This is a super deluxe duplex apartment in a historic brownstone building with a private entrance. The first floor is a floor-thru w/ a spacious living room and study that opens into a large dining room followed by a galley kitchen with Sub-Zero refrigerator and dishwasher, a glass breakfast atrium and patio-garden in the rear. There is also a grand piano for entertaining. For additional guests, there is a very comfortable queen sofabed in the living room with a sliding pocket door that closes for privacy. By the entrance to the dining room, there is a twin sofabed that works great for kids. The 2nd floor has a king bed and an alcove twin bed. There are also 2 full baths and 2 TVs upstairs/down with cable/wifi. Great location with subway station (1/2/3 lines) just around the corner. Nearby are many shops, restaurants, a Trader Joe's market and Zabar's, Central Park and Lincoln Center, all walkable. There are air conditioning and heating units both upstairs and downstairs. Bed linens and towels are included.

Spacious apartment in a great location nr Central Park
We had a great time in NY and Wayne and Richard were very welcoming. We were very happy with the apartment, in terms of size and location. It also had air con in every room, perfect for hot and humid NY summers!
Great Location and Apartment, would love to stay again.
Great Location in the Upper West Side. The apartment is very comfortable. The beds are all very comfortable. We never cooked in the apartment but had breakfast and there is every possible piece of equipment required within the kitchen. We loved the small conservatory area for breakfast in the morning and the small outdoor space is perfect for just sitting outside at the end of a long day. All in all brilliant property and would love to stay again when we next come to Manhattan.

My husband and I were highly pleased with our stay in this charming ground floor duplex.
We enjoyed the space, lighting, personalized decor features, and updated kitchen and bathrooms. Two windows in the master bath are rare. Bravos to Wayne, Richard and Teresa for their hospitality. The access to the 72nd St subway and local food sources were welcome benefits. We look forward to our return next year.

Pretending to be upper west side retirees
Location, location...2 blocks from the subway and bus, from Trader Joe’s, Fairway and the Jubilee market, a stroll to Lincoln Center, Central Park and Riverside Park. Richard, who owns the building, and Wayne, who manages it, couldn’t have been more hospitable. The office is in the building and someone is there Monday through Friday and are a cell phone away on weekends. The apartment is spacious, totally unlike most New York ones. We were there for a month, children and grandchildren visited and there was still privacy and space. The breakfast nook, kitchen and patio are a New Yorker’s dream. Enjoy!
Very nice place!
Our family of three stayed here Mid-March during spring break (California). The apartment is in a great location close to shops, restaurants, markets for shopping and the subway. Overall, the apartment is a perfect change from hotel vacationing and I would suggest staying in apartments in NYC. A few blemishes about the apartment though. The upstairs bed wasn't comfortable at all and the radiator (stayed mid march) in the bedroom was very loud (not much of a white noise sleeper). Our daughter stayed on the pull-out sofa bed downstairs and she said it was very comfortable. WiFi (which is included) was pretty spotty and would drop often depending on where you were in the apartment. Overall, this apartment is a good choice and I do recommend it although the bed could be replaced.

After you left, I found that the downstairs wi-fi router was broken and have since gotten a new one hooked up. This should clear up the spotty connection problem.
As to the bed, we have a foam mattress topper that might have helped. But we will take a look at the mattress itself, maybe it's time for a new one.
As to the heat, this is an old building with steam heat which can get noisy at times, so our apologies about that. We will have someone check the radiator.
And, though not an excuse, but the city of NY law requires as follows: "The period between October 1 and May 31 is Heat Season. During this time, the City requires building owners to provide tenants with heat according to the following rules: Between 6 AM and 10 PM, if the outside temperature falls below 55 degrees, the inside temperature must be at least 68 degrees Fahrenheit."
