468 Tarpon is a lovely one story oceanfront home located in the south end of Fripp Island. This five bedroom, four 1/2 bath home is perfect for visitors who desire to walk out the front door and be on the beach. Features include a newly renovated kitchen, baths, & outside bedroom (2015), large deck, gas fireplace, extra refrigerator in the garage, and a handicap ramp. It comfortably accommodates up to 14 people.
Also included with your rental are up to 14 guest cards, with a value of up to $700. These cards are required for access to all resort amenities, including golf and tennis courses, restaurants and bars, swimming pools, and more. Guest cards offer exclusive access to discounted rates on golf and tennis.

We visited in November as part of our 5th trip to Fripp. We love the island and the community and have had many great experiences there. Unfortunately this was not one of them.
The house was/is infested with roaches. This is not your occasional large roach that is typical of the area but rather dozens and dozens of roaches that filled the bathrooms and even the beds. My wife who refuses to go near a roach was on a mission to kill as many as she could and conservatively estimates it was over 100.
We wrote the managing property three times at two different addresses starting on the first full day and never heard back from them the entire stay. Granted it was during a holiday week but we find this lack of response unacceptable (later the manager admitted she should have seen the email as she was around). When we left the property after our stay, we promptly got a call to follow up on our visit. When I explained our issue we were told the place had been sprayed recently. No spray could have taken care of this issue. It was an infestation.
We were told we would get a call from the manager but no call happened and I ended up having to call back. Again lack of response. Eventually they offered us a small percentage off our rental but in our opinion it was pennies to our ruined experience. One night, four of us had to stay in one bed because the problem was so bad.
I have asked the managing property to reconsider the value they place on our wrecked vacation and they said they would get back to us. One month later, no response.
Assuming the roach problem is taken seriously and is remedied, the property is good. It is right on the beach which is extremely convenient and has four good bedrooms and four bathrooms. There was some issue with heat in a few of the bedrooms so it may not be good for elderly during the winter. There is also cellar pit that has been created for the fifth bedroom for kids. Honestly, I wouldn't put my kids down there.
Also, the so called remodeled kitchen is not remodeled. While I don't have complaints about it, it just wasn't what we were sold on. Perhaps they bought one new appliance and a fresh coat of paint but it's simply false advertising.
With all that said....the place has great potential. However, we will not be going back.

Needs some work
This house is set in a beautiful, convenient location on Fripp Island. However, this property needs some work. There were major storms and the roof leaked into the kitchen, through the microwave. We were forced to cook on the gas grill because we had no power, but it was condemnable, with barely enough propane to cook a meal. There were cockroaches everywhere, including inside the furniture, which all was old, stained, and in need of replacement. There were also plenty of silverfish, especially in the kitchen drawers. The bathroom showers were all moldy; some of the mattresses in desperate need of replacing. This property was missing some necessary essentials: pot holders, dish towels, a corkscrew.. we bought one and left it. There were garbage bags enough for one day and given the closest store is 30 miles away made this situation extremely difficult. It says newly renovated, which appears to be new countertops and painted the cupboards. There is much work to be done to bring this to habitable.
The Fripp Island customer service responded fairly quickly to the calls we made, but honestly for the price, I have stayed in far better. This was my first HomeAway major disappointment.
