The Roost is a 900 sf private living space. The open floor plan has large windows on three sides The property is surrounded by Boulder Open Space. The views will be hard to beat. It backs up to Boulder Reservoir and has open views to the Boulder Foothills and Flatirons. The setting is country and peaceful yet only 7 miles to the center of Boulder. The open floor plan has large windows on 3 side to allow natural light to flow in. It has its' own private drive and entrance. The studio has a king size bed, living area, large flat screen TV and kitchenette. The bathroom is large with a walk-in shower. There is a wrap-around porch for enjoying the outdoors, barbecue and views. Boulder Eagle Trailhead is directly across the street and provides extensive hiking and links to many other trails in Boulder. You will love the peaceful view out back of the horses and water. We have installed an osprey platform and are anxiously awaiting a pair to take up roost. Most of the races that take place at the reservoir use this road as part of the running route. Many world class athletes train on this road.

Tom has lived in Colorado most of his life. He enjoys downhill skiing and climbing 14'ers. Carol has lived in Colorado for many years, but hails from Miami, FL. She enjoys gardening and horseback riding in the mountains of Colorado. Tom and Carol both enjoy traveling.

This property has views of water and mountains; unique in Colorado! It is surrounded by Boulder County, Boulder City and Boulder Mountain Parks Open Space. It is a two acre, rural, quiet and peaceful property yet very close to town. We chose this location because of it's proximity to Open Space (for horseback riding, walking, biking) and to Boulder Reservoir (for boating and swimming). We love the rural feel of this property and yet it is so close to downtown Boulder and Niwot.

Better Than Expected
We were in the Boulder area for a wedding. The Roost gave us easy access to the various activities in and around Boulder while providing a quiet, rural setting with a hiking trail right across the road. The space was large and relaxing. The decorating was beautiful and carefully thought out. The amenities were more than any we have had elsewhere. We loved the shady veranda where we read and enjoyed a glass of wine and ate our breakfast. If we are ever in the area again, we will want to stay at the The Roost.

A Place in Paradise!!!
This by far was one of the best Home Away properties we have ever vacationed at. The view was incredible, the owners were the best. We did day excursions and came back to The Roost in the evenings and cooked on the grill, drank our wine and just took in the beautiful view. If you hike or bike, there are trails directly across the street from the Roost. It is only minutes from downtown Boulder. And not very far into Denver. We absolutely loved our stay at The Roost and if we are ever back in that area, we know exactly where we will be staying. Thanks again for a wonderful trip!!!

My wife and I loved our stay at the Roost. It was very spacious, nicely decorated and comfortable. The location away from traffic and noise was welcome. There is a great view of Boulder Reservoir to the back and the mountains to the front. A trailhead was across the street, and seeing the cyclists, runners and hikers go by encompassed what make this area so spectacular. Carol thought of everything in terms of amenities in the room. We highly recommend this property.

We've lost count of how many times we have stayed at Carol's Roost. Her hospitality is genuinely personalized, never interfering and always welcome. The location is a gem - across from several beautiful hikes and a lovely view of Boulder Reservoir, yet still in driving range of all that Boulder and the Rockies have to offer. You won't be disappointed with your stay - in fact - you'll be back time and time again.
Wonderful hosts, lovely location
For those who want a quiet retreat with quick access to Boulder, this rental is perfect. Quiet location with a sunrise view over the reservoir, sunset view of the mountains. One evening a great horned owl landed in a tree outside the window and ‘spoke’ to us. We never met the owners—they are very respectful of guests’ privacy—but were very responsive to the few questions we sent via email during our stay. We came home one night to find a bag delicious gluten-free cookies at our door.
The studio is immaculately clean, everything kept in good repair. Lovely artwork on the walls. Kitchenette has a mini-fridge, microwave, Keurig coffeemaker, water kettle, plus glasses, dishes, utensils, along with a variety of coffees and teas, plus water and wine. No stove, but we had use of the grill and enjoyed dinner on the patio one evening. Post-hikes, we really appreciated the spacious shower, with good water pressure and plenty of thick, fresh towels. If traveliing to Boulder by air, skip shampoos and soaps in your 3-1-1 bag—the bath is very well stocked with nice-quality products. Bed is comfortable, we slept well.
All in all, a delightful stay. Our son, who we were visiting in Boulder, joked that we should change the locks and move in!

Very rural setting just minutes from town. Surrounded by Boulder City and County Open Space property. Just 1 minute away from Boulder Reservoir (this is normally the takeoff point for all triathlons and many running races). Eagle Trailhead directly across the street. Equi- distance from downtown Boulder and the nice, little town of Niwot. Many excellent restaurants and brew pubs located nearby.
