About the property

Casa Agua Maravillosa - House of Marvelous Waters. Truly a house for all seasons, "Green" and comfortable all year round. And yes, not only does the water come out of the ground at over 100 degrees Fahrenheit, it is completely drinkable.

Quiet and peaceful Country home in Atotonilco, just 10 minutes from SMA. 2 bedroom house with 2 bedroom casita situated within the grounds of La Gruta Hot Springs, overlooking a lush green valley and the picturesque village of Atotonilco and the Historic World Heritage site of the Santuario Atotonilco.

For the cool to cold winter nights and mornings, the house is equipped with under floor heating and gas fireplaces in the master bedroom, living room and kitchen.

In summer, the 1 foot wide walls keep the house cool and comfortable.

All year, the hot springs pool and hot tub are a great way to relax, warm up or cool off. The hot water which comes directly from our own well, is then recycled to water the garden and grounds. Recreational water is not wasted.

The house features a master bedroom suite with two complete attached baths and two walk-in closets; a guest bedroom with an adjoining bath; a "great" room with large living room/dining room combination; a large and efficient kitchen perfect for entertaining; and an office with book shelves and his and her work stations. Bovada ceilings add to the charm of this house.

The guest house has two bedrooms each with attached bath and a small living room, dining room, kitchen combination.

Outside, there is a two car garage with attached bodega; an outdoor exercise room; and terrace with fireplace and outdoor living room running along the front of the house, affording beautiful views of the countryside.

Like no other place around SMA

  • 5 of 5

If you really want to get away from your daily routine, this is the place to achieve that.

Great location, views, privacy. Personal welcoming and customer service. Can't get more real Mexico than this.

Fully recommended!

We'll be back next year!

Beautiful House Outside San Miguel

  • 5 of 5

WE enjoyed our stay in this house so much that we hope to come back. We usually stay in town, and I had some doubts about staying outside in the countryside. But it worked very nicely. Everybody, children and adults enjoyed the pool and jacuzzi with natural hot water, walks to Atotonilco and in the surrounding countryside. The house is lovely and well cared.

The only drawback is that you need a car. All shopping is done in San Miguel, there are some good restaurant nearby, but again you need to drive to them.

Our family of seven (mom, two daughters and their spouses, and two grandchildren) gathered at this wonderful home for Christmas. The homeowners left the main house beautifully decorated for the holiday, which we much appreciated. The main house was perfect for the family with kids, while the casita provided separate space for rest of us. The location is great - a short drive to San Miguel de Allende and a short and incredibly beautiful walk to Atotonilco. There are several restaurants nearby, including at La Gruta hot springs, a very short walk down the hill, where we enjoyed leisurely breakfasts in a beautiful setting while the kids ran around and played.

The property itself is amazing. The gardens are beautiful, the views are stunning, and there are an abundance of comfortable indoor and outdoor spaces to enjoy. We spent lots of time outdoors, reading and playing games, and made good use of the pool and spa. Julia and Juanita were incredibly sweet and helpful, and Julia cooked some delicious meals for us. It helped that some of us are fluent in Spanish; otherwise communication might have been a little tricky. The homeowners were very helpful and made sure we had all the information we needed to make our stay comfortable, and the photos and descriptions of the property proved accurate.

A few things to be aware of:

- The property is steeply sloped, with lots of stairs and few railings. Thankfully our younger ones were old enough and our older one was young enough to get around safely.

- If you're accustomed to sterile hotels or cookie-cutter luxury rentals, this distinctive property will have a very different feel. This is a very nicely appointed home with beautiful brick ceilings, wonderful tile work, and lots of quirks. The owners have done a great job making the home comfortable for short-term visitors, and our family loved it.

- The layout of the casita is quirky, and it was a bit cramped for three adults. Unfortunately, there was not much soundproofing between the two bedrooms in the casita, but that was really our only complaint.

When it was time to leave we had to drag the kids away, and all the adults left with dreams about how wonderful it would be to retire to this incredible property. We truly enjoyed our stay here, and would love to visit again.

The Best of San Miguel

  • 5 of 5

We rented this beautiful home for our family for a week in July. Our grown children and two of their friends and us – eight total. It was such a comfortable home and with the two casitas just below the main house, everyone had privacy. The setting is magnificent. It sits above the small village of Atotonilco which has become my favorite place to visit while in San Miguel. It is a short, easy drive (or bus or taxi ride) to San Miguel – straight shot, and it is off the road to Dolores Hidalgo the wonderful talavera town; lots of places to investigate in every direction.

Another plus about the location is that it is steps away from La Gruta Hot Springs and Spa. What a find! We spent long days there enjoying the three pools, cave and grotto, and good lunches. It now is a full-fledged spa with the typical spa services.

The house is large and lovely. A great kitchen, terraces around the living room and dining room, a terrace out the kitchen door with lime trees! The master bedroom is spacious and the dressing rooms and baths are wonderful. The guest bedroom is across the living room with its own bathroom so there is privacy even within the house. The pool is particularly special with its hot springs water, a grotto, and lots of sitting areas within the pool. And just above it is a Jacuzzi! The pool area has plenty of seating, a bar and a bathroom. The two ladies who work at the house are lovely. They cooked for us – what a pleasure! And everything was taken care of without asking.

This home is for someone who wants to know more about San Miguel and Mexico than the typical tourist. The accessibility to Atotonilco, Dolores, and other interesting towns within driving distance gives you a much fuller view of the magic of Mexico. This is in the area of Mexico known as the Corazon de Mexico – the heart of Mexico. And you shouldn’t visit San Miguel without visiting the area all around it. It is historically significant and has been designated as a World Heritage Site.

The home owners are prompt to communicate and pleasant to work with. We rented this house before it was listed on VRBO but now that it is listed we wanted to write a review. You won’t be disappointed with this home. It will make your visit very special.
