My parents built their first home in sand hill cove in 1972. We've been vacationing there for over 40 years. I bought this home in 2000. Sand Hill Cove, Point Judith, Galilee are incredible, beautiful spots to build family memories.

It's a very nice home - not your typical beach house. Each year I add improvements. Most recently I added hardwood floors throughout. Most of my renters each summer - at least half - are repeat renters
Two decks, one on roof, central AC, large living room addition off kitchen.
This was our 1st vacation in R.I. We had 9 adults, ages 28 to 60, + 3 babies, ages 10 mos to 2 years. The house has potential to be a nice vacation spot, but is in need of repairs, replacements, and better cleaning. This was the letter I sent to the owner when I couldn't reach him by phone during or just after our stay: 1.) There is a broken (cracked, I assume) window in the basement bedroom that is not next to the bathroom. There is also a broken shade in that room, that were there when we arrived. 2.) The bed (mattress) is soft and mushynon that rm and probably needs replacing. 3.) *The temperature was hard to manage. Not sure the basement thermostat worked at all. The upstairs one needs replacing, though, as it was not responsive to consistent touch. The only way the basement wasn't freezing (60 degrees- ish) was if we put the upstairs thermostat on 73°. That was warmer than we would've liked, upstairs.This was one of the biggest problems we had with the house. You're also wasting a lot of energy, probably a leak in your A/C system, which is costing you money. We had a 10 month old and an 18 month old down there, and I felt terrible that they were always cold for naps and overnight.4.) The basement slider latch is completely broken and only locks via a stick in the door; it was like that when we arrived. It also opens very hard and should be repaired or replaced.5.) A closet door in the 2nd bedroom upstairs was broken and left just sitting in closet, precariously balanced, when we arrived. Our 2 and a half year granddaughter was in that room and I worried she would cause it to fall on herself and hurt her, each time she went in there. We tried to fix it but couldn't.
6.) You have a good size wasp nest on the top patio.
7.) Cleanliness was an issue. Whoever is cleaning for you should do the fans (these were all very dirty) and dust bunnies on the ceilings. The floors should be washed in between renters. There was more but space is limited here. I'd recommend this place for young adults who aren't as picky as I am for my family. It does have its problems. As the owner was nice to communicate with before the rental, I'm hoping he deals with the issues. As it stands, it was disappointing to us.
