Downstairs 1/1 Beach front w/ Veranda

We do not offer discounts... it is priced correctly... and low for the market... in a great location... best and safest neighborhood on the island... all the amenities are near... the property is great for a beach house...

We are not offering the Ritz Carlton... As shown in the pictures, it is a beach house...

I have had requests for the most ridiculous things to be included and then ask for a discount... If you want to stay for a month without hand holding, Still won't discount...

Tres Cocos is the best neighborhood on the island... Please use our pictures to answer questions... The house is 9 and 1/2 min. from the San Pedro airport and 3 and 1/2 min. from the bridge by golf cart. There are many grocery stores, banks, hardware stores, restaurants and bars on the island. Golf Cart and Bikes are the main sources of transportation on the island.

The dock in front of the house has a man made reef under it for snorkeling. Closer to the shore is very shallow and great for kids to snorkel. Under the dock is loaded with sea-life. The north side of the dock is for swimmers only and south is for boats only. The dock has floats and inner-tubes for relaxing. See the photos. Sun, water fun, and relaxation await in this comfortable one bedroom, one full bath front lower unit with a gorgeous Caribbean view to the East from the second floor veranda. The ocean front wrap around veranda is perfect for lounging after an exciting day of diving, snorkeling, deep sea fishing or sailing and has a spectacular view of the second largest barrier reef in the world.

This home is directly in front of the Tiki Maya Bar. There are three separate / independent units that comprise the building. A 2/2 upstairs (VRBO #683736) and two, 1/1 units downstairs (VRBO #683768). The beachfront units may be rented together or separate… The third unit is an over-flow bunk-room and may be rented if renting one of the other aforementioned units. This advertisement is to rent the 1/1 beachfront unit only (VRBO #683768)...

They have covered verandas up and down... It is pretty nice to sit outside on the veranda while its raining... The yard is fenced and gated 150 feet wide… This property is in the ultimate location, just north of town, 1.3 miles from the bridge… you can walk or bike to town… Bikes and Kayaks can be rented 200 yards from the house. close to town but in a nice and quiet neighborhood... The Tiki Maya Bar shuts down about 9:30 unless there is a special event... If you hear any over flow noise, it is usually beach music or laughter.

For snorkeling, Fishing and Diving there is a dive/fish/tour shop which is located on our dock...

We have no affiliation with and do not recommend other tour operators.

The caretakers offer BBQ meals cooked to order... Seafood, chicken, pork and Belizean Meat Pies are the specialties... rice and beans, beans, grill veggies, potato salad, slaw and homemade tortillas are all options. The hamburger buns and rolls are made from scratch.

I do not recommend beef in Belize. Work out with Jennifer and her mother what you want and what to pay. This is not a free service she does it to earn extra money...

Please do not be like several guest who only tipped her US $10 to get the groceries, cook and clean up after... You can also get it all in the restaurant as well.

After renting this property you are invited into our hospitality app which lists all of our favorite local attractions and restaurants... Feel free to call with any questions as it is faster than my email response time !!! We only rent after speaking with a potential renter. We want to make sure the place is a good fit for you. Our rental policy is very strict. If you rent it you own the dates. Buy travel insurance if you think you might need it. That being said we are human and will do our best to work with you.

Lots of good. Lots of not so good.

I need to start by saying leaving a bad review is hard for me. I waited several weeks to write the review. We were there over Christmas.

So many things I genuinely liked about the house. Great location. Very quiet & serene. Close to great restaurants & a great coffee shop. The caretakers were very nice & Elaina made us a wonderful Christmas dinner. Close to kayak rentals. The porch was wonderful. Fully shaded & breezy. I’m very fair & I was able to spend lots of time outside without getting too burned.

Not so good: it’s on the water, but I thought the picture showed that there was a beach in front of the house. I imagined sitting on the beach & that’s not really possible. The bugs were crazy bad. Seriously! But I can’t attribute that to the property, although others I know have not experienced the same bug issues. We came home with hundreds of bug bites. No joke.

I don’t think the caretakers knew we were coming. The place was dusty/dirty. There was a wet blouse in the kitchen sink along w dirty dishes. I think someone may have been living there until we arrived.

There was no toilet paper, paper towels, trash bags, dish soap, or hand soap.

