We do not offer discounts... it is priced correctly... and low for the market... in a great location... best and safest neighborhood on the island... all the amenities are near... the property is great for a beach house...

We are not offering the Ritz Carlton... As shown in the pictures, it is a beach house...

I have had requests for the most ridiculous things to be included and then ask for a discount... If you want to stay for a month without hand holding, Still won't discount...

Tres Cocos is the best neighborhood on the island... Please use our pictures to answer questions... The house is 9 and 1/2 min. from the San Pedro airport and 3 and 1/2 min. from the bridge by golf cart. There are many grocery stores, banks, hardware stores, restaurants and bars on the island. Golf Cart and Bikes are the main sources of transportation on the island.

The dock in front of the house has a man made reef under it for snorkeling. Closer to the shore is very shallow and great for kids to snorkel. Under the dock is loaded with sea-life. The north side of the dock is for swimmers only and south is for boats only. The dock has floats and inner-tubes for relaxing. See the photos. Sun, water fun, and relaxation await in this comfortable two bedroom, two full bath front upper unit with a gorgeous Caribbean view to the East from the second floor veranda. The ocean front wrap around veranda is perfect for lounging after an exciting day of diving, snorkeling, deep sea fishing or sailing and has a spectacular view of the second largest barrier reef in the world.

This home is directly in front of the Tiki Maya Bar. There are three separate / independent units that comprise the building. A 2/2 upstairs (VRBO #683736) and two, 1/1 units downstairs (VRBO #683768). The beachfront units may be rented together or separate… The third unit is an over-flow bunk-room and may be rented if renting one of the other aforementioned units. This advertisement is to rent the 2/2 beachfront unit only (VRBO #683736)...

They have covered verandas up and down... It is pretty nice to sit outside on the veranda while its raining... The yard is fenced and gated 150 feet wide… This property is in the ultimate location, just north of town, 1.3 miles from the bridge… you can walk or bike to town… Bikes and Kayaks can be rented 200 yards from the house. close to town but in a nice and quiet neighborhood... The Tiki Maya Bar shuts down about 9:30 unless there is a special event... If you hear any over flow noise, it is usually beach music or laughter.

For snorkeling, Fishing and Diving there is a dive/fish/tour shop which is located on our dock...

We have no affiliation with and do not recommend other tour operators.

The caretakers offer BBQ meals cooked to order... Seafood, chicken, pork and Belizean Meat Pies are the specialties... rice and beans, beans, grill veggies, potato salad, slaw and homemade tortillas are all options. The hamburger buns and rolls are made from scratch.

I do not recommend beef in Belize. Work out with Jennifer and her mother what you want and what to pay. This is not a free service she does it to earn extra money...

Please do not be like several guest who only tipped her US $10 to get the groceries, cook and clean up after... You can also get it all in the restaurant as well.

After renting this property you are invited into our hospitality app which lists all of our favorite local attractions and restaurants... Feel free to call with any questions as it is faster than my email response time !!! We only rent after speaking with a potential renter. We want to make sure the place is a good fit for you. Our rental policy is very strict. If you rent it you own the dates. Buy travel insurance if you think you might need it. That being said we are human and will do our best to work with you.

Pros/cons of the Tiki Maya House (needs a little attention but amazing veranda and views)

We (2 couples) stayed here (in the upper 2 bdrm section) for 5 nights in Feb 2018. We've stayed in Homeaway rentals several times, but our 1st time in San Pedro. I wanted to love this house, and certainly there was a lot to appreciate. It's probably fairly priced for the size, but it's not without shortcomings. It's comfortable, & roomy, but has a somewhat lived-in, nice in the middle, shabby in the corners vibe. It has the potential to be a stunner, but frankly needs some updates & some TLC. The caretakers are nice folks but maybe spread a little thin with their other concerns; a little attention to detail would go a long way.

This is technically a beach house, but if this is your first time to San Pedro you need to understand this isn't white sand beaches you can walk into w/'s a (pretty) yard w/ palm trees & sand that ends in a seawall...and beyond the wall, 20 feet of sea grass and lots of flotsam and floating trash. The water is so clear and warm, that was a disappointment. But you come here for the snorkeling and scuba, not the beaches. Dial down your expectations accordingly. The private beach, as it were, is great to lay out and get some sun, but if you want to get into the water, really the only easy access is going to the bar at the end of the pier (past the sea grass) and getting on the floating mats or inner tubes. And it's not just here by the way (for you first timers); most places on this end of San Pedro, they don't really manicure their beach areas... everywhere was lots of trash and dead grass washed up.

