is located on the second floor of a 16th Century building. With sunlight during the day, looking out onto a charming quiet courtyard with plants; but very quiet at night. There is a full-size bed (sleep 2) café-style table & chairs, kitchenette with microwave, coffee-maker, fridge, wine glasses, etc.

amazing time

avel about 3 times a year to Paris for business. Convenience is my

priority. This is my first time at the Xavier Privas, I find it to be

perfect. Last year, I rented at the 5th Arrondissement around rue Mouffetard

but it was just too far. From the Xavier Privas, I can walk everywhere. It

is safe walking around the area, unlike sine of the other neighborhoods. The

studio was meticulously clean. Samy was so polite, always answering by "yes

sir" & "no sir", a kind of courtesy that we are unaccustomed to in the US.

The perfect location to experience Paris. This intimate unique Studio was the perfect way for us to experience Paris. It gave us the feeling of living there as a local resident. The location put us in the middle of everything we wanted to see and experience. We would do it again in a minute.

Perfect location for first trip to Paris!

As everyone has stated in their reviews, this is a micro-studio. The size is perfect for a couple, but not more than that. The hot water is limited so we had to take one shower in the am and one in the pm. We did not have any trouble finding the unit, and accessing the unit was not a problem. We had to buy towels because only one towel was left for us though we said there would be two. It was a bit cold and the instruction book was very useful with helpful information, but it did not really explain how to turn on heat. We did figure it out, of course. The only other downside was that it was loud in the early morning at about 6am when the garbage cans were dragged across the block pavement to the curb. The stairs leading up to the apartment may be a pain in the rear to older travelers.

The location is what sells this apartment (& the price!). It is very close to Notre Dame and St. Chapelle. The metro is also around the corner, which is convenient and very easy to use. Being our first trip to Paris, this location was perfect for heading out and exploring the neighborhoods. Around the corner to the main drag, we found the perfect coffee corner for morning coffee and croissants. We had a good stay and absolutely fell in love with Paris!

Quaint room, perfect location

We stayed in another property (St Severin) as this one that we had booked required unexpected repairs at the last moment. Thank goodness Claude offered us a nearby substitute! Loved being in the busy touristy area, though that comes with street noise. We were given lots of information prior to arrival, including detailed info about the entry to the room, which made our arrival & departure very easy. Great having guidebooks in the room, too, and the wifi worked well. We hope to return soon.

Charming but lacking in comfort

Pros:

- The location of the studio is seconds away from the Metro/RER stations and the Notre Dame. Getting here was simple despite a sleepless night of travel and jet lag.

- The location also is nearby the Monoprix which was incredible and saved us a lot of cash.

- The overall look and feel of the studio is cozy and charming.

- Speedy wifi was greatly appreciated.

Cons:

- I received many emails from several people and was confused who I was communicating with when I had a question. I never received a response when I did email the owners through VRBO about checking in one hour early. These emails included 10+ Word Document attachments that had conflicting requests. Additionally, the information about what the door looked like was not up to date, which caused confusion. A suggestion would be to provide 1-2 PDF documents after booking and possibly a second email the week of travel.

- Two small fleece blankets were all that was provided beyond a fitted sheet. It would be great if a larger blanket was provided in the winter time.

- Other reviewers have expressed lament about the hot water heater. I really didn't think it would be that bad, but it was terrible (especially in the winter). We timed the shower one morning - it took exactly four minutes before the water turned cold while taking a warm, but not hot, shower. The hot water tank then takes several hours to warm up again.

- There was construction going on downstairs and it was horrifically loud all day long. This point doesn't impact my rating; however, construction meant that outside door to the street was unlocked all day which could have an impact on safety in such a busy area.

- The owners request that you replenish basics like paper towels, toilet paper, and light bulbs. I had no issue with this; however, when we arrived there was only half a roll of toilet paper and two paper towels left which tells me the previous renters did not follow this request nor did the owners replenish the items.

Other points to take note of:

- You are expected to clean the studio on your last day. I didn't find this a big deal but it is something to consider if you don't want to clean on your vacation.

- Under no circumstances would I suggest someone with mobility issues to stay here - two flights of narrow stairs.

- The bathroom is tiny and the toilet is directly across from the bed. I wouldn't recommend two people stay here unless you're really comfortable with your travel companion.

You will be in the heart of historic Paris, walking distance to all monuments and site seeings, cafe sipping at terraces. We recomend a boat trip on La river Seine... Magical!
