Mid-century modern beach house in southern Rhode Island, one mile from beach, 2h45 from NYC.

The house has four bedrooms, 3 with queen sized beds and 1 kids room with bunk bed. Sleeps 6 adults and 2 children. The master bedroom has walk-in closet and opens onto a large second story deck. Three baths, one outdoor shower. The ground floor deck is an expansive 900 square feet. Fully furnished inside and out. Mid-century furniture. Fully equipped, high-end kitchen. European windows and sliding doors. Working fireplace. Lots of storage. Spacious office/TV room.

Secluded, private house set 300 yards back from the road. The house sits in the middle of forty-two acres of untouched woods with winding trails and mountain bike paths, with numerous streams that connect three beautiful ponds, one with row boat for fishing (large mouth bass).

The property is located south of Route 1, which allows for running and biking to the beach on little trafficked, country roads. One mile to Matunuck Beach and the famous Matunuck Surf Break. Ten minutes from Narragansett Beaches and 30 minutes from Newport.

This house was custom built in 2006 and published in Cookie magazine 2008. 2h45 drive from Manhattan. Fifteen minutes from the nearest Amtrak station connecting to Penn Station.

Why Justin Morris chose South Kingstown

We fell in love with Matunuck because of how beautiful and quiet it is. We're fifteen minutes from Wakefield and Narragansett, but we miss all of the beach traffic. We can go for a run or ride our bikes to the beach on country roads with very little traffic, past land trusted farms with cows and horses. There's a national wildlife refuge (Trustom Pond) a mile from the house, which has beautiful walking paths overlooking the salt pond and out to the ocean and to Block Island.

The beaches are stunning--South Kingstown Beach, Watch Hill Beach, Narragansett Beach, Charlestown Beach, Newport Beaches. And there are lots of galleries and restaurants in Narragansett, Watch Hill and Newport, all of which are within 30 minutes drive. Providence has even more and is a 45 minute drive.

What makes this estate unique

We love the property because of it's privacy and seclusion. There are 42 acres around the house. Two of these acres are lawn, great for soccer, badminton, frisbee or just relaxing in the tree swing or the hammock. The remaining forty acres have paths that cross streams and wander past two ponds and are ideal for kids to spend time exploring, looking for butterflies, salamanders, frogs and turtles.

Everyone who stays with us comments on the outdoor shower. It's completely private (see photo), yet you can see out into the woods and lawn. There's a cutout in the wall facing east, for a beautiful sunrise view through the surrounding trees. And facing west, the sunset is just as beautiful in the afternoon.

A sanctuary in the most beautiful part of Rhode Island

My family loved our stay in this beautiful home. If you enjoy cooking up local stuff all day and letting the kids run wild, this is your house. The kitchen is the heartbeat of the home and you are in the captain's chair from the kitchen. You have a full view out over the deck and garden so you can keep an eye on the kids while throwing together a great meal of local seafood & produce! At least thats what we did 3-5 times per day every day...

We especially appreciated the Vitamix blender and overall how well equipped the kitchen was. The house is very warm and comfortable and you feel right at home in your private sanctuary. At first we missed a pool and then we realized we liked it better without it. Forces you to get down to the beach (like 7 minutes to the close one) and to really enjoy the huge yard.

We can't wait to stay in your home again! Thank you.

Great home, great yard, great location!

This was a great spot for our families with toddlers to vacation. The house and yard made for easy play and supervision, and it is located close to so many summer activities. Justin was incredibly helpful from prior to booking right through our stay. He provided a comprehensive book for all activities, food, and house hints. A great way to explore this part of RI!

Excellent, relaxing, spacious, fully stocked

The house itself is lovely. Open, spacious and clean. The layout is perfectly conducive to a multi-generational trip as ours was. The grandparents enjoyed the privacy of one of the first floor bedrooms. My husband and I loved the master bedroom that shared the second level with the children’s room.

We have a 3 year old who loved sleeping in the “fort” and a 6 year old who loved sleeping on a top bunk (that mommy didn’t have to worry about him falling out of.)

The house has tons of windows which allows both a beautiful view of the amazing property and a lovely breeze. We stayed three nights and saw rabbits, birds, a deer and a burrowing crawfish all on the grounds!

The kitchen was well stocked and clearly a cook’s kitchen. Love the five burners and the cast iron pots.

The outdoor shower was great for after the beach. The kids, in particular, loved it! There were many excellent restaurants around and beautiful beaches to go to. There is a helpful book that the owners put together for guests.

Lastly, Justin was SO easy to work with and very accommodating. I appreciated all the information and hi flexibility. Finally, for anyone who might be hesitant at the damage deposit, it was refunded right away. We rent houses multiple times a year, and Justin was the most responsive renter we’ve ever worked with.

Thank you so much! We’ll be back.

An amazing retreat

We wish we’d had more time! We only really had two full days in town so we certainly didn’t get enough time to enjoy the house and grounds. The yard is amazing and the House was perfect for our family of 4 plus the grandparents. Our girls loved the bunk beds and all the toys downstairs. Kitchen is fully equipped too, we did a full lobster and clam boil! My only suggestion is to bring eye masks if you don’t want to wake up at sunrise, as the window shades are thin and one window in master is not covered at all.

We hope to come back and stay longer next time!

Experience living in an architectural delight, similar style to a Frank Lloyd Wright house.

Great House even in cooler months. We celebrated Thanksgiving in this relaxing home. The kitchen is well equipped with high end appliances and cookware. Ample space for everyone to chip in while cooking a traditional Thanksgiving meal. Watch the deer meander across the backyard while having breakfast or the heron landing on the patio. The large windows allow you to enjoy the outdoors even while inside on a cool day. The working fireplace warms the living area, which is conducive to reading or playing games. The beach is an easy walk away, we also enjoyed the trails on the property. The master bedroom suite is upstairs, with the large bathtub arrangement. The other bedrooms are on the main level with bathrooms and shower. The furnishings are typically German and quite comfortable. The owner is extremely responsive and helpful. They provide a thorough book with good restaurant recommendations as well as house information. The security deposit was fully refunded within days after our visit. On bad weather days, plan to bring your own internet subscriber services to access the app on the TV, or enjoy and old fashioned game of Jenga or Yahtzee. We would readily recommend this house for folks that appreciate architecture and the relaxing remote atmosphere.

Southern Rhode Island is known for its great beaches. We are south of Route 1 and surrounded by land trusted farmlands and one national wildlife sanctuary (Trustom Pond National Wildlife Refuge). It's a great area for many outdoor activities--waking, cycling, surfing, sailing, fishing, horseback riding, etc.

There are great beaches and restaurants in Watch Hill, Newport, Narragansett, Charlestown and South Kingstown.

The ferry to Block Island is fifteen minutes from the house.
