Fantastic unobstructed Ocean View, elevator-updated in 2017, Fresh Paint in 2017, new upstairs flooring in 2017, new decking in 2017, 12x24 pool newly plastered in 2014 and enlarged fenced in area. Free WiFi. Sleeps 22 guests. Saturday to Saturday rental from May thru October.
From the balcony or covered porch, the sandy beach and Atlantic Ocean are directly in front of you, just steps across the street with no other home blocking your view. If you like covered porches, you are in luck because we have 4 of them. 2 decks have a clear view of the Atlantic Ocean and 2 overlook the private pool. All decks span the entire width of the home and offer a grand total covered deck space of 1220 square feet.
This home offers an expansive area with 3400 square feet of living space and is perfect for family gatherings. The Great Room (located on the top floor) has an 11 foot vaulted ceiling and measures 21 ft X 32 ft. This room includes one Queen sleeper sofa and a large screen HDTV with home theater. The dining area is conveniently situated between the living area and the kitchen. The glass table seats 8 guests and there are 8 matching bar stools at the counter for added seating. The kitchen is open to the great room and is fully-equipped. Beautifully decorated, with all the comforts of home, you will find all the space needed for the largest of families, yet the area can provide the privacy needed for individual groups within the main area.
Each of the 7 bedrooms offers its own private bath and flat screen tv. A powder room is located near the kitchen/great room area.
The first of the 2 bedrooms upstairs (11X11) offers 2 full-size beds and a full private bath with tub/shower combination. It also has access to the covered porch overlooking the pool. The second of the 2 upstairs bedrooms (11X14) offers a full-size bed, a private full bath featuring a walk-in shower and a door which opens to the covered porch spanning the complete width of this home.
The five remaining bedrooms are located downstairs. The 3rd bedroom (11X14) has a Queen bed, plenty of space and a full private bath with walk-in shower. It also opens to the covered balcony with a view of the marsh and private pool below.
Just across the hall, you can find the 4th bedroom (11X14) which also has a Queen size bed, a private bath and private access to the covered balcony.
The 5th bedroom (12x12) offers all the comforts found elsewhere with a full-size bed and private walk-in shower. It is the closest bedroom to the wet-bar and refrigerator located in the large entrance area in the center of the 5 bedrooms on this floor.
The 6th bedroom (15X16) is very large with a King size bed, full bath with both garden tub/shower combination. This extra large Master suite opens to a beautiful view of the ocean and beach via the covered balcony that spans the entire width of the home.
The 7th bedroom (15X16) has a King bed, a private bath with garden tub/shower combo. This room also has access to the private balcony and the great view.
The bottom level offers the opportunity to relax around the 12'x24' pool located behind the home. The pool is fully enclosed by a stylish security fence. There is an outdoor shower, so getting sand off the kids is a snap. With plenty of space around the pool, and the sandy beach just steps across the street, the opportunities available here are unlimited. This home is within 300 yards of the Garden City Beach Pier, which includes restaurants, an Arcade, and slick track go-carts plus all the excitement found there without ever having to move the car.
Parking will never be an issue--regardless of how many cars you bring, this home can easily handle 6 large SUVs. Just pull up, unload the car into the elevator and let it do the work as it accesses all floors. This is a great space for little ones that have had enough sun for the day, but don't want to be inside. We also have two large picnic tables. The list is endless, but you have the space for almost anything.

Amazing location! Outdated interior.
The house has an incredible view and location upon arrival. The pool was clean and landscaping was very nice as well!! Upon entry there was still dirty floors, the right front double doors on top floor don't open, the right door on the entertainment center completely falls off when touched. The toilet in front left master leaks, right front master toilet had trouble flushing, and the elevator seemed to decide when it wanted to work and not work. There were also 3 chairs on the front porch which were broken which really stank because a lot of us wanted to sit out on the porch. That may have actually been the most upsetting thing. Other than that the space in the house was great for 16 people, the kitchen is huge which was also incredible with that many people!! Overall I know we would stay there again because the location was perfect.

REVIEW FROM OUR SON:
Probably the worst beach house our family has ever rented for a vacation.
Positives: Location, view of the beach, ease of driving golf cart to store/s etc. Elevator, parking area.
Negatives: Dirty, walls on outside of house in deck areas are covered in dirt so much it has a black film on the siding. The house reeked of dead fish smell we purchased air fresheners to combat it. Sand all over the floors and in the beds which we had to clean before we could make up the beds. Upstairs A/C wasn’t working properly, had to call for a tech to come and service unit which made mild difference in temp during the day, 75 degrees versus 80 upstairs. Back left burner on stove did not work. Blue ray player and DVD player which were both hooked up to the main TV in upstairs living room were NON Functional, called in tech who brought out new DVD and not a BLU-ray unit for replacement, which was of no use because our movies were BluRay, so my nephew went to the store and purchased a bluray unit so we could watch the rented movies. While the tech was installing, he disconnected the power to the modem causing WiFi to stop working. There was heavy water damage on floor in middle B/R on first floor where the vinyl tile was buckling up. Locks on most doors were broken or didn’t work. Shower curtain in my room had mold growing on it, and the solution was for housekeeping to come pick it up, cleaned it and returned it, with the black stain from mold still present. There were gnats, misquotes, in our bathrooms, centipedes crawling on the walls and ceilings of bathrooms as well. This house is truly worn down and very little being done to keep it up. Grass (weeds) by the pool area growing excessively high, there was white rocks that were basically dumped and piled up around the concrete area of pool that served no purpose?? The pool itself had to be cleaned by us before we would even get into it, it was really bad, bugs, bird feathers, cigarette butts, dead crab, sea shells in it!

Amazing View But....
First off, the view of Southern Comfort was amazing! The house was very large and comfortable. We enjoyed sitting on the porches watching the ocean waves. Pool was very nice after spending time at the beach. However, the house was tired looking. The laminate flooring was very old and in need of replacement. The seats at the counter were ripped and in need of replacement. A couple of suggestions to the owners. Replace all the exterior door knobs and locks as the sea salt has corroded them making them difficult to open at times. Also a can of WD-40 to fix the squeaky doors. And please fix the squeaky bed frames on all beds. The cleanliness of the house was OK but layers of dust and grime were evident on the floor moldings throughout the house.The house was equipped with basic kitchen needs except for a butcher block with knives to use. We ended up buying one while there since all that was available was a small paring knife.
Thank you for the review and bringing these items to our attention. We do take your observations to heart and will address your concerns. Ironically the flooring is less than four years old and the stools in the kitchen were just recovered 3 years ago. We had no idea that the stool covers were ripped and in need of recovering again. We do have the house deep cleaned in the off season and it is cleaned weekly upon departures. As for the knives, we will buy more knives for the house. We appreciate you letting us know after your departure that there wasn't an adequate amount. As always though, it is most helpful to know about the concerns during a renter's stay so we have the opportunity to solve some issues then. Thank you again for your stay.
Southern Comfort is a Gem!
Southern Comfort was perfect for our 14 adults. The rooms were spacious and clean. The great room/kitchen area was perfect for entertaining and dining. The elevator was a huge bonus. It is slow (it is a residential one) but you will be thankful for it when you move in and check out. The location could not be better. Right across from the beach and a five minute walk to the Pier (don't forget to go to Painters Ice Cream). The pool is a little small but refreshing. It looks a little dirty but it just needs to be painted. The owner is very responsive to questions, so do not be afraid to ask. The kitchen has everything you need to prepare meals. Overall we had a wonderful time and would definitely come back to Southern Comfort.