Everyone was very kind. But there was one very strange gentleman who would appear. He was frequently walking through the porch area, where we spent most of our time, to go to the bar. It was awkward. We wouldn’t hear him coming & then there he was. It was uncomfortable. And he made a very inappropriate comment to my teenage daughters in front of me. This added to the discomfort. After that incident, the girls were always uncomfortable & on edge, always looking to see if he was coming. By the last day he stopped using the porch & walked in the sand instead of through what I considered to be “our” space.

I don’t think I would stay again. The property was really lovely, but I was looking to totally relax & it was kind of stressful at times.

If they provided plenty of soap, both hand & dish, plus toilet paper, paper towels & trash bags, it would’ve been a little less frustrating. I felt like we were always hunting down the basics. The awkward fella needs to stay off the porch. But the house itself was really lovely. And the female caretakers were super sweet & as accommodating as they could be. There was also a really sweet guy from the bar who brought us trash bags so I could take out the trash.

Nice place to stay right on the beach with Bar and restaurants close by.

Great place to stay. Barebones minimum. I would add dish soap just so we could clean up after ourselves. The caretaker and family were absolutely wonderful. Greeting us when we arrived to telling us the ins and outs of the island.

Affordable beach house in a great location. Not a resort!

My wife and I stayed here for 7 days/6 nights and had a good experience overall. This place is as described in the details, beach front, great wrap around porch, right in front of the tiki maya bar. You can't beat the location on the island for the price.

The awesome things:

-You wake up to the sunrise everyday and can even watch it from your bed, although the bar hides the very beginning of sunrise.

-The porch has a good couch and table to hang out on and enjoy the perfect view.

-The overall location on the island is probably right in the sweet spot. There is basically a single road that leads from San Pedro to everything north (resorts, restaurants) on the island. That road is paved only a short distance and that paving ends about a mile past this house and the road gets pretty knarly with bumps and potholes. You're only about 10-15 mins away from San Pedro by golf cart (a must have btw) and still close enough to a few resorts if you want a nice sit down restaurant.

- Marbucks coffee shop is literally next door and has good coffee and a small selection of food. The truck stop is a must and is about a 1 minute walk down the road. Stella's wine bar is just past that and is also pretty good.

- The house itself is nice small beach house, a place to shower, eat, and sleep which was perfect for us.

- Clean sheets, couch, and ottoman. Just some minor stains around the house like kitchen and bathroom because of the environment and being on the beach, but overall clean

- Location, Location, LOCATION!

The not so awesome:

- All of the bath towels were clean, but had some sort of stain on them which could be easily fixed

- Found a couple bugs that were unexpected, but Jill, the property manager who happened to be staying at the unit above us said she would take care of it

- We thought their was soap provided, but ended having to go grab our own which was easy enough

A few tips:

- Bring a ton of bug spray (25% deet or more) and a ton of sun screen. Even more than you think you'll need. It's expensive on the island and the sunscreen isn't the best quality. Also get a mosquito coil to burn if you want to sit outside after sunset so you don't have to soak yourself in spray

- Wifi is hit or miss in the house, worked some of the time and could handle streaming Netflix on our iPad

- If you think you want alcohol at the house, make sure you get it at the duty free, it's super expensive out in town especially the wine.

Pleasant!

We enjoyed our stay. The house was comfortable, with enough resources to supply us during our stay. The AC unit was definitely welcome! Elena was very helpful, even doing our laundry for us (we made sure she got a good tip), and Jennifer was very gracious, letting us borrow her golf cart on our first evening so we could get water, and giving us a ride to the ferry on our last day. We found the Tiki Maya House to be well-located, with several very good restaurants in easy walking distance, and Lisa's just down the road if we wanted bicycles. The Tiki Maya bar offers very good drinks and excellent food (Jennifer is the chef, too)! Marbuck's is the best place for morning coffee, and their asiago breakfast sandwich is to die for! All in all, a nice place to spend our two weeks.

Wonderful!

For our first time in Belize we really feel like we hit the jackpot here! After 5 days bumming around the island, we think this to be the best location: just out of town and so quiet yet accessible to everything. There is much to do here, even on a lazy day. The food at the tiki maya just down the pier is really good! We packed a couple snorkel masks and had fun swimming around with the kiddies under the pier. Jennifer and Elena were wonderful and made us the best meal we had here with chicken and some snapper we caught with some local sides. Thanks for the experience!

Worth the money

We really enjoyed the tiki maya house and the people. Small but very quant and affordable. Would definitely go back and stay here.
