The architecture of Gubbio represents, perhaps, the masterpiece of the medieval period and of the 13th-14th centuries: intact towers, facades of houses blackened from the centuries, gothic churches and palaces that symbolise the power of this medieval city-state.
Gubbio is waiting for you with its medieval palaces, its churches which date from the pre-Roman era to the end of the fifteenth century, with its museums and its shops and stands, selling local crafts and foods.
The Balducci Palace, well-known for its historic value as a prime example of a seventeenth century building, is of National importance.
In a wing of the palace one independent flat was constructed with the view on internal garden. The apartment is completely furnished and it is divided in the following zones: dining room with kitchen corner (refrigerator, stove, washing machine), living room with working fireplace and two single sofa-beds, bedroom with one double-bed and a normal TV, bathroom with shower and a small hall.

About Alfredo Brofferio
After working 35 years with IBM and having wandered around Italy and Europe with my family (8 moves) I decided to retire and to live in Gubbio where my mother’s family had been since 1200. Umbria and Gubbio have always been a point of reference in my life as an emigrant. So as soon as I could I returned here permanently.

This is a wonderful place to stay. The apartment is clean, fully equipped and located in an old villa inside the old city. Alfredo and his wife live on the premises and couldn't be more kind and helpful, especially about the history of the villa and the town. Gubbio is a wonderful place to stay. It has many excellent restaurants and is a good base from which to explore Umbria.
Really enjoyed our stay. 3 nights not nearly enough. Alfredo was very welcoming and offered much advice from sights to locally produced food we should taste. Thanks for the pasta with tartufo recommendation - best meal of our holiday. Would definitely come back in the future

absolutely delightful. Alfredo is the most gracious host, telling all about the area and its history so our visit was richer. The apartment is delightful and right in the center of everything in old Gubbio - could not be a better location....100 yards to the weekly market, etc. The truffle dinner on the farm was a total high light of our entire trip to Italy. Highly recommend Gubbio if you want to get away fromt he tourist main stream, and the apartment for a central location. Restaurants within five minute walk were superb and not very expensive... Gubbio is wonderful!

Gubbio is a well preserved medieval city that is not on most tourist lists.We stayed at Palazzo Balducci for 3 nights. The accommodations are very clean, functional and comfortable. The Palazzo is well situated inside the city's wall and parking was not an issue. Alfredo is an amazing host. He is extremely knowledgeable about his city and is willing to share this with you. We were fortunate to be in Gubbio for the Children's Ceri Festival. We have never witnessed anything like this in the US.We had plenty to do, lots of picture opportunities and great meals. Gubbio is not for the tourist who is looking for resort activities, but it is a perfect vacation for the tourist who desires to diverge off the typical tourist path.
I hope you will not forget that you have still a lot of things to see and to do in Gubbio territory.

We enjoyed our stay at Palazzo Balducci it has a great location, just inside the old town wall with easy walking access to all the major architectural sights. Parking is fairly easy and acessible with spaces(metered) about 100 feet from the door or free (if available) a bit further away. It had a lovely quiet garden where we relaxed in the sun before or after our days activities. The space itself has wonderful soaring ceilings and is light filled. There are pleanty of lovely local restaraunts within walking distance, the local market on Tuesdays was fun and we discovered (after walking up the first time!) a free elevator which will take you to the mid level of Gubbio, the Palazzo Consoli and a second elevator to take you from there to the Ducal Palace and Cathedral at the top. Gubbio is a relatively undiscovered Gem which will undoubtedly receive more attention as the day after our return it was featured in a full page write up in the Sunday NY Times (10/29/12). A pre trip "teaser" for new Yorkers: the beautiful intarsia inlaid study in the Ducal Palace in Urbino had a cousin which was produced for the Ducal Palace in Gubbio, however that study now permanently resides on the ground floor of the Metropolitian Museum of Art in NY! A couple of issues to be aware of: the apartment has a washing machine (not a diswasher-- the washing maching being far more useful in our estimation!), the bathroom is rustic (and would benefit from a new improved shower head arrangement) and located on the main floor. Anyone with knee issues or requiring frequent trips in the middle of the night might consider this as the bed/bedroom (which is comfortable) is in a loft over the kitchen area which required a trip up and down the stairs for those middle of the night runs to the bathroom. The apartment is fully self catering, with a starter roll of TP, so be prepared. It might be useful to bring salt/pepper, sweetner packets if you aren't going to be there for a lot of cooking. However, the COOP isn't a far drive (near the roman theather) and will have everything you need. The kitchen was well equipped otherwise. Alfredo was a gracious host, full of useful information and will give you a sweeping discourse of Gubbio's history and governance. Gubbio is easy day access to Perugia, Urbino and Assisi and much less touristic than either, with stunning drives on good to manageable roads to each.

A Wonderful Gubbio Experience
My wife and I spent a most enjoyable week at the Palazzo Balducci in October 2012. The owner, Alfredo, was hugely important in the success of the stay. He was extremely helpful in recommending restaurants in Gubbio, even driving us to neighbouring town and accompanying us for a memorable lunch and arranging for another restaurant to open on a Monday and provide us with a great dining experience.
We had our own vehicle which needs to be parked outside of the city walls but still only a few minutes walk from the Palazzo. I was a little nervous doing this with a rental vehicle and would check it periodically but it was fine.
The accommodation itself was ideal for the two of us although I would question whether it would be suitable for more than a couple simply because, while the main double bed is upstairs in a mezzanine floor arrangement, additional bedding would need to utilise 2 sofa beds in the downstairs area and they didn't look to be especially comfortable although they would be suitable for children.
The shower was also a little "rustic" but it served its purpose.
The accommodation is especially well priced although if the bathroom was updated, as well as providing some more comfortable sofas and double bed, an increase in rental would be more than justified. We would certainly stay there again and would be happy to recommend it to friends and relatives. The apartment was clean and quite well equipped for an extended stay although with so many restaurants so close we only ate in on one evening.
The above quibbles notwithstanding, as I stated at the outset, we had a wonderful time and were really appreciative of Alfredo's efforts and impressed by his passion for the town and particularly by his love of good food - a passion my wife and I share.
Exciting folklore, artistic & cultural events take place from May to November, local festivals (the Fiesta dei Ceri, 15 May, the National Crossbow competition, the last Sunday of May & the Regional Crossbow competition, 14 August), the music & theatre seasons (in July & August), the Truffle fair (starting the 1st of November) & the Antiques Market (held on the third week of every month), Due to its geographical position, from Gubbio you can easily reach other towns of relevant artistic and historical reputation, Perugia & Assisi (40 Km), Spoleto, Todi & Urbino (100 Km)

At the end of the stay the client must leave the house tidy also if he has paid a supplement for the final cleaning. - In case of booking less than one week, the customer must pay also a supplement of: . € 20 for final cleaning; . € 50 from October to March, for the costs of heating the booked apartment for the two days prior to arrival. - 20% discount for 2 consecutive weeks reservation (from Saturday to Saturday).