But I don't want to come across as overly negative...our favorite part of the house was the outdoor veranda. Amazing views of the ocean and reef...hammock and outdoor sofa...super chill and relaxing. We spent most of our awake hours at the house there. The neighborhood is pleasant and relatively quiet (at least compared to downtown San Pedro)...the Tiki Maya bar is fun (but cash only) right at the end of the pier, & the Palapa tour guys are convenient for diving or fishing tours...several places to eat w/in 2 blocks (Tres Cocos Waffles, Truck Stop, Marbucks, Crocs, Stellas--all w/in 5 minutes walk)...but beyond those and a few others, be aware that you're 1.3 miles north of town, so you're going to need a golf cart, or have to take a taxi or the water taxi (which stops right at the pier at the Tiki Maya bar) and is only 4 minutes ride to downtown...but $5 US per person each way...which adds up quickly.

This place is very convenient to town and a relaxing atmosphere. It is a beach house. If you rent it make sure you stop in town on the way there and get toilet paper, soap etc.

Nice location

I did enjoy the location of the Tiki Maya House. I did not enjoy having to track down the caretaker (who was not aware guests were arriving) to acquire toilet paper for the place. Normally, that is a given and hand soap for the bathrooms would have been nice. Also, providing our own bottled water to drink was a different experience. Ended up going to the store to get it ourselves. It also appeared that someone was using the downstairs unit prior to guests arriving. The door code did not work (even after emailing the owner a week prior and finally getting a phone call the night before our flight left) and there were no screens on a majority of the windows or slider doors. In fact, we could not even open the sliding doors until a key was located for them on the first floor unit! Elana did not know why they would not open but was as helpful as she could be and prepared a lovely meal for us on Christmas Day. However, I did not like unknown males walking through the porch area while we were sitting there. The yard is huge and they should use it. I never did see the "security personnel patrolling the property" The "beach" is actually beyond an ocean "wall", so you can't really access it. I know the owners have no control over the "sand fleas" but beware. On a positive note, the bed was very comfortable and the living room and porch area were lovely. More silverware and a corkscrew in the kitchen would be nice, since it is a "fully furnished" kitchen. Two spoons and two forks don't seem to back that up. The sunshine, water and offsite snorkeling made it a lovely time. Cash only at the Tiki Maya Bar convinced us to visit many other places that were more accommodating. The Dive Bar, Truck Stop and Marbucks are within walking distance and the Yoga place has great breakfasts.

Not happy at all. Frustrated with owners

Not happy at all. Good location close to town good restaurants close but overall House was not good. No screens on windows so we couldn’t get the breeze off the ocean. We had to buy toilet paper and hand Soap. The WiFi password we had to get from the couple renting the basement part of the house. The care takers were as helpful as they could be. We emailed the owners about the problems like the outside doors not being able to lock, WiFi password and a few other problems and there reply was ask the care takers. The care takers said that the main care taker had just left and I’m assuming that they quit and they were trying to figure things out. There was a TON of bugs in the House we received a lot of bug bits during the night and day. We have stayed on the island 6 times and this by far was the worst we have been bitten by bugs. Not happy at all if we would have known about his house we would have not stayed there. This house has a lot of potential to be a great place to stay and relax but are stay was not good at all.

Owner's Response: I would not have been happy either. I did respond when you reach out to me about the Wi-Fi and the screens, this review is the first I have heard about bugs. I gave you the password and had told you when I was there at Thanksgiving that all the screens had vanished and that I had replaced the 2 on the sliding glass doors facing the ocean. I had asked you if there were still there and I received no response. I had also told you that the lock was supposed to have been fixed after I left and asked if it had and response. Also there were no bugs in the house when I was there at Thanksgiving. As far as the caretakers, that is why they are there ... to take care of the property because I do not live on the island and am not able to deal with issues from afar. I had asked you to please let them know of any issues and they will do their best to resolve them. I really don’t see why there is an issue with that statement. And as a side note the previous caretaker moved away last May so “trying to figure things out” is not an excuse in my book Long story short, there is a new caretaker on the property. The screens are being replaced and the units are being stocked. Unfortunately for me, a lot of items walked off under the control of the previous caretaker, which I was unaware of until I visited....or if someone such as yourself lets me know.

Nice Stay!

We rented the entire house for 3 couples. It is in a great location, beautiful spot on the water and the Tiki Maya bar and grill was a great place to enjoy a good meal or a cold drink. There are also several bars/restaurants nearby. Marbucks, Smokehouse, Truck Stop, Dive Bar and Pirates Bar all within walking distance. We booked a tour with Palapa tours located at Tiki Maya bar, highly recommend these guys. We had a great time with them.

The house has a great layout for 3 couples, the a/c was cold, beds are comfortable and the internet connection was always strong. That being said, the house is missing a few items that had been advertised. There were no pots and pans in the kitchen to cook with, our gracious host Elana loaned us some, so we were able to cook. Elana was a pleasure to meet. She went above and beyond to try and make our stay great. She cooked meals for us twice, she's an outstanding cook!! She cooked traditional Belizean dishes for us....delicious!!. She is a gracious host and we enjoyed meeting her.
