The best feature of the house is the view from the open living room, dining room kitchen. We removed the ceiling to gain height and added skylights for light. Its a great room for families, entertaining or just relaxi.ng and enjoying the view. The dining area has a rough hewn wood table seating 8 comfortably, 10-12 friendly.
There are two bedrooms, one with a queen bed and one with a double bed. There is a study with a high end pull out sofa for two. The sofa in the living room is large enough for an extra guest.
One full bath with tub/shower and one half bath, both with heated floors.
There is a full cooks kitchen, stocked with pans and staples for real cooking. Induction stove, oven, microwave, DW and 10 ft island. We have rented many homes and the ones we loved the most were well equipped for real cooking. You will need to purchase you own food at the local shops and markets but you will not need to purchase basic staples such as salt, sugar, oil, vinegar, spices. There are dishes for 10-12 so you can invite guests.
The house sits on 8.5 acres of a former dairy farm. It is largely wooded after 50 years of growth. The farm pond is being restored and trees have been cleared to open up the house and create selective views. Lawns are slowly being replaced with meadow and a light birch grove and under story is planned to surround the house.
There are horses across the street and neighboring to the north of the house. Apple orchards to the west, and to the south a home that was once a one room school house.

About the owner: An architect and a chemist from Boston. We love design, food, cooking, gardening. He wanted a quiet place to get away, play the guitar, cook, work the land. She wanted a place to relax, make art and have lots of friends and parties. It truly works for both. We thought we were renovating a 50's ranch house that was perfectly sited on an overgrown dairy farm. We were, but we were also restoring the land that had been overgrown with 50 years of invasives. We've learned a lot about the land and continue to learn and love this property.
Why the Owner Chose Hudson, NY, USA:
We wanted to be in the Hudson area because of the natural beauty, the farms, orchards, mountains and food. The fact that you get this 2hrs from NYC and 2.5 from Boston is the reason we love it. Its rural, its beautiful and there is culture, art and music, not to mention that the area is full of amazing interesting people. We absolutely love it here, from all the city weekenders to our warm wonderful neighbors who have lived here all their lives. The views from the living room and terrace are mesmerizing especially in winter. Its possible to just sit and watch the clouds and weather change over the Catskills. There are deer in winter. There are foxes, rabbits, turtles on the pond, and many species of birds. The area is dark at night so the starry sky is spectacular if you are a city dweller. Short walk down Schoolhouse Road will lead you to a farm stand run by our neighbor Floyd who sells apples and pies, preserves and pies his wife makes. There are farm stands and eateries serving local produce and sustainable produced meats and cheeses.
The Unique Benefits at this House:
The house was designed to be extremely energy efficient. It is super insulated and Energy Star Certified. All electric, (someday we hope to generate the power on site) high efficiency heat pump water heater, super efficient mini split systems for heat and ac, all new triple pane windows (no drafts ) LED lights. Renters should know it takes a bit of different care to operate the systems, but easy to follow instructions are in the rental handbook in the house. Our house though the interior is completely finished, will continue to be in renovation mode. At this point only the side porch and terrace is left to do on the house. (no work will occur while the property is rented) As the property improves will will raise the rental prices, but for now we will keep the prices lower as we have landscaping projects and outdoor amenities that to fill in.
