This lovely 1600sf apartment with south facing garden is perfectly located.
At edge of Mission and Noe Valley, a block from the Valencia Corridor, with 4 Bedrooms (+ air mattress that can be added below the loft bedroom), 2.5BA, south facing garden w/grill, parking spot, gourmet kitchen, dining table for 10, 55" and 46" cable TV and WIFI. 98 Walk Score, BART subway 4 min walk. Family-friendly 2-level condominium. 1,600 square feet. First bedroom has a king sized bed; second BR has a full sized bed, sitting room has full size sofa bed (very comfortable), and children's room on garden level has a raised loft with 2 twin beds and en suite full bath and there is a full size air mattress that can fit under the loft. The living and dining space is an open floor plan with modern kitchen, huge center island, sectional couch, and garden with seating for 12 for al fresca dining. One independent garage parking space (up to mid sized SUV). We can arrange for housekeeping at $175 per instance during your visit (note; there is a $175 cleaning fee for housekeeping that will visit directly before and after your visit) - and for stays longer than 2 wks housekeeping will come approximately every two weeks included at no extra charge.

Very comfortable, clean, good location.
A pretty good value. The doors were very tricky to lock and there was no microwave. The other amenities were great, nicely stocked kitchen and plenty of towels, laundry facilities were very convenient. This is a good place to stay if you have young kids. Overall, we were happy with our visit.
Wonderful way to visit San Francisco
Our family of 5 plus Grandma and Grandpa stayed here and loved it. Very spacious and has all the accommodations to feel like home for a week. Great location too. Tim was easy to work with. The downstairs loft area was amazing for kids. Our kids asked if we could stay here again next time.
Great family home
Location could not be beat! We were so close or an easy bus ride to everything. Loved the kids room downstairs and the many bathrooms. Plenty of space and well furnished and stocked. The only downside were the cobwebs and the dust in every room. With a little bit of cleaning, it felt just like home. Exactly what we were looking for, for our stay in SF.
A Gem in the Heart of the Mission
Our stay at Tim's house exceeded all of our expectations. His communication was exceptional - he was flexible with our arrival and departure times and gave very easy and specific instructions for the entire stay. Tim, in his description on HomeAway, is way too modest in describing how perfect his house is for family stays.
We arrived early from NY and found the instructions for the garage (a HUGE plus in SF - DO NOT stay without one!) and house entry accurate and easy to follow. We entered the house, and all of us uttered a "WOW!". The kitchen is open and inviting, and the living room has a sofa that will make you want to settle in. The t.v. was simple to use, but who had time to watch t.v. when the kitchen beckoned?
We found a bottle of wine on the counter (how sweet is THAT?) and a refrigerator full of staples. I am a cook and I am always disappointed when we go away, because I miss my favorite tools. There was literally NOTHING missing here! I had AllClad pans and every gadget I could possibly dream of - Tim has more gadgets than I!! How could that be?? Not only were the tools at my fingertips, every spice, every condiment, every kitchen basic was there for our arrival dinner. We cooked dinner 3 or 4 times during our stay because, even though The Mission has incredible restaurants, Tim's home has a huge and comfortable dining table, and for those of us who like to cook, a kitchen that was hard to leave.
Our beds were comfortable, the bathrooms more than adequate, the showers had great pressure, and the common areas made us want to stay in. The neighborhood is convenient with inexpensive, but delicious meat and produce stores, and the public transportation options are just great.
So, did I say that we had a wonderful trip? Did I tell you that I will be calling Tim the next time we go to SF? Did I mention that I was sorry to leave? It would be hard to stay anywhere else, because we haven't found this level of thoughtfulness and consideration in any of our other SF rentals. Never. Thank you, Tim.
Wonderful place, great owner
This place was perfect for our stay in San Fran. There were 6 of us total and we had plenty of room. The common areas are great, lots of room to hang out. The location is central, easy to grab transpiration, food, and drinks. Thank you Tim for letting us rent your great place!

This is absolutely one of the very best and most walkable and transit oriented locations in San Francisco! BART (subway) is 3min walk away, J Church light rail 6min walk. At the intersection of three of the hottest and best neighborhoods; Mission, Valencia Corridor and Noe Valley. Restaurants on every corner of every variety and hip bars abound. All in the sun belt of SF with a garden...and 17min by car to SFO, to boot.
