This stunning townhouse is situated just off the Royal Mile which is the oldest street in the Old Town district of Edinburgh. On the first floor you access the hall off which there is a double bedroom and ensuite shower room. Up on the second floor is a twin bedroom and another double that has been furnished with bunk beds for children. The clean and modern family bathroom with bath is also on this floor. On the third floor is the open plan kitchen, dining room and living room with seating for 6 people. The lounge has a digital TV, Freeview, DVD player, CD/radio, cassette player and WIFI. The kitchen is very modern and well equipped for a self catering apartment with an electric hob and oven, fridge, washing machine and microwave.
All the bedrooms are situated to the front of the townhouse, overlooking the courtyard and very quiet. There is the option of a sofa bed in the lounge so the townhouse can accommodate up to 8 persons if required (sofabed only available by request). There is also the added bonus of a lovely communal garden with stunning views over to Calton Hill, a UNESCO World Heritage site and Arthur's seat in Holyrood Park.
There is gas central heating throughout which can be individually controlled. The property has wooden floors and blinds which complement the apartment nicely.
Parking: The owner has a secure parking area which is available for guests to use, this is very convenient especially for a holiday property located in the centre of Edinburgh as not many properties can offer that. However, the best way to get around Edinburgh is by foot. There are plenty of buses - Lothian Regional Transport (LRT) which operate frequently throughout the city and you can catch close by on either street crossing the Royal Mile.
Accessibility: Please note this is a three storey building, and there are some steps to the front door
Our opinion: Despite being so close to the main attractions within the City, Calton Road is a relatively quiet street with no pubs or restaurants nearby so this property will offer a peaceful retreat at the end of a long hard day exploring. This property has the added benefits of secure parking, a fantastic bonus to have in the centre of Edinburgh, as well as a communal garden with good views in all directions over the Edinburgh skyline.
25% deposit is required to secure the dates with the balance due 8 weeks prior to arrival. Where a booking is made within 8 weeks of arrival then full payment will be required at the time of booking. Once a booking deposit has been paid and the booking confirmed in writing, the Tenant is liable for the whole amount of the rent for the period booked.
Any cancellations must be made in writing and acknowledged by us.
If notice of cancellation is given more than 8 weeks before your arrival date, 25% of the total tariff is non-refundable
If notice of cancellation is given with less than 8 weeks of your arrival date, the full amount is payable.

As such, it is strongly recommended that the Tenant take out suitable holiday/cancellation insurance to cover costs incurred by unexpected holiday cancellation.
