Why David Brown chose Newbury
This is a beautiful area to live and vacation year round. It is always best in the summer, spring and fall. Winter also offers unique opportunities to enjoy the quiet solitude of the river and watch the wildlife swim and feed.
What makes this Cottage unique
The views looking south across Plum Island Sound and over the Great Salt Marsh towards Ipswich and the southern end of Plum Island are fabulous.

a great house for a birding getaway!
We loved our stay at this riverside house in Newbury. The location was perfect for my birder husband, close to Joppa Flatts, Plum Island, Salsbury Beach and Ipswitch. My son found great fishing and mountain biking and I enjoyed staying home, reading, knitting and taking walks in the neighborhood. We loved the restaurants in Newburyport, but also enjoyed visiting Tenderhook Farm and cooking in the well equipped kitchen. The house is clean, tidy and extremely comfortable. David was next door if we had any questions. We can’t wait to return in the spring for the early bird migration. We have stayed in many vacation rentals over the years and this is the best!
The most relaxing getaway cottage!
We rented this quaint cottage for a last minute getaway with our 3 kids. It was perfect! The views and access to the river were gorgeous. We fell asleep at night to the breeze and sound of owls!
During the day we swam, kayaked, and the kids loved exploring low tide on the river.
Tendercrop Farm, a mile away, is a perfect place to get groceries and treats.
David (owner who lives next door) was helpful and very kind! We can tell he takes much pride and care in his homes. The cottage has been updated and stocked with all of the getaway necessities.
We will be renting this sweet home again. 💕
Thank you for the wonderful review. It was a pleasure having your family and such well behaved kids in the cottage. I hope to see you again.
Beautiful spot! Well maintained property clean & comfortable.
Thanks for a memorable get a way. Appreciate you sharing this special spot on the North Shore.
charming house with a gorgeous river view.
David and Debbie Brown (owners who live next door) were cordial, unbelievably helpful, and extremely nice folks. They helped us with a few boat launching issues, taking the time out of their own day to make our lives easier. Everything was provided - dish soap, linen, toilet paper, kleenex, hair dryer, garbage bags. I brought redundant items never imagining that the house would be so well stocked with essentials. Squeaky clean house. Nice grill, outdoor seating, an easy drive to Newburyport. We hiked a number of days - area is gorgeous. Even with a few days of rain, it was a very sunny experience! We brought our cat who thoroughly enjoyed moseying around the area; it is a tucked-away side road used only by owners/renters. Wonderful food shopping at Tendercrop, a few minutes drive away. Boating was interesting due to tides which cause an 8-10 foot rise/fall on the river, getting pretty shallow at low tide. Best to go out at high tide for the novice ocean boater (we're lake people, so it was a challenge for us at first), but wow - seeing Plum Island from the water was amazing.
A thoroughly lovely vacation. Thank you David and Debbie!
This Cottage is located in the Ould Towne section of Newbury, MA on the Parker River very near to Plum Island and it has a southerly exposure. It is within walking distance of Historic Old Town Hill that has many walking areas and is owned by Trusties of the Reservation an open space preservation organization that has other properties close by to visit. Tender Crop Farm is just over two miles away with a bountiful selection of home grown fruits and vegetables along with fresh meats and poultry and an animal petting area for young and old. Lots of fresh and dried flower arrangements are available also. Historic Downtown Newburyport and the Tannery which is a unique shopping experience is 4 miles away. There are many one of a kind shops that you won’t see in the typical mall shopping centers. You could easily spend the day shopping and dining at the many fine shops and restaurants. Enjoy a leisurely walk along the board walk that runs along the Merrimac River.
