House Rules and miscellaneous
CHECK-IN: Anytime between 4 PM and 10 PM. Early check-ins (between 10 AM and 4 PM) may be available only if there are no renters leaving same day. Please advise us of your anticipated time of arrival at least 24 hours in advance and keep us informed if this time changes. All persons residing are required to provide identification (drivers license and or passport). Upon arrival, these will be copied for our records.
CHECK-OUT: By 11 am on the day of the end of the lease agreement. We will arrange for you to return your keys. (There is a $25 key replacement fee for lost keys and a $25 + postage fee charge to return items left after check out.)
Rental more than one week: plants need water, our manager(s) will enter the home once each (with notice) to water and care for all the plants in the atria and yard.
PARKING: Parking is limited. Space is available for one car in the garage and one car in the street. Security patrols the area regularly. We will take information on the vehicles expected to be in the area.
POSSESSIONS: Please leave things as they are in our home: do not remove pictures from walls, do not move furniture around.
WI-FI: There is high speed (12mbps) Wi-Fi. WE DO NOT PROVIDE CABLE TV. Local TV stations are available with the digital antenna. Streaming media is available on the TV ( YouTube, Netflix, Amazon, and many other streaming media) . Netflix is provided and other media are available with your subscription.
NO SMOKING: This is a non smoking home. There is to be no smoking inside or outside our home. If you are a smoker stay elsewhere. Additional fees will result for carpet cleaning and deodorizing. Do not risk your deposit.
NO PETS: No pets/animals may be brought to our home.
KITCHEN: This is a home not a commercial rental, we expect you to leave the kitchen as you found it.
TRASH: We practice recycling here and expect you will sort all trash and recyclables into their appropriate bin. Long-term guests (staying longer than one week) are expect to pitch in as needed and take garbage and recycling out weekly.
ELECTRICITY: Please turn air-conditioner and all lights off when leaving for an extended period of time.
DOORS: Please always lock exterior doors.
FIRE: Due to danger of fire, no candles, space heaters or open flames may be used in the house.
BACKYARD GATE: Feel free to use the backyard, but the backyard gate must be closed at all times.
DAMAGES: Guests agree to pay for damages or loss for any property that they, and/or their visitors, have either damaged or lost.
RULES VIOLATION: Any guest refusing to follow house rules may result in immediate termination of the reservation and forfeiture of the total cost of the reservation.
ARBITRATION: All claims and disputes for total amounts greater than $5000, with the exception of Unlawful Detainer actions, arising under or relating to this Agreement are to be settled by Binding Arbitration in the state of Arizona. An award of arbitration may be confirmed in a court of competent jurisdiction.
BOOKING is an AGREEMENT: Please note that by booking a room, you agree upon all rules outlined in this document and agree to all of the terms therein.
