the cottage offers a perfect central base from which to explore the Cotswolds.

Dating back to approximately 1595, the cottage has undergone an extensive renovation in 2016 and now offers the traditional features of log burners, beams and stone mullion windows married with a contemporary kitchen and newly fitted bathrooms. The property now boasts 4 bedrooms, 2 bath/shower rooms and 2 reception rooms. The cottage is newly furnished throughout with high quality fixtures and fittings offering a modern and contemporary twist that complement a wealth of period features including log burning stoves in the sitting room and the entrance nook, beams throughout and a magnificent vaulted ceiling with exposed beams in the master bedroom. There is a good size private garden with a paved patio area and a small lawn on the upper level that looks out over the stone wall to open countryside beyond.

Accommodation

The house sleeps a maximum of 8 people in 4 bedrooms. On entry you come in to the entrance nook with its traditional wood floor, log burning stove in the chimney recess and two armchairs making it the perfect spot to read a book or enjoy a glass of your favourite tipple in front of the fire. Leading off the entrance nook, all located on the ground floor, are the sitting room which looks out to the front of the property, the kitchen/diner which looks out to the garden at the rear, the main family bathroom and the stairs to the first floor (please note that the stairs are quite steep in keeping with a property of this era. If any guests have restricted mobility please do enquire beforehand to ensure that access will not be a problem).

On the first floor is the Master bedroom with vaulted ceiling and traditional stone mullion window that overlooks the fields beyond. There are 3 further bedrooms on the first floor – one double and two twins - along with a contemporary shower room that was newly fitted in 2016.

To the front of the property is a small, pretty cottage garden bordered by a traditional Cotswold stone wall. To the rear there are 7 steps from the bi-folding doors in the kitchen leading up to paved patio with a dining set for 6 people. During the summer months a gas barbecue is available. Stepping up two steps from the patio there is a small lawned area with a Cotswold stone wall to the rear overlooking open countryside. The garden has a number of borders that are well stocked and laid out in a cottage style.

Parking is located directly opposite the house to the front in parking bays that are shared with neighbouring properties. Parking is unallocated so it is on a first come, first served basis. Please note that parking is on the other side of the road to the property so please do take care when crossing the road especially with children.

Entering the property you come into a hallway with a wood floor leading to the following rooms on the ground floor:-

Sitting Room:- Overlooking the front of the property with one three seater sofa, one two seater sofa and two armchairs, coffee table, a traditional stone fireplace with log burning stove, gorgeous stone mullion window, flat screen TV and DVD player.

Kitchen/Diner:- Stylish modern kitchen with solid wood cabinets, stone worktops and bi-folding doors opening the house out to the garden during the spring and summer months. Large range cooker with 6 burner electric hob and two ovens, dishwasher, two fridges, freezer, kettle, toaster, microwave and equipped with all crockery, cutlery, pans and cooking utensils.

The open plan dining area has built in wooden benches to two sides of the table and four dining chairs providing dining for up to 8 people. There is a wall mounted flat screen TV.

Family Bathroom – Contemporary modern white suite and slate floor fitted in 2016. Bath with shower over, toilet, sink and storage cupboard housing the water tank.

Stairs leading to first floor with the following rooms:-

Master Bedroom:- Double bed with built in wardrobes. This bedroom has a magnificent vaulted ceiling with exposed beams and a traditional stone mullion window overlooking the road and open countryside to the front of the property

Bedroom 2:- Double bed with traditional style hooks for clothes hangers

Bedroom 3:- Twins bed with built in wardrobe overlooking the garden and open country side the rear

Bedroom 4:- Twins bed with built in wardrobe overlooking the garden and open country side the rear

Shower room:- Walk in shower, basin and toilet. This room was renovated in 2016 with a brand new shower, toilet and basin

Services

Wifi:– free Wifi/internet access is provided

Mobile phone service:- the property generally receives a good signal and has a good mobile reception but please be aware that signal coverage may vary depending upon which mobile network you are with

Linen:- bed linen and towels are included

Heating:- the property is heated throughout with oil fuelled central heating. There are log burning stoves in the sitting room and entrance nook for which two baskets of logs will be provided. Additional logs can be purchased but please ask in advance to ensure they are there in time for your stay.

Pets:- we regret that there is a strict no pets policy at this property

Smoking:- there is a strict no smoking policy throughout the property

Children’s Equipment:- a high chair and cot are provided but please note that we do not supply bedding for the cot so guests should make provision and pack their own.

Smoke/CO detectors:- there are smoke/heat detectors located throughout the property and a CO detector in the sitting room. These operate on a sound only basis and those of hard of hearing should be aware that they may not hear them without their necessary personal hearing device

Access:- entry is via a key located in a key safe. The code will be provided to you shortly prior to your stay

Friday and Saturday - minimum 2 night stay

Friday, Saturday and Sunday - 3 nights for the same price as Friday and Saturday

Monday to Thursday - minimum 3 nights stay

One week stay - changeover day is either Monday or Friday

The property underwent a major renovation in 2016 that included a new bathroom, new shower room, the installation of a traditional stone patio and was fully decorated throughout so whilst the property has all the character one would expect of a house dating back hundreds of years it also offers guests all of the modern day comforts that they have come to expect.

We spent three wonderful days at Leys View Cottage. A beautifully presented property where every inch of space is used effectively with style and comfort very much in mind. Lovely views to the rear, good parking and the log burners light up almost instantly when properly laid. Everything we needed was supplied and the beds were very comfortable. We will certainly be back again soon.

Outstanding property

We recently returned from a week's stay at Ley's View Cottage. There were 8 of us --3 adults (myself, my wife, and my 80-year-old mother) and 5 children (ages 15-4). The property was perfect. The building had a lot of character (built hundreds of years ago) while the interior was very nicely updated: The kitchen was great; nice washer and dryer unit; great mattresses; super garden in back. There was plenty of space for all of us. We adored it.

Lower Swell was also perfect for us. We loved the local pub (Anna, the owner, was extremely nice) and we soon felt like we belonged. We visited the pub a lot. We were an easy 1-mile (uphill) walk to Stow on the Wold. S.O.T.W had everything and was very, very nice.

I am a runner and I ran all around the area (Burton on the Water, Stow, Upper Swell, etc.).

We had a van (parking was easy) and we drove extensively around the Cotswolds. It couldn't have been better.

Michael, the owner, was easy to reach and he was a very nice person. There was an amazing welcome package in the house.

This is an honest "five-star rating".

Fabulous

My friends and I (6 in total) spent 3 days at this delightful cottage. We were celebrating a 60th birthday. The cottage was of an extremely high standard and a perfect place as a base to explore the Cotswolds. I would thoroughly recommend.

Beautiful, Clean, Comfortable and Well Equipment

We had a great weekend at Leys Cottage, there were 4 adults and 2 children, the house was perfect for us. Really cosy and warm and perfectly furnished, its in a great location to explore the local attractions and go for local walks. The host was really attentive to emails and left a lovely welcome pack of items on arrival. Lovely weekend had by all, highly recommend.

Lovely cottage, would recommend!

We had a great stay at this cottage. There were seven adults staying for a weekend and the house was perfect for us. It was really nicely decorated with lovely log burners and was very warm. It was perfect for a winter weekend away. I would recommend this property and would definitely stay there again.

The kitchen was well equipped and had everything we needed to cook for the weekend. All the rooms were very comfortable and they looked exactly as they do in the photos. It was just a short walk into Stow to visit the shops and pubs there.
