Baths are huge with kohler fixtures, natural stone and marble finishes, jet tubs and rainforest shower heads. Patio abuts the pond with two waterfalls, fire pit and the baddest hot tub in the county.

I have loved living in Breckenridge for the past 25 years. Like almost every local, I work at more than one occupation. My absolute love is designing and building custom homes here. I find a hidden gem of a lot with a view- and I mean a VIEW!

I get to dream up the house design to take best advantage of the views, then I get to build it. Done 21 of 'em so far.

This is my best one. Simply magical. I will never sell it. Ever.

But you are welcome to come enjoy the splendor!

Why Bob Collins chose South Breckenridge

It's a few minutes out of town and that is exactly it! Quiet, peaceful and sunny. I have lived 'in town' for some of my time here and much prefer this neighborhood.

The mountain view is a pristine, undeveloped view- no ski runs or snow cats or artificial lights on the peaks. No snow-gun noise in the fall blasting from the ski area.

The home itself is nicely appointed, high-def tv, direct tv dvr and the NFL Sunday ticket all included.

What makes this house unique

Guests get a really fair rate on this property, as it is a short drive to town. I do offer last minute specials too!

Create your own romantic space with the fully custom lighting inside. Experience the night sky, stars and the moon rise and setting outside that you just can't ever see in a city. The wall of glass in the great room and main level master suites bring the outside in... You see the ponds, sometimes shimmering and sometimes a pure still reflection, the mountains beyond reaching in to the sky and then the clouds, sometimes floating and sometimes roiling, above. This place is magical. You'll see. :)

Outstanding house and views

Did a small family reunion here in late August and everyone loved the house and views. The elevation of the property ensured that every evening required a jacket to be outdoors, a cool respite from the heat we had all left behind in Kansas, Texas and Virginia. Bob was great to work with and helped us save a lot on groceries by letting us use his discount at the local market in Breckenridge.

Valley of the Blue

My family enjoyed the house near Breckenridge, but we were all very disappointed about not having access to the lower ponds & walking areas. We had to find other areas to explore rather than having the entire property to enjoy. We also were not able to use the hot tub one day because it was serviced, drained, & filled, so it was cold until the next day.

Owner's Response: When Jan booked her reservation 6 months before her arrival, we were still allowing guests to go down to the lower ponds; and by the time she arrived, access restrictions were put in place. As I have mentioned in a few previous review responses and the updated amenities description of my listing, we can no longer allow access beyond the three small ponds on my property. The larger communally owned ponds are off limits. Excessive erosion, trampled fauna, wildlife harassed and my neighbors' quiet enjoyment diminished just one time too many. I will be expanding the yard and adding a trampoline and full play set in the next few weeks. We'll be trimming some of the willows back and opening up the view of the lower ponds from the back patio and upper bedroom deck. I've also granted private access to my guests for a jaw dropping 2 hour hike to the top of the continental divide. The trail head is walking distance from the front door and crosses private property that I own and leads to an old mining road/hiking trail that climbs to the top of the world! This is and remains a magical place. Thanks for reading, Bob

Beautiful house and area, with a few cautions.

Overall we thought it was great. The house is beautiful, stunning. You will need eye masks. There are huge windows and no coverings so lots of light comes in. If you are sitting at the table in the afternoon you are blinded. Be prepared for early waking up. Also, be aware that the neighbors get mad if you fish in the pond. They say that they pay for the pond to be stocked, this property does not contribute and does not have deed access. There are lots of beds, including roll aways, but the extra sheets & bedding is locked in the owners closet.

Owner's Response: Please see my reply to Lynne's review regarding the drapes. They will be installed by the 14th. With regard to the pond access, this is perfect place to provide an update: We also have some recent developments regarding use of the larger ponds. In my back yard there are three small ponds (1,000 square feet approx) right up against the back patio. There are a couple of small waterfalls that are next to the hot tub and the gas fireplace. This is on my property and you have exclusive use and access during your stay. Down below about 100 feet from there are two larger ponds about five acres in size. Those ponds are commonly owned by a mix of property owners. We have all loved sharing full access to the ponds, but unfortunately, they have been loved to death. Trampling of fauna, wildlife harassment and erosion. Sad to say that some of this has been done by my guests, mostly unwittingly, mostly... At the behest of the Colorado State Parks and Wildlife and the Colorado Division of Water Resources we have permanently prohibited access to the lower ponds. No access at all, so no swimming, fishing, boating or even walking around that area. I have constructed a split rail fence along the lower perimeter of my three ponds clearly delineating the point of no access. Thanks you for your understanding, as no one wishes we could all enjoy the area more than I, but these ponds and streams are the headwaters of the Colorado river and must be protected along with the moose mom and yearling. (Keep you eye out at dusk, you may see them...) These developments have just been foisted upon me over the last few weeks by the regulators and the final decision was made this past week. There are lots of other activities and the view of the bigger ponds is still delightful from the house. Thanks again for understanding and respecting the new restrictions. Great home

If, you're looking for killer views and peace this is a great home. I hiked Quandary came back and after an extremely cold hike and enjoyed the heck out of the hot tub. All while looking st the mountain I just got done hiking. Legit!

I built this beautiful home four years ago. I've built 19 others in the area and I will never sell this one. Situated next to the water in a super sunny spot with a blow away mountain view.

The sun rise in the morning is from behind the house and lights the mountains from the top down, often with often scattered clouds igniting in color. When snow covered, the peaks shine the brightest of white and the sky, the richest blue. Streaks of snow will last on the highest points through the summer and the view of the rocky cliffs exposed is a natural wonder!

The sunsets are for gathering together. The patio, backyard and pond face west towards the mountain view and the sunset. The sky usually lights up in color just after dropping behind the mountain top. In the twilight the birds all take flight, from sparrows to hawks and eagles.

We have abundant wildlife; a neighborhood fox, moose and elk all frequent the pond.

World class hiking from the front door. Quandary peak is a short walk and the continental divide is a two minute drive.

Quandary Peak and McCullough gulch are must hikes in the summer and fall. There is a lake at 12,000 feet!

Another cool hike from the front door is up to hoosier ridge to the east of the property. It's about a 1 hour fairly steep hike to blow away views of the mountain west, right at treeline.

Breckenridge resort was known for world class skiing and now they have developed the mountain for summer fun integrating zip-lines, first class mountain biking circuits, horseback riding and roller tracks.
