First floor unit, sleeps 4-7, one bath, right on the beach at Blue Bill Cove.
On the waterfront of Narragansett Bay, Cedar Cove Cottage offers weekly and nightly getaways, accessible by car, boat, or bicycle. The Beachside unit consists of two bedrooms, kitchen, bath, and dining room, plus waterside deck, picnic pergola, fire pit, private yard, and private beach welcome families interested in the beach, boating, the outdoors, and life by the water. Located on the protected waters of Blue Bill Cove, Cedar Cove Cottage comes with kayaks, beach, boats, and steps down into the water. The surrounding Island Park community offers six restaurants, two large public beaches, three marinas and a playground, all within walking distance. Six minutes away in Bristol you’ll find a classic American town with museums, gourmet restaurants, and cultural activities. Eleven miles away is Newport with its mansions and yachting.
Downstairs at Cedar Cove Cottage accommodates four people in two bedrooms, plus (in a pinch) one more on the couch in the living room, and three more on the settees in the Chart Room. Just a few steps to the beach and the yard, the Beachside unit is ideal for families with children, who can play on the beach in sight of their parents in the Chart Room. Shared beach, laundry, deck, yard, kayaks, and pergola.
A dozen cottages surround our little cove, protected from wind and waves, more like a lake than an ocean. Connected to the Narragansett Bay and the Atlantic, the cove is full of small boats, shellfish, swimming, birds, and wildlife.
Five steps take you from the cottage to the quiet sandy beach, where there’s room for sunbathing, sandcastles, and volleyball. A gentle slope and calm waters make the beach ideal for young children. Shellfish abound. Cedar trees block the afternoon sun in the grotto corner of the beach.
Five kayaks, a rowboat, a 17-foot Bristol Skiff, and an inflatable windsurfer make up the Cedar Cove Cottage fleet. All come with life jackets (required), oars, and paddles (recommended).
This vine-covered outdoor space is where we eat dinner most of the summer. Protected from the sun, but open to the sea breezes, the tables in the pergola seat eight.
100 square feet of beachfront outdoor space facing the water, with wood decking, gas grill, and furniture provide room to sit, cook, eat, talk, tell stories, and watch the aquatic action on Cedar Cove.
A grassy space for relaxing or playing, with Adirondack chairs, firepit, tool shed, flowers, gnomes, and birdbaths, overlooks the water and is fenced from the street and neighbors for privacy.
A laundry room with washer, dryer, and storage on the main floor is convenient and available to both units.

About Jim Lengel
We're a recently retired couple. We've both been in education since the early 70's. Jim worked mostly in higher ed (Boston University and Hunter College) while Kathi focused on K-12 as a teacher and principal. Our current work involves consulting with schools and universities around the world as they seek to better use modern technologies in meaningful ways. We split our time between wintering at Crossett Hill Lodge in Duxbury, Vermont (rentable year-round) and Cedar Cove in Portsmouth, RI in the summer. We sail out of Bristol throughout the summer on our 38' yawl (charters available!).
Jim Lengel purchased this Cottage in 2015
Why Jim Lengel chose Portsmouth
When it was time to scale back a bit in our work, we looked for a rentable waterfront property that would allow us to swim and boat everyday. Opening our two units to renters has meant a steady stream of very interesting people since we started renting in the summer of 2015.
What makes this Cottage unique
This house drew us in because it was owned by the same family (the Pedros) since it was built and has many unique features from Grandpa Jesse's woodworking to Grandma Ada's gardens. There's nothing like sitting around the fire pit on a summer evening, listening to the birds and watching the stars.

We enjoyed our stay, the property was lovely. It was very clean and well stocked. We would definitely stay here again.
Everything you want in a home away from home with the bonus of a fabulous water view!
Renting both cottages (second floor is second cottage) worked out perfectly for our reunion group of five college friends, aged 68. Well equipped, clean and best of all, an amazing water view of a small cove/inlet. We spent a lot of time in the outer room just catching up and enjoying this view.
Close to Bristol, a lovely seaside town, as well as Newport, which has so much to offer. The only negative was the proximity to a restaurant/bar, that had a live band on Saturday night. Despite cool weather and closed windows, sleep did not occur until the band stopped.
Great review - thanks. I investigated the noise issue - it's the first time a guest has raised it. Our Visitors' Guide now encourages future visitors to give me a call anytime they are concerned about the noise levels in the neighborhood. I will call the police and they will come out with their decibel reader.
From the town of Portsmouth noise ordinance:
Revelry. No person shall yell, shout, hoot, whistle, sing or make or cause to be made any other noise on the public streets between the hours of 10:00 p.m. and 7:00 a.m. of the following day, or at any other time or place, so as to annoy or disturb the quiet, comfort or repose of any person in any hospital, dwelling, hotel or other type of residence or of any person in the vicinity.
Musical instruments and similar devices. No person shall operate, play or permit the operation or playing of any drum, musical instrument or similar device which produces sound in such a manner as to create a noise disturbance across a residential real property boundary.
Except for activities open to the public and for which a permit and a noise variance have been issued by the Town, no person shall operate, play or permit the operation or playing of any radio, television, phonograph or other sound-amplifying equipment so as to create a noise disturbance.
Any sound over 65 decibels before 10:00 PM, or 55 decibels after 10:00 PM, is considered a disturbance.
Lovely cottage by the cove
Thank you Kathi! We had a blast! We rented the entire cottage (up and down 8 people total). Beautiful place with character and charm, clean, very quiet and private with a wonderful gas grill and fire pit where we gathered around each night grilling smores, hot dogs and delicious skewered pork belly with a cold drink in hand :) Perfect location for kayaking and stand up paddle boarding. We definitely will rent this place again next time we visit Portsmouth. Thanks a million!
Great View, Location and Homey
As soon as we opened the door we were drawn to the great view of the cove. The Cottage was clean and had all the comforts of home. It was great to have access to the kayaks which we enjoyed. The beach is a short walk. There are a few places to eat if you did not want to use your car. We went into Bristol one evening which is a short drive. It is a very nice town to walk around and get something to eat. We also went into Newport which is about a 20 minute drive. We enjoyed Island Park and exploring this area of Rhode Island. The owners were helpful and thought of everything to make it a pleasant 2 night stay.
Great House. Great Location
We rented for a 4 day weekend and loved it. Clean. Kathy was very accomidating. Children and Adults had a blast in the water. Kayaks, row boats, a raft, fishing boat. Kept us busy all day.
Perfect location for relaxing family getaway
My family thoroughly enjoyed our stay. We rented the entire house and had plenty of room. The decor is relaxed cottage perfect for families. The cove itself is great if there are young children. Admittedly I am somewhat biased regarding the area as I was raised right across the river from Cedar Cove but if you are seeking a quiet, relaxed and low-key vacation spot consider Cedar Cove. Kathi Lengel could not have been kinder and responded to my inquiries fast. We felt that the rental matched all of the characteristics in their description!
