Gorgeous view of the beach

This is the fourth time our family has stayed there. Fabulous views right on the beach and a great location close to great restaurants.

Great location, could use some TLC

We loved the location and the size of this rental. The downstairs deck was perfect. Nothing can compare to being right on the beach! This stretch of beach was not very crowded, which was a nice surprise in the middle of July.

The interior of the house is a little tired. I am not concerned with having a modern-looking, HGTV-style decor, so that's not the problem. However, there is mildew around the air vents, doors that don't open and close, and the deadbolt on front door doesn't work. The biggest problem was bathing- the water pressure is not up to par for a house that is advertised to sleep 10. If someone rinsed off with the hose on the deck while the shower was running, the shower completely stopped. Only one person could shower at a time. Ten showers takes a couple of hours! Also, there were not enough towels for ten people- we washed towels every night we were there, and sometimes had to share damp towels in order to get through the nightly bathing. In one bathroom, the shower door won't close all the way so it leaks the entire shower. There was a thick, memory-foam bathroom mat outside the shower absorbing all the water (which we quickly moved out of the way). The bathroom was just wet and gross most of the stay because of it.

In the pictures, there is a room with two twin beds. In reality, there is a queen-sized bed in this room. This led to one of our folks having to sleep on the couch. It was comfortable enough, but there were no extra linens anywhere in the house so we had to cobble together something to cover them. This isn't a necessity, I've just never rented a house that didn't have extra linens in a closet somewhere.

Despite a few negatives, we loved our stay. The layout of the house is great for a large group- we weren't in each other's way and loved being right on the beach. I would stay here again. (But I would bring my own bath towels and an extra pair of sheets.)

Needs Updating

The location and views of the Arthur House could not be better and the downstairs porch is awesome! However, considering the cost of this rental, I expect a more updated interior. There IS new carpet but now the doors to the deck drag on it so they don't open enough to comfortably walk in and out. The layout needs major improvement...that kitchen shaped in a square with a 2 foot opening on the far corner makes no sense. Also, why is there a broken ice machine with the front falling off still in the kitchen and do renters really need a trash compacter taking up space in the laundry area? Laundry area doors don't work, pocket door between the 2 toilet rooms doesn't close, shower in one bathroom need to be replaced. With a couple weeks rental income, lots of improvements could be made - open up the kitchen, update bathrooms, adjust the doors and add a higher threshold, replace the dangerous (to children) deck rail, etc. Too many doodads make it feel cluttered and claustrophobic. There needs to be areas free of clutter for renters' belongings. I know I sound picky but I have owned beach rental property and would have been embarrassed if my property was in this condition.

I love the area and will be back but just not in this property.

Owner's Response: Thank you for your candid review. This old-Florida style house is all about its amazing location and gulf front views! We agree, the first level porch is Amazing! Arthur House is a very popular house - stays booked, and at leasts half of its guests return to it every year. The pictures online do show the house decor accurately. The master bath shower was remodeled last year and new carpet was installed- we will look at the door threshold and see how we can make it easier for people to open the door. After this busy season, the owner is making updates and we will share your suggestions about the decor, kitchen layout and bathroom updates. This is the first complaint we have received about the ice machine, we will have it checked by an appliance repair technician. Our maintenance will also look at the deck rail and will repair the closet doors to make sure they are able to close properly. Had we been made aware of these issues during your stay, we would have addressed them right away. Despite the above, we are glad you enjoyed your vacation at the beach. And we hope to welcome you back again in the near future!

Fabulous location! Great house particularly if you are looking for a true traditional beach cottage. Adored the lower deck area under the house! Chairs and umbrellas set up for the guests every morning was a super nice touch. This house was built to accommodate all ages and activities! We will be back!

Perfect location and layout but a few issues

I was hesitant to reserve this house with the lack of reviews. Before I touch on the negatives....The house itself is great. It is not fancy and does not have granite and new furniture but its comfortable with lots of space for everyone. It has a large living & kitchen area great for a big group. We loved that it was all on one level. We loved the downstairs deck that you cannot see in the pictures. It has 2 hammocks, a porch swing, picnic table, grill and lots of chairs in the shade. The location was amazing. It was a very quick walk from the house to the beach. The beach is not very crowded and this is a quiet community. Very quick drive to Grayton, Seaside and other beach communities. Now on to the negatives... We had a group of 9 people (4 adults & 5 kids). There is plenty of space and sleeping room for this many however the water pressure was a big issue for us. Only one shower could run at a time. So if the bathroom in the Master bedroom was using the shower, the other bathroom would just drip out. Even if someone was downstairs using the hose to wash feet, the showers upstairs did not work. So although it was nice to have a good sized bathroom per family, only one person could shower at a time. It was very frustrating. We were always rushing so that the next person could shower. This is not good when you are trying to get a group ready to go to dinner. There was plenty of hot water but there was not enough water pressure to withstand the capacity of renters and two bathrooms. We did not call and complain. We just dealt with it because we figured that is just how it is and that maybe they need to add a larger water tank. The other negative was that one side of the houses bedrooms were definitely nicer than the other. The room with the king bed had a pillow top mattress and flat screen TV and the kid room on that same side had a flat screen TV. But when you go to the other side, the queen room had a very hard mattress and a old box TV that was not clear and made loud noises like it was about to go out any second and the kid room on this side had a bad big box tv too. As inexpensive as flat screens are these days, they should really update these two TV's and think they could add another king to this room for this price point. If they would improve the water pressure and update the TV's and mattress, we would definitely return!

Beachfront Treasure

My family just spent a glorious week at Arthur House. We fell in love with this beachfront home. It was perfect for our group of ten. We have been coming to Gulf Trace for 25+ years and have stayed in several other properties. Arthur House beats them all hands down. Gulf Trace has changed so much in 25 years, but Arthur House brought back happy memories of the older charming beach homes. I hope the owners never decide to make it bigger and grander, like so many other beachfront homes in Gulf Trace. Arthur House is perfect just the way it is! We felt at home immediately. The view is magnificent and the convenience to the beach is great for a family with 4 kids. Hope Arthur House will be there for us in the years to come. Loved it!
