About PMI Southland - Jay Perry
PMI (Property Management Inc.) Southland is a full service property management and real estate company with a focus on managing short term vacation and exective furnished rentals. We specialize in providing excellent customer service to our vacation rental clients. The directors of PMI – Southland are Jay and Veda Perry. Mr. Perry has a varied background that encompasses real estate, healthcare and finance. In his previous role at Kaiser Permanente, Mr. Perry assisted in the management of 2 hospitals and 10 medical office buildings. In addition Mr. Perry has experience in real estate purchases and sales, as well as residential property management and HOA management. Mr. Perry holds two undergraduate degrees from Westmont College as well as a Master of Business Administration from Southern Methodist University. Mrs. Perry is an elementary school teacher who has also held several positions in the corporate world.. Mrs. Perry holds an undergraduate degree as well as Master of Curriculum and Education from Azusa Pacific University. Jay and Veda have been married since July of 2011.

Beautiful sunset views!
From the well landscaped patio area, beautiful views of the San Juan Capistrano hills and gorgeous sunsets! This home offers newly remodeled kitchen and bathrooms with tile floors in living area, kitchen and baths. New windows and patio door installed in 2018. The kitchen is well appointed with appliances, dinnerware, and cooking pots, pans and utensils. It is located in a residential area with easy access to I-5, Dana Point and San Clemente. We had a few minor issues which Jay addressed as soon as he was notified. All in all, we spent a very enjoyable month here.
cute house, mediocre location
Cute two bedroom, two bath patio home. Bed was comfortable, but the rest of the furniture was uncomfortable. Summer afternoon sun blankets the living room making it uncomfortably warm in spite of the a/c/.
I would not rent it again.
First, we would like to say a word about the home's location. The home is in the foothills of San Juan Capistrano right next to San Juan Hills Golf Club in a quiet community. The property is about 4 miles from Doheny State Beach. It's an ideal location if you want to be out of the hustle and the bustle of the beach, but an easy drive to it. It's also an easy drive to the Mission and other landmarks of San Juan Capistrano.
We do acknowledge that the afternoon sun does warm the living area. Actually the owner has a plan in place to replace all the windows in the home along with adding new shudders in the living room reduce the heat of the sun when desired. In addition we plan to replace the slider in the living room with French doors that have an internal window shade. Should make a big difference. We are working through the requirements of the HOA but anticipate being able to complete these upgrades sometime in December 2017 or January 2018.
As to the furniture being uncomfortable, we have had many guests stay at the property and this is the first comment we have heard along those lines.
Additional information about rental rates
Cancellations made more than 60 days in advance receive a full refund. Cancellations made between 30 and 60 days will be refunded all monies paid less the $300 reservation deposit. There are no automatic refunds for cancellations less than 30 days prior to the arrival date. In this case, refunds are contingent upon the property being rented to another party. The amount of the refund will be proportionate to the amount of time the property is re-rented. For example, if a renter cancels on May 10 for a June 1 - 30 stay and the property does not rent to another party until June 15th, the party that cancelled on May 10 will be refunded half of their payment, the $200 cleaning fee and the $500 security deposit less the $300 reservation deposit. If the property does not rent to another party until July 1, then the party that canceled on May 10 will only be refunded the cleaning fee and security deposit. For reservations made more than 60 days in advance, payments for the balance due made by check, must arrive at our offices on or before the 60 day mark. If payment does not arrive 60 days prior to your check-in, we will notify you that the dates are being released. If your check arrives at any point after the 60 day mark but before the 30 day mark and another party has not rented for those dates in the interim, your original reservation will be honored. If another party has rented for those dates, you money will be refunded - less the $300 deposit. If another party has rented for a portion of your original dates then we may at our discretion offer you an abbreviated stay. For reservations made more than 60 days in advance, late payments arriving less than 30 days prior to the originally scheduled check in will be treated like cancellations as described above. Those making reservations less than 60 days in advance and wishing to pay by check will be given a 5 business day grace period for their check to arrive. The dates will be held during this period.
