About Julie Peeler

We are two couples, a sister and brother with spouses/good friends, that decided to venture into the vacation rental business together. We are native Franklin residents and love showing off our unique town. We hope that staying at Academy House makes your experience here one to remember.

What makes this bungalow unique

Academy house is special to us first because it is located across the street from where the two guys in our group went to high school, Battle Ground Academy. Otherwise, its conveniently located near Main Street Franklin where you'll find unique shops and restaurants, street festivals, a restored movie theatre that is a music venue as well as movies, and many other interests as well like the library, Civil War historical tour, a small park, groceries and horse venues. There's a front porch swing to enjoy watching the small town traffic pass by and a fenced in back yard for your dog that has 2 loungers under an arbor with a deck to enjoy a meal in the sunshine off the kitchen. Its a perfect place for us to show off our beautiful, historic small town to out of town visitors. We hope you'll come back for a return stay and tell your friends about us.

Can't say enough

  • 5 of 5

Can't say enough. The owners were more than gracious as we were looking for a place to extend our vacation. We couldn't have picked a better place. Walking in you knew you were in for a treat. The house fits Franklin to a tee. HISTORY. The house has great character and charm with new local flair (local artists artwork adorn the walls) which can even be purchased. The house was clean and spacious. Plenty of room for our family of five plus one. Our dog loved the back yard which is also a great place just to hang and reflect on your days memories of an absolutely beautiful town filled with plenty of history, charm, beauty, and the nicest people you could ever meet. This house is located a couple blocks from two historic homes used during the civil war battles, which are must stops for anyone. Also within walking distance is downtown Franklin full of shops, food, and great people. Couldn't of found a better place to stay to extend our vacation. On a side note the kids had a fun time tracking down Toby macs house

Owner's Response: You folks were awesome guests...the kind hosts can only hope to have stay!! The house barely looked occupied. We seem to always be driving by Academy House (I promise we're not stalkers!) and it never looked like you were home. So glad to hear you were out exploring every inch of our history!! I'm so happy that you enjoyed yourselves and that you liked our small town. My husband and I were both raised here which means we've seen a lot of changes since the early 1960's, but the good, kind, and polite folks still hold the majority! Thanks again for staying with us and for treating our house as if you owned it. Please come back to see us again! Kind regards, Julie PS. We did finally see you on the front porch swing...relaxing.

Perfect girls weekend!

  • 5 of 5

Julie, you're a perfect host! The house was spotless, comfortable, in a great location and had everything we needed. I highly recommend your house and working with you was such a pleasure. Julie even toured one of our friends around when she arrived early and gave us restaurant tips when we called her. Franklin has great shopping, friendly people, delicious food and beautiful neighborhoods for morning walks. And Nashville, of course offers the nightlife and tourist attractions! I'll be back, thanks again for your hospitality and fun memories!

Owner's Response: You girls (insert bashful emoji here)!! I still can't believe Academy House got to be the lucky winner for the girls week end get away!! We couldn't have asked for better guests, and now friends!! I must say I am amazed at all you did in the short four day stay. Most people couldn't do what you did in two weeks!! My son-in-law always says "pictures or it didn't happen" and I'm here to say... it happened!!! Goodness gracious, Lia, I want to go on vacation with you. You're right, sleep is highly overrated! Thanks for taking such good care of our house...no, the walls still want tell me a thing! Please come back, we can find more to do, I promise! Julie

Great house / location / fantastic stay

  • 5 of 5

Fantastic location, great house, very clean and quaint, convenient to Nashville and walkable to downtown Franklin (music shops restaurants). Williamson County Library and Cultural Enrichment Center and a playground are across the street. Fenced yard was great for our dogs. James and Julie are very accommodating and responsive. Highly recommended.

Perfect and charming vacation home. Close to restaurants, shopping and historic downtown Franklin.

  • 5 of 5

This house was so comfortable, cozy and perfectly decorated. As my elderly father said he has never seen a house so clean. It had everything we could ask for including a fenced in backyard for our three dogs. This house would be perfect for a girls weekend; close to antique shops, restaurants and even a quilt shop. I would definitely stay here again and would recommend this house to my friends and family. The owner is a delight to work with.

Perfect!

  • 5 of 5

Our family was in Franklin to celebrate my niece's graduation from Lipscomb! This quaint bungalow proved to be one of the best parts of our trip, as we were all under one roof to make memories and briefly relax, when we weren't attending graduation activities, eating, shopping or art crawling in Franklin! Thank you for being the hostess with the mostest! ❤️
