Large studio in the middle of Boulder Open Space. Peaceful and lovely views.

The Roost is a 900 sf private living space. The open floor plan has large windows on three sides The property is surrounded by Boulder Open Space. The views will be hard to beat. It backs up to Boulder Reservoir and has open views to the Boulder Foothills and Flatirons. The setting is country and peaceful yet only 7 miles to the center of Boulder. The open floor plan has large windows on 3 side to allow natural light to flow in. It has its' own private drive and entrance. The studio has a king size bed, living area, large flat screen TV and kitchenette. The bathroom is large with a walk-in shower. There is a wrap-around porch for enjoying the outdoors, barbecue and views. Boulder Eagle Trailhead is directly across the street and provides extensive hiking and links to many other trails in Boulder. You will love the peaceful view out back of the horses and water. We have installed an osprey platform and are anxiously awaiting a pair to take up roost. Most of the races that take place at the reservoir use this road as part of the running route. Many world class athletes train on this road.

Carol has lived in Colorado for many years, but hails from Miami, FL. She enjoys gardening and horseback riding in the mountains of Colorado.

This property has views of water and mountains; unique in Colorado! It is surrounded by Boulder County, Boulder City and Boulder Mountain Parks Open Space. It is a two acre, rural, quiet and peaceful property yet very close to town.

We chose this location because of it's proximity to Open Space (for horseback riding, walking, biking) and to Boulder Reservoir (for boating and swimming).

We love the rural feel of this property and yet it is so close to downtown Boulder and Niwot.

What makes this studio unique

Rural, two acre property backs up to Boulder Reservoir. Located on Boulder's premiere training route. Eagle trail head access to Boulder Open Space directly across the street. We love having views of water and mountains. We love the quiet, peaceful setting and yet being only 7 miles to downtown Boulder.

Better Than Expected

We were in the Boulder area for a wedding. The Roost gave us easy access to the various activities in and around Boulder while providing a quiet, rural setting with a hiking trail right across the road. The space was large and relaxing. The decorating was beautiful and carefully thought out. The amenities were more than any we have had elsewhere. We loved the shady veranda where we read and enjoyed a glass of wine and ate our breakfast. If we are ever in the area again, we will want to stay at the The Roost.

Wonderful hosts, lovely location

For those who want a quiet retreat with quick access to Boulder, this rental is perfect. Quiet location with a sunrise view over the reservoir, sunset view of the mountains. One evening a great horned owl landed in a tree outside the window and ‘spoke’ to us. We never met the owners—they are very respectful of guests’ privacy—but were very responsive to the few questions we sent via email during our stay. We came home one night to find a bag delicious gluten-free cookies at our door.

The studio is immaculately clean, everything kept in good repair. Lovely artwork on the walls. Kitchenette has a mini-fridge, microwave, Keurig coffeemaker, water kettle, plus glasses, dishes, utensils, along with a variety of coffees and teas, plus water and wine. No stove, but we had use of the grill and enjoyed dinner on the patio one evening. Post-hikes, we really appreciated the spacious shower, with good water pressure and plenty of thick, fresh towels. If traveliing to Boulder by air, skip shampoos and soaps in your 3-1-1 bag—the bath is very well stocked with nice-quality products. Bed is comfortable, we slept well.

All in all, a delightful stay. Our son, who we were visiting in Boulder, joked that we should change the locks and move in!

Beautiful Property, great location, very clean and welcoming, would definitely return.

We had a fantastic visit to Boulder. The Roost is great place to stay and we would definitely return. Excellent location, north end of Boulder, quiet rural setting with great views of mountains to west, reservoir and horses out the back windows, 15 minutes to Pearl Street, access to hiking trails 100 yards away across the road. Very clean, no surprises, just as pictured and presented on the VRBO web site.

Recent stay at the Roost

Great accommodation's, large, modern and comfortable with a nice, upscale, western motif. All the amenities and conveniences of home were thought of and provided. Would highly recommend. Location, all though a little rural, is only a couple of minutes from downtown Boulder.

The only improvement that we could think of, would be for there to be a closet to hang some clothes in.

Restful and relaxing stay at the Roost

Upon arrival, I was taken aback by the beauty of the property and the natural surroundings. Upon entry to our room, I was immediately impressed with not only the artful decor, but the attention to detail in every aspect of this accommodation. From soft sheets on a comfortable King bed, to tons of extra amenities that came in handy, such as the headlamp by the front door and the refrigerator in the mini kitchen - this place is thoughtfully equipped to meet a range of visitor's needs. The owners left clear directions for operating the heater and A/C and we're super responsive to every email and phone call I made to ask questions about various needs during our stay. Carol went above and beyond welcoming us with fresh flowers, wine, chilled water and delicious homemade cookies. We enjoyed waking in the morning to the view of their horses frolicking in their corral. Conveniently located across from the Eagle Trailhead, it was an excellent starting point for daily hikes. Nights were quiet and peaceful, making it an easy place to rest up for activities the following day. I couldn't recommend this place more highly. I'm so grateful to have found the Roost on the Reservoir. Thank you, Carol and Tom, for your generous hospitality and for creating such a gem of a place to stay. I hope to be back again next summer!
