Overcreek House , which is approached over a short steep drive, is a modern and spacious 3 bedroom, detached property.
From the main living areas there are magnificent views of the river Yealm and all the comings and goings on the water.
The 180 degree views from the two patio doors in the living room take in the hillsides leading up to the cliffs behind Noss Mayo, down to the river Yealm, and across the river to the village of Newton Ferrers.
The views are even more magnificent if you step outside onto the large South/West facing patio .
You can sit and watch the tide come in or out (and ' time' your days' events or your walk across the tidal causeway to Newton Ferrers accordingly), and at night the water shines with the reflected lights of the village.
We have Wi Fi at the house for those who want to stay connected.
With its comfortable and well equipped interior, Overcreek is a real 'home from home' .
It has the luxury of a 6' Superking size bed and ensuite to Bedroom 1, as well as a good sized family bathroom next to Bedroom 2.
From Overcreek House there is direct access to an abundance of beautiful and varied walks , both short and long - all with stunning views.
Just stroll around Noss Mayo taking in the water views, or walk a little further along the rivers edge, passing the many boats moored in the deep water pool, and on to Cellar Beach to build a sandcastle if the tide is low.
Or take a more strenuous walk up and over the hillside to the clifftops ... most routes pass either The Ship Inn or The Swan (or The Dolphin Inn if you have gone over the river to Newton Ferrers) ... so refreshments are readily available !
If you don't fancy the walk (or have missed the tide !), you can drive round the head of the river to Newton Ferrers to enjoy the views looking back towards Noss Mayo or drive down to The Pool from here.
Alternatively, the Ferryman can take you from and to various places on the river .
If you are after a large sandy beach then Mothecombe is only 10mins drive from Overcreek , and for rock pools Wembury is recommended.
Overcreek House is a lovely base from which to explore the rest of the South Hams , Dartmoor, and parts of Cornwall as well as having fast access to the main Cities of both Plymouth and Exeter.
Overcreek provides comfortable accommodation for 6 people; The Master Bedroom has a 6-foot, Super-King Size Bed and Ensuite shower room. The Second bedroom can either have a 6-foot SuperKing Size Bed , or Twin Singles ( in summer ). The third bedroom has Twin Single Beds. There is also a separate family bathroom.
The fully equipped Kitchen is suitable for completely self catering during your holiday if you wish ,and there are also places to eat out just a few minutes walk from the house.
The Living Room has two sofas, plus comfy armchair and twin Patio doors leading out onto the large balcony .
Overcreek’s patio/balcony is perfect for sitting or eating out, and watching the comings and goings on the water.
Overcreek is situated in the small South Devon village of Noss Mayo, which, together with its twin village of Newton Ferrers, sits on the banks of the River Yealm.
Whilst Noss Mayo has two waterside pubs of its own, a short walk over the tidal causeway, the Voss, takes you to Newton Ferrers with a further Pub, Chemist, Butcher, Post Office with bakery as well as a small Co-op to cater for day-to-day needs.
A ferry also runs further down the river, which can take foot passengers across to the Wembury shore as well as on other river trips by prior arrangement.
Tennis courts are available in Noss Mayo, and Newton Ferrers has Boat hire as well as Sailing and Riding.
Golfers are well provided for with local courses at Wrangaton and Bigbury, and for the more ambitious,
St Mellion, with its two 18 hole championship golf courses, is just 20 miles away.
The historic naval city of Plymouth is close by with its full range of shops as well as attractions such as the Hoe or the National Marine Aquarium, and the incredible tropical domes of the Eden Project are also within reach for a day trip.

A superb house and holiday!
Lovely house in great location
Well equipped, very comfortable house with beautiful views across the estuary. We had a week of perfect weather which was ideal for walking - there are a number of circular walks involving parts of the South West Coastal path. The Ship Inn is very good (best to book) and the Swan is fine for a drink and simpler pub grub.
Didn't want to leave
A very well equipped property in a wonderful location. Lovely to have the balcony to sit and relax on, soaking up the sun and lovely views. The food at The Ship is highly recommended as is the walk around the headland. The tea room on The Green in Newton Ferrers has just re-opened and we enjoyed a couple of Devon cream teas there. Nice to be able to walk across the creek to Newton and browse around (look out for the amusing gravestone in the churchyard on the way to the tea room). As others have noted the steep driveway is a challenge (esp. as it was raining when we arrived) and our SatNav seemed to prefer all the local narrow roads, but to be honest we so enjoyed being in Noss Mayo and Newton Ferrers that we didn't feel the need to do much driving. An added bonus was seeing the regular fly past by the local buzzards. Thanks for a great week

We had a lovely week with no April showers so out all day, every day.
South Devon offers lots to do and the local walks and views were beautiful.
Would recommend the house and area without hesitation.
Lovely house wonderful view
The house is lovely home from home as described. Very clean but we had a problem locking & unlocking the door so we have let the owner know. Lucie the owner was very helpful when we booked & we were very surprised to find some milk & a box of biscuits when we arrived. The Ship Inn was visited on many occasions the food & hospitality can't be faulted. The only niddle was the parking it was a good job no one was staying in the house opposite but we were advised of this. We had some lovely walks in the area but bear in mind it is a bit hilly. We will recommend it to our friends & family.
The small South Devon village of Noss Mayo, together with its twin village of Newton Ferrers, sits on the banks of the river Yealm and taking a holiday here is like taking a wonderful step back in time. Overcreek House has magnificent views of the river Yealm (pronounced 'Yam' locally), and with its comfortable and modern interior, is a lovely base from which to explore the varied Devon coastline and countryside. From the quiet banks of the river beneath National Trust Woodland, to the dramatic Coastal Footpath overlooking the Mewstone and out to sea, there are amazing views and walks (long or short) directly from the house, and wherever you turn. Sit on Popes Quay outside the local pub and keep an eye on the children 'crabbing', or walk along the rivers edge taking in the views along the way to the local beach known as Cellars. Alternatively, hop on board with the Ferryman if you don't fancy the walk,and he will drop you at the beach ( either Cellars or Wembury), and collect you later. Noss Mayo has two waterside pubs of its own, both with fantastic views over the river ; The Ship is well known for its excellent 'Gastro' food, and The Swan serves a good selection of beers and has Live Music from time to time. A short walk over the Tidal Causeway takes you to Newton Ferrers with a further Pub, Tea Shop, Chemist, Butcher, Post Office and Co-op. You may be more than happy not to leave the villages at all during your holiday, but if you would like to explore further afield... The wide sandy beach of Mothecombe is just 10mins drive from Overcreek House ..car park , toilets and cafe close by. The historic naval City of Plymouth is 10 miles away with its full range of shops and attractions such as the National Marine Aquarium , dry Ski Slope, Cinema, and Swimming Pool. The recently refurbished Lido,and the famous Smeaton's Tower will be found on The Hoe. This area is just a short walk (or even shorter drive), from the main shopping precinct of Plymouth, but boasts a fantastic parkland setting with amazing views of Plymouth Sound. The Barbican area of Plymouth, with its ancient cobbled streeets and eclectic mix of art galleries is great for an afternoon or early evening stroll, and has some great restaurants if you want to linger. From Plymouth you can also board the small Torpoint Ferry for a trip to the beaches of Kingsand or Cawsand, or get on the Foot Ferry across to the delightful Mount Edgecumbe Estate. Well known areas of the South Hams such as Modbury, Kingsbridge, Dartmouth and Salcombe, are also all within very comfortable driving distance for a day trip. Dartmoor National Park is under half an hour away by car, and the Eden Project and several National Trust Properties (including Cotehele) are also within easy driving distance.

Changeover day is Saturday. On all weeks out of School Holidays , we are very happy to discuss short breaks with a minimum 3 night stay. Please contact us for a quote. All bed linen is provided including sheets, duvet covers and pillow cases, but ... PLEASE COULD YOU BRING YOUR OWN TOWELS. Short or weekend breaks may be possible by arrangement. Please do not hesitate to ring and discuss.
